We are located just a few homes away from the Community Lake and Beach, just a 4 minute scenic walk, or 30 seconds by car. Take the two kayaks provided, equipped with wheel trolleys to make walking with them a piece of cake down to the water. Relax around the fire pit under the stars while two can unwind on the hammock. Get cozy in the modern living room with our ultra high def 65 inch tv, equipped with Netflix and Amazon Prime for movie night. The community lake is properly maintained for people to swim in the beach area. There are tables and grills for BBQ's with a fishing pier with plenty of space for any outdoor activities, the sunset on the lake is a MUST SEE! Sizzle it up with our complimentary 5-burner grill for a BBQ day. Switch on the outdoor patio string lights to cozy up the entire gazebo and deck beautifully in the evening, for a level of relaxation you won't forget. Welcome Home! Our newly renovated home offers 5 bedrooms, 3 full baths. We have 2 game rooms, with different games and activities for everyone. The backyard deck is an amazing place to be, you will probably spend a lot of time here due to the huge gazebo that has both an outdoor dining area along with a sofa set to relax on, fitting all the guests. The gas grill has 5 burners to cook everyone a quick delicious meal. The modern living room features a 65" hd tv with Netflix and Amazon prime. Our dining table seats 8, and can accommodate up to 10. The kitchen includes a gas stove and microwave, with 4 barstools on the granite kitchen counter for even more space. The lake opens for kayak access and swimming beginning Memorial Day, May 29th, until September 30th. Guest access ⚫Upon arrival, guests will be provided with a code to check-in via keypad. Check-in is at 4PM, and check-out is at 10AM. Early arrival and late departure may be available, pending approval from the host and a fee may apply. The property is entirely yours during your stay, so please make yourself at home. A door code will be sent to you automatically ⏰ 2 hours before check-in time, unless you’re checking in earlier. ⚫When it’s time to head out, we’ve got you covered too! 🧼🕒 Our checkout instructions will be sent a day before your departure, you'll receive them at 2:00 PM the day before your checkout. Other things to note ‼️ Important House & HOA Rules:‼️ ⚠️ Quiet hours are 9 pm - 7 am. If a complaint is filed from the HOA/Neighbor it will result in a $500 fine. ⚠️ There are no fireworks allowed to be set-off at our home and if there are it will result in a $1000 fine and call for an immediate eviction from the property. ⚠️ No parties. We have strict rules against house parties in our home ⚠️ No extra guests without prior approval ⚠️ No Smoking within 25 feet of the property. There is a $500 fine for smoking in the unit. ⚠️ Surfaces may be slippery when icy/wet. Walk, run, drive, and park at your own risk in any area on the property. Salt/Shovels are provided at the home for use throughout your stay. (Winter Season) ⚠️ Firewood is not provided year-round and will need to be purchased for your stay. Please visit the local Dollar General, Lowes, Walmart, or Tractor Supply to purchase a bundle for a cheap amount. ⚠️ We do our best to ensure there is propane available for grills and/or fire pits, but cannot guarantee there will be propane for use throughout your stay. If all available tanks are empty, we ask that you refill a tank and provide a receipt for reimbursement. Note: be sure to refill/replace the existing tanks - do not purchase a brand new tank. ⚠️ Given our property's rural setting, you might occasionally notice small, non-harmful insects. Rest assured, we have comprehensive, year-round pest control measures in place and work hard to minimize these encounters. Thank you for your understanding, and please let us know if you have any concerns! ⚠️ Friendly Note: 🐻 Since our home is tucked in nature, you may spot a black bear in the area from time to time. No worries - they’re generally well-behaved and prefer to keep their distance from people. As long as food and trash are secured, they’ll simply wander by and continue on their way. ⚠️Winter Driving Note❄️: During winter months, 4WD/AWD is strongly recommended for safe and comfortable access, as mountain roads can be snowy or icy. We do our best to have the driveway plowed, but weather can change quickly and conditions may vary. If a vehicle becomes stuck, guests are responsible for arranging and covering any towing or assistance needed. ⚠️ Lost & Found Shipping Policy: If personal items are left behind, we’re happy to arrange return shipping 📦 — please note a $50 handling fee will apply for retrieval and coordination, separate from and in addition to all shipping and delivery costs 🚚 (shipping/delivery fees are not included in the $50 fee). __________________________________________________________________________ ‼️ Important Notes 📌 Submitting a valid ID and signing our rental agreement after your reservation is confirmed is required for this property. If these steps are not completed, your reservation will be cancelled. 📌 A refundable security deposit is required for all one-night reservations and for any bookings made outside of Airbnb. For reservations booked through Airbnb, the security deposit is offered only as an optional add-on that guests may choose to include at the time of booking for extra damage insurance. 📌 For Airbnb reservations with a one-night stay, an additional damage waiver of $100–$200 is required. This waiver is requested through the Airbnb Resolution Center and provides coverage up to the amount paid. If any damage exceeds this coverage, the terms and conditions outlined in your rental agreement will apply. __________________________________________________________________________ 🌙 Important HOA Rule – Outdoor String Lights To maintain the peace and quiet of the neighborhood, all outdoor lights and string lights must be turned off by 10:30 PM. This is a new policy implemented by the HOA, and violations may result in a $300 fine, which we would unfortunately need to pass on to guests if applicable. We appreciate your understanding and cooperation in helping us keep good standing in the community! __________________________________________________________________________ ♨️ Hot Tub Notice – Please Read 😊 📌We strive to maintain the highest standards of cleanliness and hygiene. Occasionally, if a previous guest hasn’t followed proper usage guidelines, we may need to drain, clean, and refill the hot tub before your stay for health and safety reasons 🧼🦠. If this happens, please note that it may take until the evening of your first night (or slightly longer, depending on the weather) for the water to fully heat back up 🔥🌙. We totally get that guests look forward to relaxing in the hot tub, and we only perform this maintenance when absolutely necessary to ensure a clean and safe experience for everyone 💧👍. 📌For transparency, please know that our hot tub is professionally serviced after every reservation, and our tech team sends us time-stamped photos once the cleaning and servicing is completed — we keep those photos on file to confirm it’s been properly cleaned and ready for each new guest.
