This comfortable, 1000 square-foot garden level apartment is your personal lakeside paradise. Enjoy sunrises and sunsets over the Rockies in a beautifully landscaped backyard. Our spacious and updated apartment comfortably accommodates two guests and includes Dish TV, washer/dryer combo and off-street parking. **We do not allow smoking of any kind including marijuana use inside or anywhere outside on the property.** The space Experience your lakeside retreat in our quaint and spacious 1 bedroom apartment. Your space is entirely one level - no stairs. There is an open living area with comfortable couches, 50 in HD TV, a work desk, dining area and a kitchen. Your bathroom has a walk-in shower and the bedroom has a queen bed. The kitchen and open dining area make it easy to enjoy home-cooked meals or just a quick breakfast before heading out. An abundance of natural light adds to the welcoming and serene feeling you'll experience while staying in our unit. In such a quiet location with a beautiful lake for your backyard, you may find yourself cozying up and taking in the view more often than not! The patio is for your use only. You also have full use of the backyard and seating areas. You may occasionally see us doing yard work. The lake is privately owned so guest use of any kind is not allowed. Guest access You have a clearly marked off-street parking space for your vehicle . From the parking area, there is a paver path leading down toward the lake and to your apartment and private entrance. The entrance to your apartment is about 100 feet from the parking area. The path down is a slight slope of about 3%. You are about seven miles from downtown Denver. If you don't wish to drive, there is easy access to the RTD Light Rail G-Line Gold Strike station that takes you to downtown Union Station. You are also just minutes away from Denver's main thoroughfares, I-70 and I-25. Enjoy the variety of parks, hikes and bike trails all within a quick drive away. Whether you prefer outdoor adventures, urban explorations, or simply relaxing by the water, our property's unique location will give you a bit of everything. Our closest grocery store is King Soopers (1.0 mile), also nearby is a Walgreen pharmacy and Walmart. WINTER CONDITIONS! Colorado can experience unpredictable snowstorms and icy conditions from November through April. Our cul-de-sac is not plowed by the county and our driveway and walk may not be cleared until late in the day. Other things to note HOME OFFICE AND INTERNET SPEED: 384 Mbps download and 41 Mbps upload. HEATING AND COOLING: Your apartment has a seperate thermostat for heat only that you can control. Our home also has a whole house heating/airconditioning system we control upstairs. We are energy usage conscious and keep our summer temperature at 78 degrees maximum upstairs. Your lower level apartment rarely gets above 74 degrees. If you need extra cooling we provide two fans in the bedroom closet. NOISE: We live right above your apartment and loud noises travel up. We ask that you keep the sound bar volume on the TV no higher than level 14. NIGHT LIGHTING If you go out for the night, we suggest you turn on the porch light while you are away and please remember to turn it off when you come back. CHECK-IN AND CHECK-OUT: After confirming your booking, you'll receive a detailed text message. TRAVEL INSURANCE/CANCELLATIONS We HIGHLY recommend buying travel insurance through your airline company, car rental company, or a travel insurance website. We cannot provide a refund for anything that falls outside of our cancellation policy and the dates that correspond with the policy. This includes date change requests as they are considered the same as cancellations (if the new requested check-in date is a later date than your original check-in date). We cannot provide a refund due to travel related issues or Covid, Please review your cancellation policy if you haven't already. This can be found under your reservation, directly through our listing, or through the website that you booked. In most cases (but not all), you have a minimum of 48 hours to cancel your reservation to receive a full refund. Many reservations may have a longer period for a full refund. Last minute bookings are typically non-refundable.
