I invite you to read the reviews of our previous guests to familiarize yourselves with their experience staying in our Airbnb and San Marcos THE HOUSE This three level lakefront house features two executive suites with a big front and back garden on the ground level and a big balcony with jacuzzi on the second floor both with garden furniture In each level there is a full bathroom. The space is an open plan , loft style with four meters height ceiling (13 feet) and 110 square meters equivalent to 1200 square feet. equipped with the best quality furniture, art paintings, lighting fixtures with dimmers, providing a beautiful warm and cozy atmosphere at night. State of the art kitchen appliances and accessories. On the second floor there’s a 65 inches smart TV with Denon amplifier and Kef sound system. None of this would be enjoyable without a good internet connection so we have set up a Starlink satellite system for a strong wifi signal. The rooftop is perfect for star gazing, yoga and exercise The property does not have private parking but we can help to find it very close to the house. To reach the property you can come by boat straight to the house dock or by road and we can help to find a private parking spot very close to the house. Access to the house is lakefront. The house is located in a true tropical paradise: lush, green, vibrant and full of natural life. As in any natural environment, the landscape here changes with the seasons - there is a rainy season (May to October) and a dry season (November to May). Because nature flourishes and is abundant it is normal to encounter local creatures such as insects, ants, spiders, geckos, bats, scorpions, etc. These are simply part of the ecosystem that surrounds the house and live all around lake Atitlan. We make every effort to keep them away and maintain the interior as comfortable as possible, but given the setting, there is always a chance they may come and go. In tropical environments like this, the natural ecosystem works in cycles. At times you may find a dead insect, spider or scorpion. When that happens, ants quickly appear, as they naturally seek out these remains as a food source. Try not to eat in bed or leave crumbs of food lying around. Ants do not represent any danger or cause any problems for us. We appreciate your understanding and hope this helps you enjoy the experience with the right expectations. Step outside into the backyard and enjoy our outdoor soaking tub! Perfect for a relaxing dip under the stars or a refreshing afternoon soak. Please note that because it is an outdoor feature, it is designed as an ambient-temperature soaking tub rather than a high-heat hot tub. It offers a wonderfully soothing, lukewarm bath experience, but will not reach steaming commercial spa temperatures. The rate is initially set for two guests with access to the ground floor of the house and the use of the jacuzzi-hot tub on the second floor balcony, as well as the rooftop to use for yoga, exercise and full view of the lake and volcanoes. Use of the second level open plan with king size bed, living room, full bathroom and balcony with jacuzzi can be rented for an extra fee if you are two people and want to use the whole house Other things to note The rate is initially set for two guests for the use of the downstairs area with access to the jacuzzi - hot tub on the second floor balcony and the rooftop area. The downstairs open plan area includes a king size bed, a fully equipped kitchen a full bathroom and a living area with three leather sofas and an outdoor area with garden furniture and dinning table. The second floor of the house or upstairs area rents for an extra rate depending on the amount of people. It is an open floor plan with king size bed and a full bathroom.
