Enjoy this cozy private bedroom with full access to a SHARED bathroom, a fully equipped kitchen, spacious front yard, and a coffee room. Conveniently located near restaurants, pubs, and supermarkets. Commuting is a breeze with the Huntington Metro and several bus stops just a few minutes walk away. Book your stay today! The space Walking in the front door, you'll find: • A fully equipped kitchen to your left, featuring an electric stove 🍳 and fridge, utensils 🍴, plates 🍽️, pots & pans 🍲—ideal for any cooking needs. • As you navigate up the stairs 👣📶, the bathroom 🧻 is straight ahead. • Turning to your left, you'll see the first private bedroom 🛏️, • Followed by the office room equipped with a printer 🖨️ and a coffee machine ☕. • The office room leads to the second bedroom 🛌, • Then just beyond this room, you'll find the third bedroom 😴. Guest access You are able to access the front yard, shared kitchen, shared living room, shared bathroom, and your private bed room. During your stay I am available in the back unit of the property. I do my best to bring in guest mail and packages as many have courteously done the same for me and other guests. For any concerns, please communicate with me via the app. Other things to note 🛏️ Shared Space Notice: Please note this is a shared home. Your room is private and lockable, but you will be sharing common areas (kitchen, living room, bathroom) with a maximum of 2 other person(s) on the unit. We strive to keep these areas clean and available for everyone’s use. If you are looking for total seclusion or a hotel experience, this may not be the best fit – we want our guests to be comfortable with a home-share environment. We kindly ask all guests to be mindful of one another, especially in shared spaces. 🚗 Parking Information: We can provide a guest parking pass for your stay — available on a first-come, first-served basis. If you're driving, let us know in advance and we’ll do our best to let you know the pass's availability. Alternatively, you can register for a temporary pass directly with the Fairfax County Permitting Department to accommodate your vehicle during your visit. Guest passes are reserved for a guest only for a confirmed booking, prioritizing guests that have requested in advance. A $150 fee will be assessed for a misplaced or lost parking pass due to replacement and administrative costs, and inconvenience to other guests in need of a parking pass. Thank you for your understanding. 🔇 Noise & Neighborhood: This is a respectful household and we enforce quiet hours (10 PM–7 AM), but normal living noises do occur. You might occasionally hear others in the home as they cook or do laundry. Likewise, we ask you to be mindful of noise, especially at night. The neighborhood is residential and generally peaceful. Any noise complaints from neighbors due to rule violations could result in Airbnb intervention. 🧺 Laundry Access: While we do not have laundry machines inside the house, there is a convenient laundromat within walking distance—you can get there in about a brisk minute walk. It’s a great option for self-service laundry. Too busy? The laundromat also offers pickup and delivery services through their app, so you can have your laundry handled without leaving the house. For any specific laundry arrangements or recommendations, feel free to reach out—we’re happy to help. 🛡️ Safety & Security: For everyone’s safety, we have exterior security cameras monitoring the home’s outside entryway (no interior cameras). There is a fire extinguisher in the kitchen for your protection. Please secure your valuables; we are not responsible for lost or stolen personal items. (We’ve never had an issue, but it’s good practice.) ✅ Acceptance of Rules: By confirming a booking at our home, you agree to abide by all the house rules and disclaimers noted here. We kindly ask you to read these carefully. If anything is unclear, please ask – we’re happy to explain (it’s better to clarify now than have an issue later). Any violation of the agreed-upon rules can result in your reservation being canceled early, with no refund, as per Airbnb’s policies. We really want to avoid that – so when in doubt, just communicate with us. 🛠️ Issues and Maintenance: We pride ourselves on providing a clean and well-maintained space. We document the room’s condition with time-stamped photos before check-in to ensure everything is in order. If you notice anything amiss on arrival, please inform us within 24 hours so we can address it promptly. During your stay, if something breaks or isn’t working right, let us know immediately. Prompt communication helps us fix problems quickly and keeps everyone happy. We’re here to make sure you have a great stay, and we can only fix issues if we know about them. ⏰ Last-Minute Bookings: We do our best to accommodate all guests, including those who book last minute. However, please note that same-day or next-day bookings may not allow us sufficient time to fully refresh the room and common areas before your arrival. Even if the space was recently cleaned, we usually prefer a little buffer time to do final touch-ups and make sure everything is in top condition. If you book on short notice, we appreciate your understanding that the home may not have been cleaned the day of your arrival.
