Our studio condo is located right on the beach! The room has two queen beds that can sleep four and a table that can sit 4. This unit is independently owned and operated. Our unit has a balcony where you can sit with two Adirondack chairs and a little table to hold your drinks while you enjoy and relax with the ocean breeze and direct ocean front view. The space Please note, our WI-FI is provided by Spectrum. We are not responsible for occasional outages or provider related issues. Other things to note Please read everything before booking. We are not a traditional hotel and are offering personal property for the use and enjoyment of other guests. We have recently performed a gut renovation and the unit is brand new. ● LAUNDRY is on premises. There are 3 ways to pay. Credit card insert, tap or through the app. The app will tell you when your laundry is finished and also if there are any machines available. There is signage to the right of the machines that will give you explanation on how to use the system. ● NO TRAILER parking allowed on property. ● Pool and direct beach access are open (but please inquire to CONFIRM). ● NO SMOKING/VAPING NO PETS ALLOWED ● Please note: NO STOVE/COOKTOP OR HOT PLATE at the property. ● AC/HEAT: Our complex's cooling/heating systems are shared by all units. Each unit has a thermostat that can turn the system ON or OFF. The Condominium Association controls whether the system is set to cooling or heating mode, depending on the weather. ● We are a no smoking unit, but we cannot control the other units and/or guests and what they choose to do. ● Ironing board available in unit. ● THERE IS NO OVEN OR STOVE. ONE FREE PARKING SPOT WITH A PASS PROVIDED FOE THE DURATION OF YOUR STAY ⸻ Important Guest Notice – Please Read Before Booking ✅ Check-In Inspection Window You have 15 minutes upon check-in to inspect the unit and report any issues through Airbnb messaging. If no issues are reported within this window, it will be understood that you accept the unit as-is and find it satisfactory. No claims can be made afterward about the condition, cleanliness, comfort, or expectations of the space. ✅ No Claims After Initial Acceptance If you choose to remain in the unit beyond the first 15 minutes without reporting an issue, you waive the right to complain about things such as: • Comfort (e.g., mattress firmness) • Cleanliness concerns • Misalignment with expectations or listing details ✅ Cancellations Must Be Guest-Initiated If you are not satisfied, it is your responsibility to cancel your booking within the inspection window and arrange alternative accommodations at your own cost. The host is not responsible for relocation or refunds after that time. ✅ Communication Must Be Through Airbnb Only All communication must go through Airbnb’s platform. Direct calls, texts, or emails are not recognized for resolving any issues. ✅ Early Check-In / Late Checkout Requests for early check-in or late checkout are not guaranteed and are handled case by case. Availability depends on same-day bookings and cleaning needs. Advance confirmation is not possible. ✅ Air Conditioning, Pool, and Elevator These amenities are managed by the building (condo association), not the host. Outages or malfunctions may occur and are outside the host’s control. By booking, you accept this and agree the host is not liable for any inconvenience caused. ✅ Parking Passes & Towing If a parking pass is provided, it must be properly displayed at all times. You are fully responsible for its safekeeping. The host is not responsible for any towing, fines, or fees resulting from lost or improperly used passes. A $125 fee will be charged for any lost, misplaced, or unreturned parking pass. Replacement passes may not be available, and towing is strictly enforced by the building. ✅ No Pets Allowed Pets are not permitted in the unit under any circumstances. Violation of this policy may result in a cleaning fee, immediate cancellation of your stay, and/or additional charges as per Airbnb’s terms. ✅ Checkout Responsibilities Before leaving, guests must: • Wash all used dishes and kitchen items • Dispose of all trash in the designated bins • Do not strip the bed; the cleaning team will handle this Failure to follow these checkout instructions may result in additional cleaning charges. ✅ By booking this unit, you agree to all the rules and terms above.
