Designed for large groups, this home offers space to gather and room to spread out across the main house and a private carriage house. Multiple living areas create natural places to reconnect or unwind, whether you are sharing meals, watching a movie, or enjoying quiet downtime. Thoughtful layouts and indoor-outdoor flow keep the home feeling social yet unhurried. Sleeping arrangements The property features ten bedrooms across the main house and carriage house, offering a mix of king beds, queen beds, twin beds, and custom bunk rooms. King suites are located on multiple levels, some with private balconies overlooking the Gulf. Bunk rooms include queen-over-queen bunks, queen beds paired with bunks, and stacked twin XL bunks. Bathrooms include ensuite, detached, and shared layouts, allowing flexibility for larger groups. Living spaces Four separate living rooms give everyone space to settle in. A first-floor living area with a kitchenette and wet bar opens directly to the courtyard. Upper levels include additional living rooms with seating, TVs, and access to balconies. The carriage house adds privacy with its own living room and wraparound balcony. Kitchen and dining The main kitchen is equipped for group meals, featuring stainless steel appliances, a gas range, granite countertops, a wine cooler, and two dishwashers. A large dining table and bar seating support shared meals. A second full kitchen in the carriage house and additional kitchenettes make it easy to manage cooking across a full house. Outdoor living A private courtyard surrounds the pool, which is heated seasonally from October through May for an additional nightly fee. Lounge seating, outdoor furniture, and a grill create a relaxed setting for afternoons and evenings. Decks, patios, screened porches, and balconies throughout the home offer constant access to fresh air and Gulf breezes. Location and access A brand-new public beach access is just steps away and includes parking, restrooms, and a wheelchair ramp, with lifeguards on duty during peak season. A complimentary six-passenger street-legal golf cart makes exploring along 30A simple, with nearby dining and shopping options close by. Additional details The home is pet-friendly, offers free parking on the premises, and supports long-term stays of 28 days or more. Self check-in is available via smart lock, and events are allowed with an additional fee. Other things to note Please pay close attention to following the house rules. Non compliance could result in sizable fines. - All guests staying at an 850 Vacation Rentals by Portoro (Portoro Homes) are required to sign (esignature) a rental agreement and complete identity registration. - Age restrictions apply. Reservation holder must be 25 years of age. - All guests must be included on the guest list and not exceed the maximum number stated on the listing. - Upon arrival, we aim to ensure your safety, proper access to the home, and guest features. ALL guests are required to read the house manual upon arrival. When it is possible to check in early or check out late, there will be a fee for anything outside of a one hour window within our standard times. If your need for an early check in or late check out is great, your best option is to book an additional night. - Parking: Information about parking will be noted in the check-in instructions received by the Guest prior to arrival. - Some homes have cameras for external monitoring only. - HOTEL TAX COLLECTION: In the State of Florida and in Walton, Okaloosa, and Bay Counties, all hotel and vacation rental hosts are required to collect hotel tax. Penalty fees for violations will apply and you may be asked to vacate the premises with no refund at the discretion of the Host. - Included Golf Cart Guidelines and Use A golf cart is available at the property for guest use by our 3rd party rental partner, Destin Florida Golf Cart Rentals, LLC. Only dogs are permitted in “Pet-Friendly” Property listings. Allowed number of dogs will be expressly stated in the listing and a $150.00 fee per animal/pet is required. Animals/pets are not permitted anywhere on the premises unless prior approval is obtained. Any unauthorized animals/pets at the property will result in a $150.00 per day / per animal/pet fee, and may result in your reservation being canceled, and you may be required to vacate from the Property. -- The property allows for a maximum of 2 dogs at $150.00 per dog per stay. *Service Animals: 850 Vacation Rentals by Portoro is committed to providing reasonable accommodation to protect the rights of guests with disabilities to bring service animals (excludes emotional support animals) under the terms of The Fair Housing Amendments Act of 1988, Section 504 of the Rehabilitation Act of 1973, and Title II of the Americans with Disabilities Act. If you need a service animal to ease the symptoms of a disability (as defined under the above Acts), and have the Animal/Pet Fee waived, submit a request in writing to 850 Vacation Rentals by Portoro and include whether or not the service animal is required because of a disability as well as what work or task the service animal has been trained to perform. Any unauthorized animals/pets at the property will result in a $150.00 per day / per animal/pet fee, and may result in your reservation being canceled, and you may be required to vacate from the Property. - Pool Heat Guidelines and Fee Some homes offer pools/hot tubs. There is no guard around the water features when available. Use at your own risk. - If the Property includes an on-site pool that offers optional heating, you may request that the pool be heated for the duration of your reservation dates at an additional nightly fee of $75.00. - Please note: Pool heat is seasonal and only available for request October - May. - Events/Weddings and Parties -- Guidelines and Fee 850 Vacation Rentals by Portoro properties may not be used for any unauthorized and unregistered events, weddings, and/or parties. A gathering may be defined as a party herein if (a) the number of guests on the property exceeds the maximum allowed guest count, (b) the noise level rises beyond what is reasonably dependent on the neighborhood and time of day, if specific Property noise information is not provided then quiet hours are enforced from 10:00 pm to 8:00 am, (c) there is a violation of local regulations or HOA bylaws, or (d) the actions of Guests are disruptive to neighbors. You must request a pre-approval event agreement from 850 Vacation Rentals by Portoro upon booking should you wish to host a large gathering, wedding or event on the property. An event fee of $500.00 - $1,500.00 at the discretion of 850 Vacation Rentals by Portoro. You are responsible for any and all required permits, licenses, insurances, and other event requirements from HOAS or local governments should an event be approved by 850 Vacation Rentals by Portoro. Non-compliance of these rules and regulations may result in immediate eviction with no return of any and all payments made. Weather/Travel: Guest booking in seasons when weather conditions may affect their decision to travel understand they are choosing to do so in full knowledge of the season and agree that last minute requests to cancel or attempts to change stay/reservation dates in these seasons are not honored and no refund or reimbursement applies. 850 Vacation Rentals by Portoro encourages guests to consider available 3rd party travel insurance options for their stays if this is a concern.
