Want to get away from the daily hustle and bustle? Cozy N°3 is the place to enjoy yourself. While the world keeps turning, you can enjoy the serene quiet of our park during the week. Start the morning with a fresh cup of coffee in the garden, take a refreshing walk along the beautiful recreational lake, and end the day by the crackling wood-burning stove or under the starry sky in the hot tub. Would you like to go hiking and explore the Klompenpaden? Or perhaps you'd prefer to enjoy some quality time together and experience pure relaxation in our private hot tub: here you will truly unwind. HOT TUB Enjoy relaxation in our wood-fired hot tub! In the backyard of our vacation home, you will now find a cozy wood-fired hot tub. Perfect for cozy evenings, ultimate relaxation and special moments during your stay. Experience pure luxury in nature! The hot tub is always cleaned upon arrival. If the hot tub is to be used, it will have to be filled by you upon arrival. We have chosen to do this for reasons of sustainability, so that the hot tub is only filled when it is going to be used. We do not use chlorine or other chemicals, and it is also not allowed to add them yourself (such as chlorine, bubble bath, oils or other products). We deliberately choose a natural and environmentally friendly way of use. For longer stays, the water may, of course, be changed. The hot tub does not have a whirlpool function. *PLEASE NOTE* The wood for the hot tub is not provided and must be brought by the guests themselves. On average, three to four bags of firewood of +/- 6.7 kg are needed to properly heat the hot tub. Located in a small-scale vacation park, surrounded by nature, close to the beautiful Bergharen Forest where you can enjoy hiking, and less than a 20-minute drive from Nijmegen, the largest city in the province of Gelderland. The vacation park is quietly located by a swimming lake. The vacation park is also ideally located for various events such as the "Nijmegen Four Days Marches" or "Down the Rabbit Hole." Cycling junctions 71, 72 and 94 are close to the park and take you past picturesque villages, orchards and the beautiful river landscape of Meuse and Waal. The Doddendael Klompenpad (Clog Trail) is also definitely recommended. The Space First floor When you enter our vacation home Cozy N°3 through the side door, you go through the utility room into the hallway, where there is access to the toilet, the bathroom, the utility room, the first bedroom, the living room and the stairs to the first floor. The bathroom has a shower, and there is a set of towels ready for each guest, consisting of a bath towel, hand towel and face towel. Of course, a hairdryer and first-aid kit are provided, which you will find in the bathroom cabinet. In the cozy living room, which has air conditioning, there is also the kitchen, which is equipped with a dishwasher, Miele steam oven, Nespresso machine, kettle, large fridge-freezer and a very complete set of kitchen utensils. Coffee, tea, sugar, olive oil, pepper, salt and spices are provided so that you can enjoy your stay without any worries upon arrival. The cozy sitting area, with a comfortable sofa and two armchairs, offers a nice view of the garden and the wood-burning stove, where you can enjoy the crackling fireplace on chilly days. *Please note* The wood for the stove is not provided and must be brought by the guests themselves. Of course, high-speed WiFi and a Smart TV are also available here. We have deliberately chosen to only equip the living room with a TV. There are some books and games in the wall cabinet. In the closet under the stairs, there is space to store travel bags during the stay. The high chair is also in this closet. Here you will also find some extra accessories and booklets for using the Miele steam oven. In the bedroom on the ground floor, you will find two single box-spring beds. If desired, they can be easily pushed together and used as a double bed. Under the beds is a storage box with an extra duvet that can be used if desired. There is also an open closet for neatly storing clothes. Utility room In the utility room, there is a washing machine, a clothesline, clothespins, and laundry baskets. This room also contains the cushions for the picnic table and the bench in the garden. Upper floor On the second floor, there are the other two bedrooms. In the bedroom on the left, there are two single box-spring beds, a crib and a changing table. Behind the sliding doors under the sloping wall, there is storage space for clothes. The bedroom on the right, which has air conditioning, also has two single box-spring beds. There is also a large storage rack here with enough space to store clothes during your stay. Here, too, there are storage boxes under the beds with extra duvets that can be used if desired. Garden Our vacation home has a nice garden, which is closed by a door (this cannot be locked). The garden offers a lot of privacy due to the abundance of greenery around it. In the backyard, under the cozy canopy, there is a sitting area with the wood-burning hot tub next to it. There is also a large picnic table in the garden. Guest access The facilities of the park and all areas of our vacation home are accessible to guests. Only the closet on the upper floor by the stairs and the closet in one of the bedrooms are for private use and therefore not accessible to our guests. This also applies to the sheds in the garden. Before your arrival, you will receive a message from us with the latest information for a wonderful, carefree stay. It is possible to park one car at the house. Additional cars can be parked in the large parking lot at the beginning of the park. From the parking lot, it is a few minutes' walk to the cottage. To ensure the serene atmosphere in the park, this accommodation is only available for recreational purposes. Business bookings, accommodation for staff or migrant workers are not allowed. Our vacation home is available for rent for recreational use only. **The sheds in the backyard and two closets on the upper floor are locked and not accessible to our guests. Other things to note *Additional rules* This park is only suitable for recreational stays. Migrant workers are not allowed at this park. In the event of a violation, the Municipality may impose high fines, and we will then pass these on to the guest in whose name the reservation was made. By booking our property, you agree to these terms and conditions. The bedroom on the upper floor on the right side provides access to the balcony. Access to the balcony is NOT allowed. If guests nevertheless use the balcony, this is entirely without our permission and entirely at their own risk. Visitor policy It is not allowed to host additional guests beyond the number of people for whom the booking was made. This also applies to visitors during dinners. ​ Wood-burning stove & hot tub Our wood-burning stove and wood-fired hot tub add to the ambiance during your stay. To keep it enjoyable for everyone, we follow the guidelines of the Stookwijzer (Burning Guide). This means that burning wood is only allowed when the Stookwijzer (Burning Guide) indicates this, depending on the weather and air quality. We kindly ask you to take this into consideration. Any fines incurred for non-compliance with these guidelines will be the responsibility of the guest. It is strictly prohibited to engage in any form of commercial activity without express prior written permission. This includes, but is not limited to, the production, recording, editing or distribution of film footage for commercial purposes. This includes all forms of video and visual material used for promotion, advertising, sales, or other commercial exploitation. Violation of these rules may result in legal action, including claims for damages and other measures to protect the rights of the parties involved. Permission must always be requested in advance and will only be granted under strict conditions. By booking our property, you agree to the above terms and conditions. This house has been refurbished and decorated with a lot of love. We greatly appreciate it when our belongings are handled with care. Please do not be noisy in the garden before 9:00 a.m. and after 10:00 p.m.
