Winter Disclaimer: 4WD required during winter months. No refunds for inaccessibility due to snow and no 4WD vehicles. Please remove your shoes inside the home. Guests may park inside the garage, but we do not give out a remote/clicker. Absolutely no pets allowed--Breaking this rule may forfeit your damage deposit and/or terminate your reservation immediately. Quiet Hours are 10PM to 7AM. No additional overnight guests besides those on the booking. Occupancy limits must be observed. Guests must roll trash bins from the garage to the end of the driveway pad on Sunday nights for pickup Monday. Events MUST be pre-approved. Event fee may be incurred and must be paid prior to your stay. Sorry, per county code weddings are not allowed. Home is on septic system and can be sensitive to large amounts of toilet paper or obstructions that can be flushed (such as flushable wipes, hygiene products, fats or butter from cooking, etc.) ONLY moderate amounts to toilet paper can be flushed at any given time. Sewer backup or overflow can occur. Items are usually retrieved by the septic pump company. If it’s found that guests flushed something, there’s a minimum $375 plumber service fee that will be passed on to guests. Please tell all invited about house rules. Guests must pass through two private gates to reach this luxurious home. Please observe the speed limit on the private road from the Cougar Gate, through the Fox Gate and up to FOXHILL. Private road is 1.5-2 small car widths in size, please go slow and be respectful. If you encounter someone else's vehicle on the road, move over to let them pass or pull off at the nearest turnout (which could be behind you.) Check Spokane County for burn bans, typically effective June through October. When burn bans are in place, NO wood/ember fires may be burned at all. And absolutely no motorized vehicles on trails or off the pavement. No exceptions. Trampoline is out of service and not to be used. It is covered and not for guest use. If you require late checkout but do not notify us at least 24 hours in advance of normal checkout, you will be charged a $175.00 late checkout fee. If you move furniture, game tables (from upstairs) or video game consoles (from downstairs), there will be a $200 Furniture Reset Fee. Rule of thumb: If one average person cannot lift the item off the floor without help, then we'll charge the fee. Additionally, rewiring game consoles and programming remotes takes a lot of time after guests unplug things or make them different from the instructions that we've made. Cleaning alone takes a significant amount of time, our cleaners don't always have the time or strength to put furniture back between guests. No climbing on the roof or up the sides, pillars, soffits, rain gutters or log sides of the home. Do not throw anything sticky or oily at the walls or windows, especially up high or out of reach. Private property is from the FOXHILL gate and upward. Use OnX app or similar to be sure you stay on the FOXHILL property. Bunk room : Additional Accommodation Fare/Nightly Rate & Cleaning Fee*. Additional spacious bedroom and 1 bathroom (toilet, vanity and walk-in shower) that sleeps up to 17 additional people! Must reserve as an add-on to the primary listing. Fireplace is not for guest use. No refunds for unstayed nights due to breaking house rules.
