Violations of any part of rental agreement and/or CC&R’s (copy available at condo) will result in forfeiture of rent and may lead to fines and immediate eviction. Number of guests must not exceed original number of guests during booking. People other than those in the Guest party as originally agreed upon may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest. • Minimum rental age is 25. Primary adult occupant guest (25 and older) acknowledges that he or she is legally responsible for compliance by all occupants and guests of this rental unit as outlined in the rental agreement • Guests to follow and practice state and federal regulations and recommended universal personal protection and disinfection protocols to limit transmission of all diseases. Despite our careful attention to cleaning, there is still a chance you could be exposed to an illness at the condo. • Assignment/Subletting: Tenant shall not sublet all or any part of premises, or assign or transfer this Agreement or any interest in it. • No pets allowed on or around the premises. • No smoking of any substance is allowed on the premises. NOT 420 friendly. • Pool usage allows a maximum of six guests each time. No toys or floaties of any kinds. No lifeguard available at the pool. Pool & spa hours: 9 a.m. to 10 p.m. daily. Guests to abide by pool rules & regulations. • Right to Park: Parking is limited to 2 vehicles, one-car garage and one open space. Recreational vehicles are not allowed. Parking in places other than the designated spaces is prohibited and strictly enforced. Any illegally parked vehicles are subject to towing: applicable fines/towing fees are the sole responsibility of the vehicle owner. • Noise Restrictions: Avoid creating “loud or unreasonable noise” between 10PM – 9AM. No party or loud music allowed, per City of Anaheim code. • Trash must be placed in Association trash bin. Trash left on top of trash bin or outside will be cited by the City of Anaheim. • No daily maid service. Additional cleaning service is available for a fee upon request with adequate notice & subject to housekeeping availability. • Parents have full and sole responsibility to monitor and safeguard their children. Guests agree to inspect the bunk bed, crib & Pack ‘n Play before usage for any damages or defects. Any concerns regarding the safety or condition of the aforementioned items should be immediately reported to the Host. DO NOT allow children under 6 years of age to use the upper bunk. Minimum age for lower bunk is 3 years old. No jumping/horseplaying on and under the bed. Limit to one person on the upper bunk. Guest(s) agrees to comply with all applicable laws, regulations, and safety standards related to the use of bunk bed, cribs/Pack ‘n Play, including but not limited to those concerning child safety and product safety. Guests to follow all manufacturer safety guidelines. Guests agree to indemnify and hold harmless the Host/Owner from any claims, damages, or liabilities arising from the use of the crib/Pack ‘’n Play by the Guests or any third party during their stay. • Kindly be aware that there is a single operational camera positioned above the exterior front door, capturing video & audio, overlooking the walkway. • All of the units are privately owned; the owners are not responsible for accidents, injuries, or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of guests’ valuables and personal belongings. By accepting the reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise. • Emergency: Call 9-1-1 for fire, police, and medical emergency. • Keep the property and all furnishings in good working order. • Only use appliances for their intended uses. • If temporary repair is required, you agree to permit access to the home for repairs upon notification. We shall not be liable to you for damages; no refund will be given in case of temporary failure. • Homeowner shall not accept liability for any inconvenience arising from stoppage in supply of water, gas, electricity, plumbing, weather conditions, natural disasters, acts of God, change in policy (rules & regulations) by the City of Anaheim or Home Owner Association, or reasons beyond his control. • Cancellations must be received in writing. Full refund if canceled at least 60 days before your arrival date; no refund if canceled 59 days or less. Host may cancel reservation if payment is three days past due with no refund. • Mess requiring excessive cleaning; excessive utility usage (i.e., AC on when no one’s home) or other cost incurred to Homeowner due to Guest’s stay, tenant will be billed accordingly. • No guarantee brand/model of strollers. Lost pool key fob $100. Guest will be charged $200 and $300 for loss of single and double stroller, respectively. Lost item is not covered by damage insurance if applicable. • Lost and found: Lost items will be trashed after five days. Owner will not be responsible for lost or unclaimed items. • Mediation: Tenant and Owner agree to mediate any dispute or claim arising between them out of this Agreement. Each party waives his right to trial by jury in any matter and action under this Agreement. Mediation fees, if any, shall be divided equally among the parties involved. Mediation location must be within 20 miles of this property. • These terms may change from time to time. Furnishings and layout may change w/o notice. Guest(s) acknowledge that they have read and understood the terms of this Agreement, and agree to abide by them during their stay at the premises. Registration number REG2015-00114
