Walk out of the back door directly into 23 acres of private meadows, fields and woodland. Fire pit, open skies, stars, fireflies. Parking for two cars at the end of a long, private driveway on a quiet road. Taking into account the absence of fencing, guests at the adjacent property, livestock on adjoining farms and the cheerful variety of woodland creatures sniffing about, pets must be on a leash 100% of the time when outside. In winter snow season access to the studio can be slippery. The driveway is plowed, compacted snow. Whilst 4wd is recommended, the studio is also accessible by parking and walking on the rare occasions 2wd isn't doing the job. Great area for hiking, bicycling, visiting antique stores, yard sales, skiing and snowshoeing in winter, the Book Village of Hobart, Bovina, Delhi, Andes and Meredith and many other undiscovered villages nearby. We can point you to trails, swimming holes, pack you a picnic, recommend farm-stands, other places to eat, walk, ride. Guest access All 23 acres are available to explore, except for the garden and lawn directly in front of the Earth House. The backyard and lower field are exclusive to the Studio. There are trails up the mountain and you are welcome to explore! Other things to note A reminder that we are out in the middle of the woods. There is no cellphone reception without driving 1/2 mile. Insects and animals are a fact of life--please do not book our property if this is not the right setting for you. Please also note the 23 acre property is shared with our other one bedroom listing, Earth House. Each listing has its own parking and fully private yards, but kindly note that everything is within shouting distance in the tranquility upstate, so be mindful of quiet hours in the evening.
