The space Completely rebuilt in 2021, this expansive 8.3 acre property is located amidst mountains and vineyards. While here, you will be able to recharge fully and be completely in tune with nature. With plenty of space to relax indoors and outdoors by the pool, play a game of billiards or bocce, this family friendly home is surely the perfect space for your next staycation. Location: We are centrally located to all major towns, and minutes away from several Michelin- star restaurants and world class wineries. - Santa Rosa Downtown: 15 mins - Healdsburg: 20 mins - Calistoga: 25 mins - Sonoma: 30 mins - St. Helena: 35 mins - Napa: 50 mins Bedrooms: There are a total of 4 bedrooms and 3 full size bathrooms. We have two master en-suite bedrooms with private bathrooms, located on either side of the home. There are 2 additional bedrooms which share a full size bathroom. All bedrooms have extremely comfortable memory foam mattresses with Egyptian Cotton linens. Here you can have an up close view of 20 year old Zinfandel vines ✓ Fully stocked coffee and tea station with Nespresso coffee machine, pods and milk frother for the perfect morning beverage. ✓ Smart TV in living room with a variety of streaming apps including Netflix, Amazon Prime, HBO max. ✓ Plenty of board games, a billiards table, cornhole and bocce ball court available for entertainment ✓ Fully stocked kitchen with high end appliances to make crowd pleasing meals ✓ Plenty of outdoor seating space for indoor/outdoor living, with fire pit access on the front porch ✓ BBQ grill with propane gas tank for use in kitchen patio for outdoor dining experience Outdoor Space: There is a large front porch area with ample seating for you to enjoy the Morning views with a cup of coffee or the clear night skies, by the fire pit, with a glass of wine. There is a large patio right by the kitchen with access to backyard space and BBQ grill. Plenty of seating located in the kitchen patio to enjoy an outdoor dining experience or some quiet time. There is also space for guests to hang out by the pool either on the sun loungers or the shaded lounge seating in the pool house. Pets: House trained pets are allowed but will limit to 1 pet per booking. Pet fee is $118 per pet per booking. Please NO pets allowed on furniture or beds. Children: We request that all children be supervised while outdoors and especially around the swing, pool areas, and vineyards because of inclined landscapes and risk of falls. Items such as Pack n play with mattress, children's dinnerware, and high chair available. Additional Info: 1. Absolutely NO parties allowed! 2. Any additional daytime guests must be approved by host. 3. All overnight guests must be listed on the reservation. 4. Quiet hours are 9 PM to 7 AM and are strictly enforced! Noise monitors are located inside and outside the home for noise monitoring to avoid any disturbance to neighbors. Guest access Guest can access the entire home and property during their stay. Garage access NOT provided and is for owner use only. Wildlife frequent the neighborhood, including turkeys, deer, dozens of native birds, baby foxes. We do NOT recommend interacting with, feeding, or disturbing the natural wildlife. Please supervise all young children and pets while outdoors. Vineyard access is available for self-tour only by request and only during specific access hours. Please note that the private lane should ONLY be accessed to enter and exit the property. Out of respect for our neighbors, please do not walk or drive around the neighborhood for recreation. Other things to note Please note the pool is NOT heated. Please check with the host prior to accessing the vineyards. Access will only be provided during daylight hours and you can self-tour. Please note that out of respect for our neighbors, we will only consider guests with verified accounts and positive reviews. We love the peace and quiet this part of wine country offers, and want to keep it that way. BY BOOKING THIS LISTING YOU AGREE TO: FOLLOW RULES: Sonoma county mandates quiet hours from 9PM - 7AM. This is strictly enforced in the neighborhood. This means after 9PM no loud noises *outside* (front yard or backyard, pool etc.) and no loud music etc. *inside* the house. We kindly request you to adhere to these rules. Any additional cost acquired due to complaints will be passed on to the guest(s). WILDFIRE RISK: Our home is located in a high risk zone for wildfires. Please be extremely cautious when using the BBQ grill and fire pit. NO open flames inside or outside the home. NO smoking inside the house either. WAIVER OF LIABILITY: for pool, swing, outdoor decks/patio, area around the property and inside the property etc. herein referred to as Special Feature. It is the Guest's responsibility to learn about safety precautions concerning utilizing or being around Special Features. Guest understands that the area surrounding Special Feature is not fenced or secure, and there are special risks that may be involved for anyone, in particular children who are not carefully supervised, person(s) intoxicated, on any kinds of drugs or medication, with health risks or if pregnant. Guest agrees to explain the risks of the presence and use of Special Feature to all guests at the property. Guest agrees to instruct all guests on premises to not access any off-limit, or unsafe sections of the property. Guest agrees to assume all responsibility to make aware all occupants aware of these risks and for the consequences of those risks and to be fully and solely responsible for any accidents that may occur. Guest agrees to waive any claim whatsoever against property owner or manager for injuries or claims. HOLD HARMLESS: The Guest and all occupants shall hereby indemnify and hold harmless the manager and property owner against any and all claims of personal injury, property damage or loss arising from use of the premises regardless of the nature of the accident, injury or loss. Guests also expressly recognize that any insurance for property damage or loss which the Landlord may maintain on the property does not cover the personal property of Guests, and that Guests should purchase their own insurance if such coverage is desired.
