Located directly across from Moody Beach, with multiple public beach access points just .2–.4 miles away, you can easily spend your days walking the shore, enjoying the surf, and soaking in one of New England’s most beautiful coastal settings. Things to Know Cooling: Two mini-split AC units (one per floor) Heat: 2 Mini-splits and electric baseboard heat Guest access Check-in is at 4pm, and check-out is at 10am. During peak season (Memorial Day through Labor Day and holidays), early check-in is not available. Outside peak season, early check-in or late checkout may be available for a fee - if offered, you'll receive an email or text message. Entry is through a digital deadbolt on the front door. Enter your 10-digit code and wait 3-5 seconds for the locking mechanism to disengage completely - you may hear a click. Once unlocked, rotate the deadbolt away from the doorframe to open the door. If you enter the code incorrectly, the light will flash red; press the Schlage button to reset and try again. After four unsuccessful attempts, the lock will engage for 30 seconds before you can try again. To lock the door when leaving, press the Schlage button and rotate the deadbolt toward the doorframe. There is a backup lockbox on site at the deck entrance door for emergencies. Contact the property for the lockbox code if needed. Other things to note The home has two mini-split air conditioning units - one in the dining room and one in the master bedroom. There is also electric baseboard heat throughout, with three separate thermostats (living room, master bedroom, and second-floor bedroom 2). Each mini-split has its own remote. Two Roku TVs are available - one in the living room and one in the master bedroom. From May through September, you'll have access to outdoor patio furniture, a gas grill, and a fire pit. The shed is locked and not available for guest use. Electric car charging is not available on-site. You can find nearby charging stations; options include Wells town hall, Wells public library, and York Hannaford supermarket. This property is in beautiful Southern Maine where insects and pests are part of the natural environment. Homeowners maintain monthly pest control, but complete elimination is not guaranteed. Depending on the season, you may encounter mosquitoes, black flies, ticks, sand fleas, spiders, beetles, ants, no-see-ums, beach flies, deer flies, and houseflies. Please bring bug spray for outdoor activities.
