We have detailed out important details we feel guests would like to know and would be helpful in deciding if our vacation home is right for you! Please don't hesitate to message us before booking if you have any questions. There are 4 bedrooms to give our guests a variety of sleeping options. There are two bedrooms and two bathrooms on the main floor and two bedrooms upstairs with a bathroom. All bathrooms have either stand-up shower or tub, the master bathroom has both! Bedroom Layout: *Bedroom 1: King Bed with large private ensuite bathroom. This home is not in Estes Park. Grand Lake is the west entrance to Rocky Mountain National Park. *Close to Green Ridge campground and boat launch. * Pony is an antique 'art' decor that is just for show. It isn't a functioning 'toy.' Additional details: Complimentary toiletries, ceiling fans, central heat, hairdryer, linens/towels and WiFi Local Summer Activities: Boating, fishing, hiking, mountain biking, wildlife viewing, and amazing opportunities in Rocky Mountain National Park and Arapahoe National Forest. Championship golf courses, horseback riding and hayrides. World Class Theater in the Town of Grand lake, boutique shopping, good restaurants, and fun on the boardwalk. Local Winter Activities: downhill skiing and snowboarding at Ski Granby Ranch (~15 miles away) and at Winter Park Ski Area (45 minutes away), cross country skiing (3 areas nearby including the Grand Lake Nordic center just 10 minutes from the cabin!). Grand Lake is snowmobiling capital of Colorado enjoy more than 130 miles of groomed trails, ice fishing, ice skating, Winter Carnivals, sleigh rides, dog sledding, and snowshoeing. Guest access Fully set up for guests. Other things to note Important Travel Details: Plan your trip accordingly. Rocky Mountain National Park has timed entry during the summer during certain hours. Trail Ridge Road (Road through RMNP from Grand Lake to Estes Park) is typically only open Memorial Day through Labor Day, weather dependent. The road can close even in Summer months due to weather. With 11 miles of road located at elevations above 11,500 feet, few guard rails, and no shoulders, Trail Ridge Road is not designed to be an all-season road. Winter conditions of drifting snow, high winds and below-freezing temperatures occur above 10,000 feet. Trail Ridge Road historically opens in late May, weather permitting. There is no A/C in the mountains, we will have fans available and windows are recommended to be opened during our cool summer nights as we are ~8,400 feet above sea level so the evenings cool off nicely. Heat available year round. Max 3 cars. Sandy is an antique for show, not a toy. Please abide by Colorado Passenger Vehicle Traction & Chain Laws. 4x4/AWD required for winter months to access this property. 2 Dog Max. Please be aware of the distinction between service animals and emotional support animals and represent it properly. Please respect that misrepresenting the animal not only complicates things, but also undermines the needs of those who genuinely require service animals. No cats allowed due to potential allergies for future guests. Please always leash and pick up after your pet. There is no fenced yard. Close access to great places to walk your dog, message us with questions! No weather related refunds. Seasonality: There are seasonal factors to consider when booking. There are two mud seasons/shoulder seasons in the Mountains. They are loosely from mid-October to late-November and mid/late-April to mid/late-May. During these times of year activities can be limited including some restaurants closed. We love Grand Lake year round and there is always something to do! Peak Season: May-September Peak Holidays/Times: Thanksgiving, Christmas, New Years and March Spring Break. Pricing is reflective of the time of year. Please consider seasonality and research Grand Lake prior to booking to ensure this is the best time of year for you to visit! Airbnb Fees Explained: We have a nightly fee that we charge which goes directly to the owner less an Airbnb service fee. Additionally, you as a guest pay a Airbnb service fee and local taxes which goes directly to our local government. Lastly, the cleaning fee is a pass-thru expense paid to the cleaning crew who are in high demand in our small mountain town. A $100 extra cleaning fee applies for any stays over 30 days. Please be advised that during winter, snow and icy conditions are common in our area, and they may impact travel and accessibility. Grand Lake, Grand County and Rocky Mountain National Park is known for extreme weather patterns. Due to elevation ranges, slope, and exposure, weather conditions can change rapidly. We encourage guests to research this destination before booking, carefully review the host’s cancellation policy, and consider buying travel insurance to protect against unexpected travel disruptions. Here are a few tips to help you stay safe and make the most of your stay: 1. Road Conditions: Roads can become slippery or snowy, especially in rural areas. We recommend checking local road conditions before heading out and we require a 4WD or AWD vehicle if possible. 2. Parking and Community access: The Shadow Park west driveway and parking areas are regularly cleared of snow, but sudden snowfall may require extra care. We provide shovels and ice melt, located at the unit, if needed. 3. Weather Preparedness: Please keep an eye on the weather forecast, as sudden snowstorms can occur. Bringing extra warm clothing, sturdy footwear, and any winter essentials you might need is a good idea. 4. Communication: If you encounter any issues with weather-related access or have any questions, please don’t hesitate to contact us. We do not provide refunds, changes or credits for any weather related events.
