This is a large 5-bedroom, 4-bathroom villa, perfect for you to stay with your family and friends, with a maximum capacity of 12 guests. We have prepared 3 king-size beds, 2 queen-size beds, 1 single bed and 2 air mattresses for your use. The house is fully furnished with complete kitchenware and all kinds of home appliances. The property boasts convenient surrounding amenities. A large supermarket, shopping centre, various restaurants and bus stops are all within a 15-minute walking distance. Do not use it. This area is not listed as an included amenity. * Theatre room equipment hours: The theatre system will be powered off and unavailable from 11:00 PM to 10:00 AM. * Neighbour notice: The rear resident accesses their private cabin via a separate path beside the driveway. They are a quiet, tidy and polite young couple who work full-time during the day and cause no noise. * Seasonings, food, face towels, toothbrushes and toothpaste are not provided. We only supply shampoo, body wash, toilet paper, dish soap, laundry detergent and kitchen paper. 😊All facilities advertised in the listing are fully provided for your comfortable stay. No information provided during the booking process shall be deemed a valid basis for complaints. ⚠️ Some Facilities Are Not Available (On-site notices are posted and must be followed strictly) There are a total of 3 kitchens in the house: The large Western-style kitchen on the ground floor is out of order; only the oven can be used, and all other appliances are prohibited. The basement kitchen and basement bedroom are completely off-limits for entry and use. Please use the small Chinese-style kitchen next to the ground-floor Western kitchen. All facilities work perfectly, and the stove comes with an igniter. Avoid oil stains and food residue blocking the stove vents while cooking. The gym is unattended with incomplete equipment and is not listed as an official property amenity. Usage is forbidden. ⚠️ House Layout This is a two-storey house with stairs: 4 bedrooms upstairs and 1 bedroom on the ground floor, 5 bedrooms in total. ⚠️ Air Conditioning & Heating The central air conditioner runs in energy-saving mode and shuts down automatically after 2 consecutive hours of operation. ⚠️HOUSE RULES 1. Registered Guests Only Only guests included in the booking are permitted on the property. No additional guests or visitors are allowed without prior written approval. 2. No Parties or Events Parties, celebrations, gatherings, events, functions, or group activities are strictly prohibited. 3. Quiet Hours Quiet hours are strictly enforced from 10:00 PM to 8:00 AM daily. Guests must keep noise to a minimum during these hours. 4. Outdoor Areas Outdoor areas, including balconies, patios, and backyard spaces, must not be used after 10:00 PM. No outdoor gatherings after 10:00 PM. 5. Balcony and Outdoor Noise No speakers, amplified music, shouting, singing, or excessive noise are permitted in any outdoor area at any time. 6. Cinema Room Cinema Room operating hours are from 8:00 AM to 11:00 PM only. Volume must be kept at a reasonable level at all times. 7. Respect for Neighbours This property is located in a quiet residential neighbourhood. Any behaviour that disturbs neighbours may result in immediate termination of the stay without refund. By booking this property, guests acknowledge and agree to comply with all house rules. * We provide one bath towel per person and 1–2 hand towels per bathroom. Extra towels or bath towels are available for $10 AUD each. Extra bed linens cost $ 50 AUD (please confirm at least 1 day before check-in). * No parties and quiet hours: Our property is not suitable for parties or events. Please observe quiet hours after 10 pm. Neighbours may contact us, local security, or the police if excessive noise occurs after 10 pm. * Check-in and check-out instructions: Check-in instructions will be automatically provided at least 1 day prior to your stay via a mobile app link (iOS, Android, or desktop) where you can view detailed instructions, photos, and location information. If you cannot access the link, feel free to contact me for help :) * Check-out instructions will also be provided automatically at least 1 day before departure. Please remember to take a photo of the key after you check out. * Last-minute bookings: We usually need at least one day to arrange cleaning and notify our staff of special check-in requirements. Same-day bookings may not be able to check in at 3:00 pm, but we will try our best to accommodate your arrival time — please message us before booking. * Early check-in requests: Unlike hotels, we do not have on-site cleaning staff. Our cleaners usually schedule work the day before check-in. Standard check-in is 3:00 pm to ensure the property is ready for your arrival. Please contact us at least 1 day in advance for early check-in requests. Unfortunately, same-day early check-in cannot be guaranteed — we appreciate your understanding! * Late check-out requests: We understand that sometimes you may enjoy staying a little longer! However, other guests may check in on your departure day, and unlike a hotel, we do not have spare rooms. All late check-out requests must be made at least 1 day in advance to ensure our cleaning crew has enough time. If you need to check out after 12:00 pm, an additional half-day rate will be charged via Airbnb, payable before the night of departure. Same-day late check-out requests cannot be accommodated. If no late check-out is approved, our cleaners will begin work at 10:00 am and will have access to the property. * Rebooking is subject to availability and new daily rates, which may differ from your original booking. New check-in dates must be within 90 days — please contact us to confirm availability. * Please keep the property key and key fob with you at all times. Lost keys or emergency key delivery will incur $180 AUD. Any emergency locksmith costs will be the guest’s responsibility (starting from $180 AUD). * Please leave the property clean and tidy. Guests are responsible for any damage or extra cleaning required beyond standard cleaning. * To account for individual differences in allergy sensitivities and food safety concerns (to avoid food/condiments being contaminated with unknown substances), this property does not provide any edible food items or condiments.
