The space Pine Mountain Lake is a charming community just a half-hour drive from Yosemite National Park. The lake in the community spans 202 acres with 6 miles of scenic shoreline. This home is one of the rare properties with its own PRIVATE FLOATING DOCK, offering exclusive access to the water and stunning lake views. The home is a spacious 2700+ sq ft, 3 bedroom + large recreational room, 2.5 bath home that has been recently upgraded with new wooden floors, new paint inside and out, and new furnishings throughout the home. The spacious driveway can comfortably park several cars. Beautiful lake views can be seen from the living room, family room and bedrooms. The home has multiple large decks at various levels to enjoy the stunning lake views. Bedding configuration: 1) Upper level primary suite: One King Bed (76" x 80") 2) Main level bedroom 2: Two Double/Full Beds (54" x 75") 3) Main level bedroom 3: One Queen Bed (60" x 80") 4) Lower level rec room: Double/Full size Sofa Bed (54" x 75") Home has 2 kayaks that are available for your use for free. Remember to use at your own risk, and also not cause any damage while using the kayaks. The kayaks are single-person Lifetime Tamarack Angler 100 Fishing Kayaks. They weigh 52 lbs each, and the weight capacity is 275 lbs. Paddle and life jackets are provided. Home has 2 fireplaces - a propane fireplace in the living room controlled by a thermostat, and a wood burning fireplace in the games room downstairs. Games room downstairs has a pool table that also converts to a ping pong table. Other things to know: * Free high-speed WiFi * Washer and dryer available for guest use. * Accessing the private dock requires taking several stairs down. * Pine Mountain Lake does not allow guests to bring and use their own boats or watercraft on the lake. Guest access As a guest, you will have access to the entire house. The home is part of the Pine Mountain Lake community, which is a gated community, so before your arrival you will be asked to provide us with your details for registration, in order to enter the community gate. Please note that there is a $50 per vehicle (amount subject to change) guest permit fee to access the community and roadways. You will need to pay this at the gate once you arrive. This permit is good for up to 7 days. The security entrance is staffed 24 hours a day. Please pay the attendant upon your arrival. This is a community policy and out of our control. Thanks in advance! Amenities that Pine Mountain Lake is known for: the lake and beaches, swimming and boating, golfing, horseback riding, a large pool, clubhouse and grill, tennis, pickleball, archery range, etc. Note that some of these facilities are seasonal and might have an additional fee associated with it. The lake is private, and only guests and owners can use the lake and its facilities. You may rent fishing, paddle, sailboats, kayaks, and paddleboards at the Marina by the hour or day. Boat rentals are seasonal and available on specific holiday weekends, so please check with Pine Mountain Lake Marina if you are visiting anytime other than June to August if you are interested in boating. Other things to note The home is located around 23 miles to Yosemite's west gate entrance providing convenient access to the park. Watercraft regulations: The HOA prevents guests from launching any personal watercrafts (including kayaks and stand-up paddleboats) on the lake. We do not maintain the propane for the BBQ. However we will gladly reimburse you the receipt for refill/exchange done from local market (MarVal is located right outside the community) The primary booking guest must be at least 25 years of age and must be present for the entirety of the stay. Guests under 25 must be accompanied by a parent or legal guardian.
