Step outside to the hot tub as the cool evening air settles over the tree line, gather around the fire pit under a sky full of stars, or head indoors where the gas fireplace crackles and the game room is already calling. For groups of up to 12, this is the kind of place where everyone finds their corner - and still ends up in the same room. Living space The main living area is set up for real relaxation, with central air conditioning and heating keeping things comfortable whatever the weather outside. A 55-inch HDTV with Amazon Prime Video, HBO Max, Hulu, and Netflix gives you plenty of options for a low-key evening in, and the gas fireplace adds warmth and atmosphere when the Pocono nights turn cold. Entertainment This home was built with group fun in mind. The dedicated game room brings together a ping pong table, pool table, and arcade games - ideal for a few friendly rounds after dinner. When the mood shifts, the movie theater offers a tucked-away setting for film nights. Outside, the private hot tub is open year-round, 24 hours a day, and the fire pit is ready for cooler evenings that call for something slower. Kitchen & dining The fully equipped kitchen handles everything from quick breakfasts to full group dinners. You'll find a stainless steel gas stove, single oven, refrigerator, microwave, dishwasher, coffee maker, blender, toaster, wine glasses, baking sheet, cooking basics, and barbecue utensils. The dining table brings everyone together, and when the weather cooperates, the outdoor kitchen and private gas BBQ grill extend your options outside. Sleeping arrangements Four bedrooms sleep up to 12 guests across 7 beds, with cotton linens provided throughout. A Pack 'n play/Travel crib is available for families with young children. Bathrooms Two and a half bathrooms are stocked with the essentials - towels, toilet paper, hair dryer, Tresemme shampoo and conditioner, Ivory body soap, and shower gel. One bathroom includes a bathtub. An in-unit washer and dryer, iron, and hangers round out the practical amenities. Outdoor & shared amenities The private backyard - not fully fenced - gives you open outdoor space with an outdoor dining area, outdoor kitchen, and private gas BBQ grill. Guests also have lake access and shared beach access, along with a kayak for time on the water. From July through August, a heated, Olympic-sized shared outdoor pool is available daily from 11:00 AM to 7:00 PM. A shared gym is also nearby. Practical details Self check-in via smart lock makes arrival straightforward, with free parking on premises for up to 6 vehicles. The home is pet-friendly. Exterior security cameras monitor the outdoor areas - four cameras in total, covering the front door, driveway, and both sides of the house. Smoke alarm, carbon monoxide alarm, and fire extinguisher are all on-site. Other things to note All bookings will come with amenity badges. which will allow for use of the community amenities. Which include kayak and paddle board rentals. For beach access 6 guest will be for free, any additional guest will be $10 per person. Damage Protection- $1500 of “all risk” damage protection coverage included in your nightly rate. This protection is purchased in lieu of a security deposit. No security deposit required! Fireworks are not allowed on the premises. Any violation of this rule will result in a fine ($1000) , eviction, and forfeiture of remaining nights. Please Park all vehicles in driveway as street parking is not allowed and will result in a $200 fine.
