Beautiful cottage with sauna in the countryside

Discover a fantastically beautiful and quiet house in the Bavarian Prealps in the middle of an original village. The house offers you comfort and idyll at the same time. In the single vacation home near Bad Tölz, you can relax with the whole family. The spacious garden, the spacious living area with tiled stove and the sauna invite you to do so on cold days. Experience the Upper Bavarian charm and explore the diverse destinations right outside your front door. The space Welcome to your temporary home! This spacious, 220 m² holiday home with ground and upper floor is quiet and offers you everything you need for a relaxing stay: Ground floor Living and dining area (40m²) The spacious living and dining area with a tiled stove offers plenty of space to feel good. Enjoy shared meals at the dining table designed for 10 people. The adjoining kitchen (12m2) is fully equipped with oven, stove, microwave, dishwasher, fridge and small freezer. In the living room is a large sofa and the Smart TV. If necessary, an 11th person can sleep on the sofa. Terrace (35 m2) The spacious terrace invites you to relax or enjoy meals outdoors. Garden furniture is provided. An awning gives you soothing shade on hot summer days. You are welcome to grill on the terrace. On the ground floor there is a guest toilet, the laundry room with a washer/dryer and a clothes rack, the sauna with shower, the exercise bike, the football fox and the dart board. The fifth bedroom (18m2) with a large box spring bed (180 x 200cm) and high-quality mattresses is on the ground floor. In this room there is the safe and a small desk. Upper floor The other 4 bedrooms (12 m² - 20 m²) are all equipped with large box spring beds (180 x 200 cm) and high-quality mattresses. In all bedrooms there are dessert with lamps, suitcase racks and clothes racks. Some of the bedrooms are still equipped with a small desk, secretary and armchair. From some bedrooms you have access to the balcony. In the fourth bedroom there is direct access to the second bathroom (6m2) with toilet and shower. Upstairs is the first bathroom (10m2) with a shower, bathtub, toilet and personal scale. The bathroom is equipped with underfloor heating. A small utility room is upstairs. Great to know Heat: There is central heating in the rooms and underfloor heating in the bathroom. In addition, there is a tiled stove in the living and dining area, which provides cozy warmth on cold days/evenings. For long stays, an intermediate cleaning with towel change is possible by arrangement for €150. Internet: The entire house is equipped with fast Wi-Fi (100Mbps). The cottage belongs to the country inn "Beim Huber in Linden" family Barbara & Rochus Mayer, which is located on the opposite side of the street. Here, breakfast can be booked on site for €12 per person (children 6-12 years old) €9. Check-in from 3 pm; check-out by 10 am. You can pick up the house key at the reception "Bij Huber in Linden" Dietramszeller Str. 9. (if you arrive later than 19:00, we will leave your key at the reception) Our restaurant is only open on Thursday evening from 6pm. We would like to ask for prior reservation at 08027/585. A small kiosk with snacks, frozen pizza, drinks, etc. is available to you 7 days/24h "Bei Huber in Linden" available on the 1st floor. Children: Children of all ages are welcome! A public playground is very close. Party: Parties are not allowed. However, you are welcome to invite friends or family. (there are plenty of dishes available) Smoking: Smoking is only allowed in the outdoor areas, ashtrays are available. Pets: Pets are not allowed to protect pet hair allergy sufferers. Guest access The cottage can be reached via the Kindergartenweg. A parking space for your car is right in front of the house. The cottage has a separate entrance. On the second floor there is a small attic apartment that is permanently rented.
