Guest access ● Self-check-in with keyless entry - Access code will be sent out once the HOA rental agreement is signed ● Driveway parking for up to 6 vehicles ● Towamensing Trails community access, including amenities and trash center. 8 wristbands provided per group ● You’ll receive our automated check-in instructions 📩 24 hours before your arrival, so everything you need will be ready ahead of time for a smooth and easy check-in! ● Our homes use electronic door locks 🔐 for your convenience. A door code will be sent to you automatically ⏰ 2 hours before check-in time, unless you’re checking in earlier. ● When it’s time to head out, we’ve got you covered too! 🧼🕒 Our checkout instructions will be sent a day before your departure, you'll receive them at 2:00 PM the day before your checkout. Other things to note ‼️ Important House & HOA Rules‼️ ⚠️ Quiet hours are 9 pm - 7 am. If a complaint is filed from the HOA/Neighbor it will result in a $500 fine. ⚠️ If there is any loud excessive music that causes a noise complaint you will be fined $250 due to getting a complaint. ⚠️ Fireworks are NEVER permitted by the HOA. A $1000 fine will be charged if fireworks are lighten off at the home. ⚠️ No parties. We have strict rules against house parties in our home ⚠️ No extra guests without prior approval ⚠️ No Smoking within 25 feet of the property. There is a $500 fine for smoking in the unit. ⚠️ No trash should ever be left outside at the property including on the balcony. The HOA is very strict and issues a $310 penalty if any garbage is left outside. All guests are required to dispose of their trash at the community dumpster. ⚠️ Surfaces may be slippery when icy/wet. Walk, run, drive, and park at your own risk in any area on the property. Salt/Shovels are provided at the home for use throughout your stay. (Winter Season) ⚠️ We do our best to ensure there is propane available for grills and/or fire pits, but cannot guarantee there will be propane for use throughout your stay. If all available tanks are empty, we ask that you refill a tank and provide a receipt for reimbursement. Note: be sure to refill/replace the existing tanks - do not purchase a brand new tank. ⚠️ Given our property's rural setting, you might occasionally notice small, non-harmful insects. Rest assured, we have comprehensive, year-round pest control measures in place and work hard to minimize these encounters. Thank you for your understanding, and please let us know if you have any concerns! ⚠️Friendly Note: 🐻 Since our home is tucked in nature, you may spot a black bear in the area from time to time. No worries - they’re generally well-behaved and prefer to keep their distance from people. As long as food and trash are secured, they’ll simply wander by and continue on their way. ⚠️Winter Driving Note❄️: During winter months, 4WD/AWD is strongly recommended for safe and comfortable access, as mountain roads can be snowy or icy. We do our best to have the driveway plowed, but weather can change quickly and conditions may vary. If a vehicle becomes stuck, guests are responsible for arranging and covering any towing or assistance needed. ⚠️ Lost & Found Shipping Policy: If personal items are left behind, we’re happy to arrange return shipping 📦 — please note a $50 handling fee will apply for retrieval and coordination, separate from and in addition to all shipping and delivery costs 🚚 (shipping/delivery fees are not included in the $50 fee). __________________________________________________________________________ ‼️ Important Notes 📌 Submitting a valid ID and signing our rental agreement after your reservation is confirmed is required for this property. If these steps are not completed, your reservation will be cancelled. 📌 A refundable security deposit is required for all one-night reservations and for any bookings made outside of Airbnb. For reservations booked through Airbnb, the security deposit is offered only as an optional add-on that guests may choose to include at the time of booking for extra damage insurance. 📌 For Airbnb reservations with a one-night stay, an additional damage waiver of $100–$200 is required. This waiver is requested through the Airbnb Resolution Center and provides coverage up to the amount paid. If any damage exceeds this coverage, the terms and conditions outlined in your rental agreement will apply. __________________________________________________________________________ ♨️ Hot Tub Notice – Please Read 😊 📌We strive to maintain the highest standards of cleanliness and hygiene. Occasionally, if a previous guest hasn’t followed proper usage guidelines, we may need to drain, clean, and refill the hot tub before your stay for health and safety reasons 🧼🦠. If this happens, please note that it may take until the evening of your first night (or slightly longer, depending on the weather) for the water to fully heat back up 🔥🌙. We totally get that guests look forward to relaxing in the hot tub, and we only perform this maintenance when absolutely necessary to ensure a clean and safe experience for everyone 💧👍. 📌For transparency, please know that our hot tub is professionally serviced after every reservation, and our tech team sends us time-stamped photos once the cleaning and servicing is completed — we keep those photos on file to confirm it’s been properly cleaned and ready for each new guest. Lastly, if you request any additional hot tub cleaning/service during your stay (outside of our standard post-checkout service), it will come with an additional fee and will be billed to the guest. __________________________________________________________________________ ➡️ Rental forms are required by our HOA and must be completed at least 72 hours prior to your stay. ⚠️ Amenity Badges (Important Update for 2026) Effective January 1, 2026, the Towamensing Trails Property Owners Association has updated its rental program. Eight (8) blue amenity badges with lanyards will replace wristbands. These are permanent badges provided for guest use during your stay. 📌 Please DO NOT TAKE THE BADGES HOME or DISCARD them. All badges must be returned to the property and placed back in their designated location at the end of your stay. 🚨 IMPORTANT: If any amenity badges are LOST or STOLEN after checkout, a $150 replacement fee will apply. ⚠️ Please note that rental packet and car pass registration fees will be collected separately from your reservation. Please see the fee breakdown below: 🔴 $7 per vehicle car pass – fee depends on the number of cars registered. 🔴 Sample calculation: 4 vehicles ($28) = $28 total HOA fee 📌 Please note: These are not host-imposed fees. This means larger families and groups can now enjoy the amenities together without limitations. 📌For example: Since our maximum limit is 14 guests, you can buy 6 extra day passes for your group. 🎟️ How to Get Extra Wristbands: ▪️ Visit the Boat Rental Office (near the lake and beach area adjacent to the community's clubhouse) ▪️ Bring your rental packet and photo ID. ▪️ Cost: $10 per person, per day ▪️ Payment must be made in Cash ▪️ Children under 5 still do not need a wristband!
