Walk through the tropical foliage of palm trees, banana plants and lush bamboo to arrive at your very own private villa door. Your gorgeous villa has a stucco exterior, tile roof and tropical plants. The suite is furnished with a luxurious Stearns & Foster Queen Bed with side table, dresser, full length mirror and designer rustic lamps. It also includes a dining table with 2 chairs near the kitchenette area. Stunning french style door/window allows light inside your luxurious villa. The bathroom is layered with natural travertine tile. A ceiling mounted rain head shower compliments the spa-like experience, complete with a foot massaging pebble floor! Ahhhh! Quality soaps and conditioner is available! :-) KITCHENETTE DETAILS: The gorgeous granite and stainless sink kitchenette includes complimentary coffee and tea, hot water kettle, 2 wine glasses + wine opener, 2 coffee mugs, 2 drinking glasses, 2 plates, 2 bowls, flatware for 2, full size refrigerator with freezer, microwave oven, electric cooktop range with no oven, toaster, small Mr Coffee maker, small fry pan & sauce pan, cutting board/butter knives, cooking spatula and spoon, salt/pepper, oil, can opener, dish soap, scrubber sponge, kitchen towel, garbage can + recycling bin. ENTIRELY PRIVATE: This is an entirely PRIVATE studio style apartment villa ADU, including private ensuite bathroom! NO OTHER PEOPLE WILL SHARE YOUR INTERIOR SPACE! :-) You will enter through your very own private outside entry door. INSIDE: There is NO common area / No room mates, only you inside the space. Includes a private bathroom. OUTSIDE: You will have a 2nd dining table with 2 chairs and benches to enjoy our lush Tropical Gardens :-) Outside your villa is of course not private in the beautiful city of Portland. EXTRA GUESTS & OCCUPANCY: 2 Guest Reservations: No charge for visitors & guests. 1 Person Reservations: We offer a discounted rate for one person using the space. One person reservations will automatically receive the discounted rate, $10/night. Since you received a discounted price, No visitors are allowed. The 2nd person fee is only $10. If you have a last minute guest, no problem! Just send the fee via Airbnb and let me know. Please keep within the spirit of the discount rate for solo travelers :-) PET POLICY AND FEES: Well behaved pets are VERY welcome at the Villa🦩 Small birds are automatically approved to stay for the trip duration. Well behaved dogs & cats are allowed at a rate of $10 per pet, per night, and if you book only 1 night it's $20. Pet mice, rats, hamsters, and guinea pig pets are not allowed. Pet rabbits must be pre-approved. 🌴Unfortunately not all pets are allowed to stay inside your villa. 🌴🌴Livestock and exotics require special approval. *🌴🌴🌴If you stay 3 nights or more and have a dog or cat, an additional $10 per pet, per night is due after the reservation in order for the pet to be approved to stay. Our pet fee has not changed since 2013, hosting over 10 years on Airbnb(basically $10 per pet and person, per night) Please ask all questions prior to booking a reservation so there are no surprises :-) We offer a discounted pet fee of $10/pet per night when paid PRIOR to arrival. The rate is $20/pet, per night when paid AFTER arrival. Undeclared Pet Fee is $250. Pets must be leashed while outside. Please make sure to pick up their waste. Accident? No problem as we have no carpet. 100% of the villa floors are aged Travertine tile with some unfilled/cracked areas which go with the style of a French villa. Grass/sod is only sometimes available seasonally. We have wildlife outside which include various birds, squirrels, rats, cats and an occasional coyote. ALLERGIES: Since pets are allowed, the space is obviously not hypoallergenic. Please DO NOT book this Pet Space if you have allergies or sensitivities. We use quality common soaps, cleaners, bleach, scents, febreze/glade and essential oils found in retail stores and Whole Foods. NO SMOKING INSIDE: Smoking is STRICTLY not allowed inside. $250 deodorizing fee. It’s a crime to damage property in Portland and we do prosecute. Don’t sneak, we can alway tell :-) SMOKING TABLE OUTSIDE: We have a smoking table in the beautiful front Tropical Garden area. Cigarettes, Weed and Vape friendly! There are two weed shops about 7 blocks away. CENTRAL HVAC: Your villa is equipped with central fan, gas heating and ac. In addition, a thermostat in your villa is also available which controls an electric cadet in wall heater. Central HVAC examples, during Winter when it’s cold out, do not expect the AC to click on. In the Summer when it’s 98 degrees, do not expect the heat to click on. Please do not book if you want to control the central hvac thermostat, although I can adjust it a few degrees :-) Some guests like it warmer and some like it colder... we set a temperature that is balanced for ALL guests. If it was uncomfortable... the reviews would show it. EARLY CHECK IN & LATE CHECK OUT: Early Check In & Late Check Out is usually available and are REQUESTS ONLY. Our housekeepers charges a fee for this service. Check in time is 3pm and if you REQUEST an earlier time via Airbnb, there is an additional fee REQUIRED for this additional service. Our housekeepers work hard and will change their schedule to get your space completed early and the fee goes to them. No Overlap: Please keep in mind your request can never overlap another guests reservation as our check out time is 11am, followed by cleaning. ADDITIONAL INFORMATION to read before making a reservation: Please do not book this space if you want something larger than a smaller size studio apt. The smaller price goes along with the smaller size :-) Outside your villa is of course not private in the beautiful city of Portland & my home-which is a fully licensed and insured Type B, Bed & Breakfast with other villas at the same location. I also live onsite in a separate building in the back of the property-Not sharing any walls with your villa. We do not have a 24 hour front desk. LOST KEY/LOCKOUTS: If you're locked out and cannot reach me, it is your responsibility to contact an emergency locksmith or wait until I respond/wake up. Lost/missing ReKey Fee is $45 (not returning the key by 11am check out is $45) ACCESS: Your villa is on the main floor with about 1-3 steps required to enter the door after walking up an inclined driveway. SINGLE LEVEL: There is nobody above your villa, just an attic and roof! PHOTOGRAPHY: No photography allowed while staying-copyright. Contact for sitting fee for commercial photography. Residential use only-all commercial purposes are prohibited. Furniture/Decor/Plants: Furniture, decor and plants occasionally get changed out and/or upgraded/seasonal. By booking a reservation and checking in, you agree to stay at your own risk and not hold myself/owner/management responsible for any and all legal claims. CAR: Your reservation includes free street parking. Please don’t park onsite as it’s sooo stressful... TOW NOTICE :  Vehicles will be towed at the owner’s risk & expense when: a) unauthorized to be onsite. b) blocking vehicles from entering & exiting the garages and/or driveway. c) parked outside of the yellow corner markings with a paid parking pass.  d) having invalid/expired pIates and/or tags. ***Owner / management is not responsible for any type of vehicle damage, collision, injury, weather/water/tree related damage, theft or blocked in/unable to leave issues. CHECK OUT: When you place the key into the lockbox at anytime, this confirms you have checked out and have departed the property for the remainder of the reservation. LOST & FOUND: You have up to 24 hours to claim personal items left in the space from your check out time. After 24 hours your items will be donated/discarded-we do not have storage space. The Villa sits up and off the street in a very nice and safe part of Portland. Stroll through our carefully landscaped Tropical Gardens! View numerous palm trees, banana plants and 5 varieties of gorgeous bamboo. The Stark family have been sharing The VILLA with tenants and guests for over 20 years, and we enjoy every minute of it! Being able to share our home with so many friendly faces is a true blessing that we cherish everyday! MT TABOR PARK: Explore Mt Tabor park! Our villa is located on Portland’s prestigious Mt Tabor. Portland is one of three cities in the United States to have an extinct volcano within its boundaries. Mt Tabor Park boasts gently curving parkways, native plants, a water reservoir, long flights of stairs, numerous walking trails, nursery garden and great views of the city! BIKE PATH: The Villa is one block from a designated bike path that leads to downtown. LOCATION: Our villa is located about 8-10 minutes from both the Airport & Downtown.
