Welcome to All Decked Out, your ideal escape in the heart of Crystal Beach, Destin! This charming 6-bedroom, 4-bathroom retreat offers a peaceful haven just moments from the beach. The space Step into the heart of the home, where a bright and airy living space welcomes you with wood-tile floors and large windows that flood the area with natural light. The comfortable seating arrangements invite you to relax with your entire group. A large dining table seats 10, with an additional 6 spots at the kitchen bar, making mealtimes a social experience. The open-concept kitchen is a chef's dream, equipped with brand-new stainless-steel appliances: a refrigerator, oven, stove, microwave, and dishwasher. It's fully stocked with dishes, utensils, cookware, and small appliances such as a drip coffee maker, toaster, and blender, ensuring you feel at home. First Floor: King Master bedroom with twin bunk bed and TV Built in Bunk bed in half room with TV Shared Walk-in bathroom Kitchenette with Microwave, Full size fridge and Sink Second Floor: Living Room, Kitchen, Laundry room Guest Bathroom with Shower/Tub Queen bedroom with 2 twin beds over the top Queen bedroom with flat screen TV Third Floor: Master King bedroom with Private bathroom +trundle bed, walk-in shower, bathtub Guest Bedroom - 2 queen beds Bathroom with walk-in Shower Guest access Guests can enjoy exclusive access to the private pool and grill. Additionally, bikes, beach gear, and a gas powered 4-seater golf cart are available for rental at an additional fee, ensuring everything you need for a perfect getaway is within reach! If you do rent the golf cart please refill it back up or you will be charged $40 for an inconvenience fee. Other things to note The agreement acknowledges that you understand and accept the terms and conditions of the rental. Please digitally sign this document and submit to confirm your reservation. Failure to return your reservation won't be confirmed for your upcoming stay. 1. Check-in Time: Check-in time is after 4:00 P.M. CST. In some instances, access to your unit may be unavoidably delayed due to cleaning or maintenance issues. There will no discounts offered due to a late check-in. Guests who will be arriving later than 5PM should make late arrival arrangements by telephone prior to arrival. 2. Check-out Time: Check-out time is no later than 9:00 A.M. CST, failure to depart from the property will result in a $100 late departure fee, if not approved by the manager 1 day prior to your check-out date. 3. Advanced Reservation Payment: An advanced reservation payment will be required to confirm your reservation. We must receive this payment within three (3) days from the date the reservation is made. This may be paid by Visa, Mastercard and a personal check. All funds to be drawn from a US bank. The amount of the reservation deposit will be credited towards your balance prior to your arrival date. Properties require additional payments and balances paid in full prior to your arrival. Reservations made under false pretenses of any kind will result in the forfeiture of all rental payments and eviction. 4.Rent and Taxes: (currently 13%). Rates advertised on our platforms do not include taxes. Please email manager if you have any questions. 5. Cancellation Policy: A cancellation fee of $500 will be applied to all cancelled reservations. Your advanced reservation payment will be refunded, minus the cancellation fee. You must notify us of your cancellation at least sixty (60) days before your original arrival date, which may vary by property. For monthly rentals, a ninety (90) day notice is required. Failure to cancel within these time limits will result in the forfeiture of your advanced reservation payment. 6. Trash Removal: If you are staying in a house, trash containers are in the garage or outside the home. If you are staying in a condo, the dumpsters are located behind/front of the condos or utilize the trash chute which is located on each floor by the elevators. 7. Pets: Pets are strictly forbidden. Having a pet in a property that does not allow pets is grounds for immediate eviction without a refund. 8. Advanced Reservations: We accept reservations up to one year in advance. We can confirm reservations for a future date, but we cannot confirm or guarantee rates for dates beyond the current polished rental rates. Rates are subject to change. 9. Housekeeping: All rentals will be charged a housekeeping service fee. Laundry facilities are provided either in the rental or on the grounds of the property. The property will also be stocked with a starter kit to get you started on the 1st day of your stay. The items we provide are: (2) Trash bags (1) Toilet Paper roll per bathroom (1) Paper Towel (4) Laundry pods (1) Hand soap (4) Dishwasher pods Linens for the beds Beach Towels: We do not supply beach towels, please bring your own. 10. Furniture and Linen: Please do not remove any linens, such as bed linen, towels, or blankets, from the property. Additionally, do not rearrange the furniture. If any items are missing or misplaced, there will be an additional charge. 11. Severe Weather: We do not refund rents or deposits lost due to canceled or shortened stays because of the weather. Departures due to inclement weather does not warrant refund or rent or deposit. Hurricane Policy: If beaches are closed, we do not refund any monies applied on the reservation. We will only refund unused days in the event of a MANADATORY evacuation in our area. WE HIGHLY RECOMMEND purchasing travel insurance to protect the reservation. 12. Security Deposit Refunds: All guests must be over the age of 25 to rent the property. If found renting underage, eviction will occur with no refund of any payments. Guests under 25, if approved to rent, will be required to pay a $350 security deposit, which will be refunded if no damages are found. 13. Smoking: No smoking is allowed. If cigarette buds are found on the property and if there is evidence of smoking inside the house or condo or the grounds of the property you will be charged $500.00, in addition you will be charged for any damage and deodorize and or/clean of the carpet, furniture, etc. 14. Maximum number of Guests: The allowable occupancy for the rental is based on the following sleeping arrangements: * 2 persons per bedroom * 2 persons per sleeper sofa Guests who exceed the maximum occupancy are subject to immediate eviction and forfeiture of all rental payments. 15. No Subletting: The rental property may not be sublet; your reservation is not transferable to any other party. Failure to apply by the terms and conditions will result in no refund given back. 16. Rates: Published rental rates are subject to change without notice. We reserve the right to correct rates that may have been misquoted due to human and/or computer error. 17. Payment of Rent: Please refer to your Airbnb app for details about your payment, please note we do not handle any payments through Airbnb. If you have questions, please contact Airbnb support. 18. Key Policy: Keys to the rental unit must be returned at check-out. Any lost key will result in a re-keying charge. In event you are locked out after business hours, call our Property Manager and they will meet you at the rental property. A lock out fee of $100.00 will be charged. 19. No underage drinking: If we are made aware of underage drinking, we will be forced to evict the group from the premises. Both your security deposit and rent will be forfeited. 20. Maintenance: During your stay, promptly report any maintenance issues. Please do not leave doors or windows open while the A/C or heaters are operating. Call the Property Manager on duty. 21. Security of Personal Property: We are not responsible for any acts of theft or vandalism, r other damages to any personal property or for personal items left by a guest in the accommodation at departure, if an item is found we will contact you for shipping fees. 22. Owner's Property: We respectfully request that you remember you are staying in someone's home during your vacation. Please treat it with care and leave it in good condition at checkout. 23. Property Rules and Regulations: Please observe all rules and regulations governing the use of the property you are occupying. These rules apply to both owners and guests, failure to comply can result in eviction. No refund warranted for evictions. 24. Pool or Spa Disclaimer and Release of Liability: This only applies to homes with private pools. The undersigned Herin (collectively) referred to as "Renter", acknowledge(s) that if the property being rented as noted below has an in-ground swimming pool or spa, it may cause an inherent risk to Renter and any occupants or other guest, including children. The Renter herby accepts the risk of the pool and specifically agrees that no minor children shall swim in the pool without continuous supervision. Minor children are defined Herin as children under the age of 18 years of age. The Renter, Renter's children, and guests shall use the pool only in a safe and healthy manner and shall undertake no acts, which might risk injury or death in the use of the pool. The Renter herby assumes full control, and full responsibility for the use, of the in-ground swimming pool during the rental period. The undersigned Renter acknowledges and agrees that the owner, or any of his/her agents, shall not be liable for any loss, damage, injury, accident or delay which may be suffered by the Renter, Renter's family, children, guests, invitees or licensees by reason of: Renter's failure to fulfill any condition of this disclaimer and release of liability or the rental agreement. Renter's failure to comply with any requirements imposed by any government authority. Any judgement, lien or other encumbrance filed against the rented property as a result of Renter's actions. The negligent acts or omissions of the Renter and any occupants or other guests, including children, and the undersigned specifically release(s) the owner or any of his/her agents. Renters are not to tamper with or adjust pool heaters or pool equipment. The owner or any his/her agents will not be held liable for injury or damage caused by such acts on the part of the Renter or any member of his party. All Children under the age of three (3) MUST wear a swim diaper and rubber pants when using the swimming pool and/or hot tub to prevent feces into the pool. If evidence of feces is found in the pool, the pool will have to be shut down for 72 hours for the appropriate treatment as per The State of Florida Regulations. No refund or discount on rent is warranted under these circumstances. By signing this rental agreement, you acknowledge that you have read, understood, and agree to abide by all the terms and conditions set forth herein. Failure to adhere to these terms may result in additional charges, eviction, and forfeiture of any payments made. Your signature confirms your commitment to maintaining the property in good condition and respecting the rules established for the duration of your stay.
