Once we have received the information requested in A thru H immediately below we will provide a quote specific to your group, typically within 30 minutes. When we receive an inquiry and a certain number of guests is entered, eg. 16, ideally the rate would be adjusted accordingly, ie larger rate for a group of 16 vs a group of 2. You will note this does not occur with our listing. We are attempting to encourage smaller group bookings as we do not wish to max out our occupancy on a daily and weekly basis, and given this, our posted weekend and summer rates are for groups of 5 and midweek for groups of 2. For the reasons explained below we quote case by case for groups larger than this (eg. relatively small additional per person fees would apply which are less midweek offseason vs eg. summer) and case by case for cleaning and optional linens which are not included in the posted rate as a result. HST will be added to the final cost. As a result, quoted rates will be somewhat higher than the Airbnb posted rate For reference, Airbnb’s current system only allows for a flat fee rate entry for: i. Additional guests regardless of the time of year, ie. If we were to input a flat rate/additional guest fee appropriate for the summer, we would be substantially overcharging for additional guests midweek November. Unlike many short-term rentals, our rates vary substantially depending on the time of year. ii. Cleaning. A typical cleaning fee for similar properties range from $4-500. As we wish to encourage small groups, eg. couples wishing to attend midweek, it would be unreasonable to charge a small group for a short stay the same, much higher, cleaning fee appropriate for a group of 16 staying for a week (necessarily greater given the considerably greater staff time required for the turnover). As a result we quote case by case for these items and they are thus not included in our posted rates. In addition, we have found that many groups prefer to save the costs associated with providing linens (eg. towels/sheets/pillow cases) and so we do not include those costs with our posted rates, but quote for them as an option based on group size. To provide your group a quote, please provide the following information: A. Confirm the size of group and ages of your group members. B. Is your group potentially interested in the optional linens as outlined above? C. Will you be bringing pets (for reference, we allow dogs but not cats) and if so, how many and what breed(s)? D. A jetski is available from the May long weekend through to Thanksgiving. If you are requesting a reservation during this period, is your group potentially interested in the use of the jetski? E.    We have had groups book thru Airbnb only to note post reservation that rates for Serenity cottage vary vs elsewhere onlin given the addition of differing service fees and comment on the discrepancy post booking. This is simply a disclaimer making potential guests aware of this issu. F.    Detailed architectural floor plans outlining the layout of the space (including location of bedrooms/bathrooms for planning purposes for larger groups to ensure guests will be comfortable with the sleeping arrangements) can be found for Serenity Cottage elsewhere online by searching the terms Serenity Cottage floor plans. G.    If you are considering an event, please provide details, including the nature of the event, number of guests, including day guests, service providers, etc. H.    For those inquiring about potential weddings, we consider them on a case by case basis. Further elaboration on our quoting system is included immediately below for clarification if interested. ***************************************************************** Some Airbnb rentals list a flat rate regardless of group size, but Airbnb also accommodates a base rate for a certain number of guests and then allows an additional per person charge for groups over a certain number. This is Serenity Cottage’s approach in order to make our property more affordable for smaller groups. When we receive an inquiry and a certain number of guests is entered, eg. 16, ideally the rate would be adjusted accordingly, ie larger rate for a group of 16 vs a group of 2. You will note this does not occur with our listing. And although we do charge a cleaning fee as do most listings, this is not included in the posted rate. We explain why below. With our current approach we very frequently host couples or single families midweek and groups as small as 2-4 on weekends (as indicated with our listing reviews). This would not be possible if our base rate was set to a price only a large group could afford. At the moment, Airbnb’s system currently only allows one flat rate per additional person charge, regardless of whether the booking is midweek November or a long weekend in the summer. If we applied this single flat rate per person additional fee this would result in excessively high rates for offseason bookings for smaller groups, hence why we quote case by case. HST has not been included in the Airbnb posted rate but will be added to the final quoted rate. This may be collected directly by the host at the time of arrival (not before) as is allowed by Airbnb policy (which allows the host to claim ITC tax credits), in which case Airbnb service fees would not be added to this figure or can be paid through Airbnb. How HST is paid is our guests’ choice. Our property is somewhat unique in that at times we host large groups (eg. 16) but frequently midweek for couples (ie groups of two). As would be expected, the costs of cleaning and turning over a cottage (our staff charge $45/hr) and providing linens (sheets and towels) vary substantially based on the size of the group as there are fewer bedrooms to turnover (this property has 8), less cleaning over all, substantially less work managing certain amenities eg. hot tub, less garbage and far less work restaging with for example a group of 2 vs a group of 16. If we entered in and applied a single flat rate cleaning charge (regardless of the size of group) as Airbnb's system currently only accommodates (and typically for a property Serenity's size this ranges between $4-$600), linen fee and additional per person charge that would be suitable for a group of 16 on a holiday long weekend, that would mean that a group of 4 wanting to book Serenity cottage midweek in the offseason would see cleaning charges that would be appropriate for a group of 16 and the holiday long weekend additional per person charge being applied to midweek offseason which would result in a grossly inflated rate that would be unaffordable. Also, instead of including linens (sheets/towels) with all reservations, which would result in an increase in our base rate, we have found that many groups prefer the reduced rate and bring their own linens. Our cleaning staff charge $45/hour for this work, related hydro costs and regular linen purchases are substantial, hence the fees as quoted. As mentioned, with this quoting system, our intention is to accommodate smaller group bookings rather than maxing out our capacity on a weekly basis, setting our posted rates to lower, more affordable base rates for groups of 2 midweek (we frequently host couples), 5 on weekends and 5 on holiday periods and in the summer. For larger groups, additional per person fees apply. For last minute bookings for smaller groups (ie. within 1 week of arrival, cleaning fees or additional per person charges may be waived.) #2 Additional information re: maximum allowed group sizes, allowed checkin dates, minimum stay requirements, sleeping arrangements and event hosting below: During non-summer months we generally ask that bookings not begin or end on a Saturday as it splits the weekend and makes the Friday more difficult to book. We can accommodate such requests, particularly during the Christmas/New Years period, however if a Saturday check-in is requested the Sunday rates MAY be adjusted to weekend rates. ***For 2026 only, 2 nt Friday-Sunday July 3-5th reservation is available, otherwise during our summer season, July and August are 5 to 7 night minimums. We typically will also allow one 5 or 6 night booking and one 6 night booking in August 2024, preferably during the week immediately following the July Canada Day weekend and the week immediately preceding August Labour Day weekend. Summer bookings typically start on a Saturday but sometimes accommodations can be made for a different arrival date. 2027 summer rates and beyond are TBD. Current posted rates are 2026. Weekends are a minimum 2 night booking (unless only one night is showing as available on our calendar and/or occasionally we will accommodate a last minute 1 night weekend reservation) however midweek during non-summer months we may consider a 1 night stay. Holiday weekends are a 3 night minimum (with the exception of NYE which is a minimum 2 night stay unless NYE falls on a Friday or Saturday or Sunday) unless only 1 or 2 days are available on our calendar. Should the holiday fall on a Friday the Thursday nt is considered a weekend date. Should the holiday fall on a Monday, the Sunday nt is considered a weekend date. For the week of New Years Day 2025 we are unable to accommodate a January 1st checkin. New Years Eve bookings are a minimum 2 nights. Re: sleeping arrangements: there are eight bedrooms, including a beautifully appointed master bedroom with a fireplace and an en-suite bathroom. The cottage has been designed to accommodate larger groups while also providing some degree of privacy. Each 'wing' contains two bedrooms with a separate private bathroom. The master bedroom has a king sized bed, 4 bedrooms have queen beds, 1 bedroom has 2 twin beds, 1 bedroom has a queen/double bunk and a separate twin bed and the study has a twin sized daybed with a pop up trundle which together forms an optional queen bed or two twin beds. Both the great room and lower level living room have queen sofa beds. #3 Re: Cancellation Policy: Airbnb has limited cancellation policy options and the one that best fit our pre-existing policy was "Strict" which assures renters that any cancellation at least 1 week prior to arrival will receive a 50% refund. In addition however, if a cancellation is requested we will attempt to rebook- our property is in high demand and as a result typically we are able to secure another reservation if reasonable advance notice is given. If we rebook we will refund the amount the paid minus Airbnb administrative fees. #4 Note: Security cameras have been installed at the driveway entrance and parking area to verify group numbers. If your group is not as recorded this is grounds for eviction. #5 Rates for fall/winter 2026 have not been set as of yet. Inquire before requesting a reservation. #6 Re: Jet ski and other watercraft eg. Canoes. kayaks, pedal board, stand up paddle boards, water trampoline, etc. These are seasonal items typically available from May long weekend through to Canadian Thanksgiving weekend. The canoes/kayak/SUPs may be available earlier in May dependent on the weather. Should your group wish to use the jetski, all drivers must obtain a PCOC watercraft license, including American boaters. This is available inexpensively online. In addition a waiver and damage deposit specific to the jetski would apply as Airbnb's Aircover insurance does not extend to off premise amenities. Both the great room and recreation room afford panoramic views of Georgian Bay/Lake Huron while you are warmed by the flame of two stone fireplaces. For a place to take care of business, there is a study on the first floor. Outdoor amenities include a spacious deck, a hot tub, sauna/lounge and a waterfront beach patio. Amenities Include: in-ground hot tub wood burning sauna with cold plunge tub volleyball/badminton area by water screened in porch stone fireplaces gourmet, designer, fully equipped kitchen BBQ and propane 85 inch smart TV/AV system lower level 65 inch smart TV/AV system upper level 140 feet of lakefront large flagstone patio with fire pit smooth pebbled, flat rock beach. Water becomes deep gradually, making it safe for children. Also, a smooth path has been cleared, making it easy to wade into the water. Clean, clear, weed-free water, wonderful for swimming Jet Ski plus towables and wakeboard. These are seasonal items typically available from May long weekend through to Canadian Thanksgiving weekend. Should your group wish to use the jetski, all drivers must obtain a PCOC watercraft license, including American boaters. This is available inexpensively online. Also, Airbnb' insurance does not extend to off premise amenities such as the jetski and thus a separate waiver must be signed by each operator. In addition, a refundable damage deposit specific to the jet ski use must be provided. As per Ontario law, liability insurance is not required on PWC (personal watercraft) use and Serenity cottage does not provide such coverage.
