Large space with dresser, side tables and reading chair. Room has smart -TV and closet. Bedroom has en-suite bath. 🛌 BEDROOM #2 Across the hall from primary, features a King bed and single bunkbed room. Room has smart -TV and closet. Small cozy bunk desk and chair make taking a zoom call quiet and secluded. 🛌 BEDROOM #3 Down the hall features spacious room with two queen beds. This room is completed by a desk and chair, perfect for work-from-home. Room has smart -TV and closet. 🛌 BEDROOM #4 Features queen bed and black-metal frame single bed. Room has smart -TV and dresser in closet. ↟ BATHROOMS ↟ The home has three full bathrooms. One is located on the first floor just off the kitchen/living room and two upstairs. Bathtub for bathing littles is located just off bedrooms #3 and #4. All bathrooms offer complimentary linens. ↟ LIVING ROOMS ↟ The main living room is designed for making memories in this custom circular room with glass windows over-looking the backyard and firepit. There are two comfy navy-blue sleeper sectionals and additional chair seating. Centered around 65” smart-TV and electric fireplace, this is the ideal room to relax and enjoy time with friends and family. Secondary living room is just through the kitchen up a short flight of stairs, outfitted with two sofas perfect for watching a sporting event, getting cozy for a movie night or hooking up the perfect gaming console you brought from home that your littles just couldn’t leave behind. Square off with friends around the brand-new shuffleboard or bust out one of the many provided board games around the coffee table. Again, take advantage of your favorite streaming apps on the brand-new 55” smart-TV. ↟ KITCHEN ↟ The chef in your group will love how accessible and open this kitchen is, with direct access to the dining table and billiards room or secondary living room. We provide all the appliances, utensils and cookware needed to feel right at home. Think: toaster oven/air fryer, pots & pans, serving trays, all the dishes you need to whip up a meal to remember. The homeowner has provided both a Keurig and a standard coffee pot to kickstart your morning routine. Stand-mixer, blender and baking pans found in kitchen. ↟ DINING AREA ↟ Dining is available just off the kitchen with a beautiful handmade live edge table for ten-person dining and bar seating at the kitchen island for six. Additionally, the pool table can be set for the ultimate large dining event. The well-appointed table is the perfect backdrop for mealtime or some friendly game-time competition. ↟ OUTDOOR SPACE ↟ The home sits on a large, wooded lot where you’ll find a firepit with 6 Adirondack chairs, perfect for campfires & smores with family and friends in the backyard. Outdoor brand-new BBQ is just off the side door living room. Dining table with 8 chairs can be found outside as well. Other things to note ➡️ Guests under 25 must be accompanied by a parent or legal guardian for the duration of the reservation. 🧹 Note: THE HYLANDS at Lake Harmony is a large home with many amenities, and thus we pay a premium to keep it sparkling clean for guests. We DO NOT make ANY money on the cleaning fee or on Airbnb’s guest service fee. ADDITIONAL INFORMATION: ✷ The HYLANDS offers a well-stocked kitchen with all utensils needed to cook meals. There is also a "starter set" of paper products at the house: a roll of toilet paper per bath, several garbage bags, a small vial of dishwashing liquid, a few tablets of dishwasher detergent, some laundry pods, a roll of paper towels, hand soap. There are enough of these items for one night, or maybe two, but we do not resupply mid-stay. We only have one hair dryer in the home. ✷ High-Speed Internet is provided by Breezeline, good for streaming (Netflix, Hulu, etc.) and video conferencing (Zoom) ✷ Owner monitors the exterior of the home with security cameras, but interior and hot tub area is not monitored. ✷ Firewood can be purchased locally at The Hub or Lake Harmony Market. ✷ Bed sheets/linens are provided. Beds are also comfortably furnished with mattress protectors, pillows with protectors, comforters, extra blankets, and quilts. ✷ Body & Hand Towels (1 per guest) are provided, and we please ask that you use black washcloths for face & makeup. We do not provide beach towels. ✷ Check-in is at 4pm and check-out is promptly at 11am. >> There will be a late check-out charge incurred of $150 for each hour past the 11am check-out time. >> Late check-out requests may be made via the online booking platform, beginning 24 hours prior to the actual check-out date and time (11am the day prior). Late check-out will be considered on a case-by-case basis and will only be considered if there is no other guest checking in that same day. >> If late check-out is approved, the fee will be $50 per additional hour. Alternatively, the Host may offer a discount to extend the stay for an additional day. ✷ CANCELLATION POLICY - Bookings canceled 30+ days before arrival will receive a refund of the deposit. Bookings canceled between 15-29 days before arrival will receive a refund of half of the deposit. Bookings canceled within 14 days of arrival are not entitled to a refund unless the reservation dates are rebooked to another guest. All bookings are subject to a $50 cancellation fee. No-Smoking Policy Smoking Prohibited Indoors Smoking of any kind is strictly prohibited inside the property. This includes, but is not limited to, tobacco, cannabis, vaping devices (e-cigarettes), and any other form of smoking or vaping. Outdoor Smoking Smoking is only permitted in designated outdoor areas (describe the specific areas, e.g., “the driveway”). Guests must dispose of cigarette butts responsibly and ensure smoke does not enter the property through doors or windows. Fines for Violations If there is any evidence of smoking inside the property, including odors, ashes, cigarette butts, or damage caused by smoking, a fine of $200 to $1,000 will be charged. The amount will depend on the extent of damage and cleaning required. Additionally, any costs associated with professional cleaning or repairs will be passed on to the guest. Smoke Detection To enforce this policy, we use smoke detection devices and outdoor security cameras (complying with Airbnb’s privacy guidelines) to monitor for smoking-related activity. These devices are installed to protect the property and ensure the safety and comfort of all guests. Immediate Actions If evidence of smoking is found during your stay, you may be asked to vacate the property without a refund, and applicable fines will be charged. Continued violation may result in further actions, including reporting to Airbnb and a negative review. Professional Cleaning In the event of indoor smoking, the property will require professional deep cleaning to remove smoke odors and restore it to a clean state for future guests. Any related charges, including the use of ozone machines or special cleaning services, will be passed on to the guest responsible. By booking this property, you agree to adhere to this no-smoking policy. Guest access When you stay at THE HYLANDS at Lake Harmony, this is your home. You have full access to the property, inside and out, with the exception of the locked owners’ closet & basement. A unique code will be given to guests prior to their stay, granting you seamless access to the home.
