Description

Located 8 minutes on foot from Gojo Station and near Gojo Street, it’s convenient with a nearby supermarket. ▶ This property is available as a monthly rental apartment. After making a reservation, a fixed-term rental agreement (signed electronically) will be required before your stay begins. Please prepare your own bedding and daily necessities, or use our rental options. Photos with bedding are shown to help you visualize your stay, but bedding is not provided as part of the rental. The space The room is furnished with one double bed (W140 cm × L210 cm). It also includes a drum-type washer-dryer, kitchen, ironing board, tableware, and cooking utensils—fully equipped for long-term stays. If two guests wish to stay, an optional double bed can be provided. Optional Items: ▶ Bedding Rental Set – ¥17,000 Comforter: ¥8,000 One pillow: ¥3,000 Bed pad: ¥2,500 One set of bed sheet, comforter cover, and pillowcase: ¥3,500 ▶Blanket-¥3,000 ▶ "Ready-to-Live" Set – ¥7,650 Shampoo, conditioner, body soap (500ml each): ¥1,500 Disposable toothbrushes and razors (5 each): ¥500 Face towels (5): ¥1,000 Bath towels (5): ¥2,000 Bath mats (2): ¥1,000 Laundry detergent: ¥300 Dish soap: ¥200 Toilet cleaner: ¥300 Toilet paper (12 rolls): ¥550 Tissue boxes (5) ¥2,000 ▶ Additional Bed ¥20,000 A double bed is available. ▶TV rental :¥ 5,000 ※You are welcome to request it at the time of your initial application, but depending on stock availability, we may also be able to provide it during your stay. ※Individual items can be requested separately, not just as a set. Guest access While the shared areas of the building, such as the entrance and elevator, may be used by other guests, the room you have reserved is a private space exclusively for you. You will access your room through the common entrance and elevator. Other things to note This property is offered as a monthly rental apartment. After making a reservation, tenants will be required to sign a fixed-term rental agreement. Below is an outline of the contract details for your review: Included Utilities Utility costs included in the monthly rent: ¥12,000 . If the usage exceeds this amount, the excess will be charged separately. ●Contract Period This contract will automatically end upon the expiration date specified in the cancellation notice submitted in advance. There is no automatic renewal. However, both the management company and the tenant may enter into a new contract (re-contract) starting the day after the original term ends, upon mutual agreement and approval by the management. ●Purpose of Use The property is to be used for residential purposes only. ●Common Service Fees and Security Deposit Depending on the property, there may or may not be common service fees or a deposit. ▶ For this property, no such fees are required. ●Vacating the Property ・Please notify us in advance of your move-out date. Notice must be given at least 10 days before your planned departure, and a final inspection appointment will be scheduled. ・The tenant is responsible for restoring the property to its original condition, excluding normal wear and tear or damage not caused by the tenant. ●Entry by Management ・The management may enter the premises with the tenant’s consent if necessary for fire prevention, structural maintenance, or other important matters. ・Entry without prior consent is allowed in emergency situations (e.g., fire), in which case a notice will be provided afterward if the tenant was absent at the time. ●Contract Termination If the tenant fails to fulfill rent payment or any contractual obligations, and does not resolve the issue within the specified period, the contract may be terminated. ●The contract may be terminated immediately without prior notice if any of the following apply: ・The tenant loses legal residency status in Japan. ・False information was provided in the application or documentation. ・The tenant increases or changes residents without permission. ・The tenant or cohabitants are reported or advised against by authorities or police. ●Cancellation by Tenant The tenant may terminate the contract at any time by paying one month's rent (including the amount equivalent to rent after the end of the contract). Example: If cancellation is requested on March 15, the stay is permitted until April 14. 【Prohibited or Restricted Activities】 ●Manufacturing or storing dangerous goods, or placing heavy items inside the room. ●Pouring liquids that may corrode plumbing (e.g., oil or boiling water). → Similarly, flushing foreign objects like sanitary products in the toilet is prohibited. ●Playing loud music or TV at high volume. ●Keeping animals. ●Any violent, aggressive, or intimidating behavior that may disturb neighbors or pedestrians. ●Subletting or transferring the lease to others. ●Unauthorized renovations, modifications, or installations within the room or property. ●Leaving personal items or putting up posters/signs in shared areas like stairs or hallways. ●Fire, Water Leaks, and Disaster Response In case of fire, water leak, or disaster, the tenant must immediately contact emergency services (119), police, or the management, prioritizing safety. The tenant is liable for any damage caused by their own negligence. No parties are held responsible for damages due to natural disasters (force majeure). 【Matters That Must Be Reported Promptly Change or renewal of residence status or passport】 ●The visa/residence card must be updated and disclosed to the management each time. If renewal is not possible, or if re-entry is denied or the documents are not submitted, the contract will be terminated. ●Changes in employment, contact information, or emergency contact. ●Changes to cohabitants or adding new ones (excluding childbirth). 【Other Terms】 ●Optional fees are not calculated on a daily basis (no prorated billing). 【Prohibited Behavior and Neighborhood Harmony】 The following actions are prohibited in both private and common areas of the property: ☆ Loud noise or vibrations that disturb neighbors (e.g., loud music, shouting, speakers, instruments) ☆ Hosting parties indoors or outdoors ☆ Improper trash disposal, illegal dumping, or leaving personal items in common areas ☆ Smoking in common areas (e.g., balconies, entrances) ☆ Acts of violence, intimidation, illegal activity, or anything that could cause trouble with neighbors ●Violation Response ⚠️ If violations occur, up to three warnings will be issued. After that, the contract will be terminated. Warnings may be given in writing, by phone, or by email. If police intervention or cancellation is notified, the tenant must vacate the property immediately. ●Responsibility and Liability If any damage is caused by the tenant’s actions, the tenant is fully liable for compensation.
