Description

Take it easy at this unique and tranquil getaway. Set amidst two stocked ponds and apple trees galore, with miles of trails and amazing views. Wood stove, firepit, outdoor fireplace, take your pick and pull up a chair. Firewood provided. Hike through fields and woods, discover the remains of old homesteads and watch for the abundant wildlife. Read a book, play games, toss another log on the fire, or burger on the grill. Head to the Battenkill to float or fish, go antiquing or do nothing at all. The space This is an OFF-GRID cabin. That means it is not connected to conventional utility services. Electricity is by generator only and you must start it when you need power. It is for use as needed but should not be run constantly. Instructions for use are posted right above the unit. Water: During warm weather: A well has just recently been drilled and there is currently hot and cold running water. Well pump is electric so generator must be running although, you will get a little residual use after the generator is turned off from pressure in the system. During freezing weather: The under cabin plumbing is wired with heat tape and is insulated. Still, it could be subject to freezing during cold nights. You will still be able to use the water, but will have to shut it off and open the drain valves before going to sleep. This is a simple process and preserves your ability to use the hot and cold running water. The bedroom is upstairs and has a queen bed along with a twin size bed for a third guest that also serves as a day bed/place to relax, read, etc. There is a second twin mattress and folding frame stored behind the couch in the main room downstairs but max number of guests is still 3. There is a big cooler on the porch, a two burner stovetop, an outdoor gas BBQ grill, a toaster oven, a coffee maker and grinder and even an electric water boiler for tea. There are two flatscreen TV's but these are digital antenna served only (no cable). Cell service is good, usually 2-3 bars on Verizon. Dogs are welcome, we have food and water bowls, a dog bed, and a short tie out cable for your use. Dogs only pet policy, no cats please. In warm weather (May through October) there is a separate Yurt style glamping tent on this property. It is several hundred yards away and up the hill from the cabin. It may be occupied concurrently to your occupancy or can be rented separately to accommodate additional guests if you have a group. There is also a new glamping cabin, this is an additional several hundred yards or more away in order to maintain privacy, yet still be appropriate to accommodate small groups. Ponds have been stocked with minnows, bass, blue gills and rainbow trout. Catch and release fishing is permitted. The 1000' long driveway to the cabin is mostly dirt and gravel with some blacktop at the last section around the cabin. The drive goes uphill most of the way and can get slippery when wet or snowy. Winter guests should ideally have a 4 wheel drive vehicle to help handle any inclement weather. We do have bins with a gravel and salt mix to help if it is slick. Any snow will be plowed as soon as possible during and/or after any storms. Lawn mowing, trail and driveway maintenance, wood splitting, etc., will occur at times as needed. We always endeavor to avoid disrupting your stay, just need to be sure the grounds are kept in good condition and that you have a good stock of firewood. Thanks. Guest access The entire cabin is for your exclusive use. This is self check-in and lock box codes will be provided prior to arrival. Other things to note There is a locked owners closet inside and a locked tool shed. One of these will have a gun safe where the owner has rifles stored. You will not have access to these closets or the safe. Our pet policy is exclusive to accommodating dogs. No other animals please. Thanks. To repeat regarding water - During warm weather months, there is hot and cold running water. During freezing weather, the water can still be used, but you will need to shut if off and open the drain valves to empty the pipes at night. This is to prevent the exposed plumbing from freezing and only takes a couple of minutes to do. You will be responsible for any damages if this requirement is not followed - thank you - we don't want the pipes to burst and we're sure you don't either :) There is a propane heater that runs when the cabin is not occupied during cold weather to assure it's at least comfortable when you arrive. This is not for heating the cabin when you are there. The wood stove is for heating and abundant firewood is provided free of charge. Instructions are posted, but please don't hesitate if you have any questions regarding operating the wood stove or any other equipment or appliances, we're always happy to help. This is a rural area with woods and farmland. It's common to see the local wildlife such as deer, hawks, owls, eagles, egrets, ducks, geese, rabbits, and smaller critters sometimes too. We have traps always out for flies, bees, etc., but can't control nature completely being out in the woods. No smoking of any kind inside of any structure please, additional charges for deodorizing will apply. Thanks.
