It features a Smart TV with streaming apps, giving you access to all your subscription platforms, a desk for working, and a sofa that converts into a fold-down double bed, perfect for two people. It also has access to a small balcony overlooking the street. Being in the city center, the windows capture the typical urban noise of the area. 🍴 Kitchen: Equipped with an induction cooktop, oven, dishwasher, washing machine, refrigerator, and complete kitchenware. 🚿 Bathroom: A spacious and modern separate bathroom with a shower. ⭐ Climate Control: Air conditioning and a radiator allow you to adjust the temperature to your liking year-round. 🔔 Access: The building does not have an elevator. The apartment is located on the first floor, so you will need to climb stairs. Please keep this in mind if you have reduced mobility or a lot of luggage. The hot water system uses an electric water heater. Moderate consumption is recommended; if it runs out, the refill time is approximately 30-40 minutes. Other things to note 🏡House Rules To ensure a pleasant stay and harmonious coexistence with the neighbors, please keep the following guidelines in mind: This apartment is available exclusively for visits to family or friends, attending exams, events, medical appointments, tests, and other non-tourist purposes. Vacation or tourist use is not permitted. -Quiet and Rest: Quiet hours are from 10:00 PM to 10:00 AM. Please respect the neighbors' peace and quiet both inside the apartment and in the building's common areas. -Smoking-Free Environment: Smoking is not permitted in the accommodation. A €50 cleaning fee will be charged for violations. -Check-in/Check-out: Check-in is in person. Please contact me through the app to arrange your arrival. The standard check-in time is 3:00 PM in person. I can be flexible with check-out times as long as the availability of departing guests allows it. Late Check-in: - Arrivals after 10:00 PM have an additional cost of €20. - Arrivals after midnight have an additional cost of €30. - Key Custody: Please make sure you keep your keys with you. Losing your keys will incur a penalty of €100. Forgetting your key or requiring a locksmith or someone with an additional key will incur a €50 charge. - Cleaning and Maintenance: We trust that you will keep the accommodation in reasonable condition. If the apartment requires deep cleaning at check-out, an additional charge will apply. Similarly, if the linens (towels, sheets, blankets, etc.) have stubborn stains, an extra fee may apply depending on the difficulty of the stain removal. - A crib and high chair are available upon request. - Trash should be placed in a bin in front of the building entrance, on the street, after 8:00 PM. - Clothesline: Please note that, according to building regulations and to maintain the aesthetics of the facade, hanging clothes on the windows and balcony is prohibited. For your convenience, the apartment has a portable clothesline inside the unit. Thank you for your cooperation in preserving the order and appearance of the building during your stay. - Security Deposit: In certain cases, I may request an additional security deposit to ensure compliance with the rules and the peace and quiet of the neighbors. - I will require each tenant to sign a temporary contract, which will be sent electronically before moving in. This is an additional measure for the security of both the tenant and the property owner. - FAILURE TO FOLLOW THE HOUSE RULES MAY RESULT IN THE FORFEITURE OF THE SECURITY DEPOSIT.
