Welcome to enjoy and relax in our beloved villa near the Ylläsjärvi ski resort! Our detached villa on its own plot comfortably sleeps 10 guests in 4 bedrooms, with a cozy living room with panoramic forest view, spacious glass veranda, 2 bathrooms, and sauna. There is also a remote workstation and a carport. The location is great: 200 m to trails, 350 m to ski bus, 800 m to ski lift & ski-in during spring. Bonus: 2 Ylläs ski passes are included in the price winter 2025/26. Enjoy! The space VILLA This modern 121 m² villa offers all the comforts you need for a relaxing holiday and is perfect for 1–2 families. The unique two-wing layout provides privacy, making it ideal for small groups or remote work. Set on a private lot, you’ll enjoy peace, quiet, and plenty of space, a rare find in this area. Please note that this is our beloved second home, and we do not allow parties or events in the house. We warmly welcome calm, responsible guests and are happy to share our home with those who will treat it as their own😊 BEDROOMS • Bedroom 1 (10 m²): Double bed (160 cm) with fell view. • Bedroom 2 (9 m²): Two single beds (80 cm each), can be combined into a double plus an extra mattress for a child. • Bedroom 3 (10 m²): Private wing with 2 single beds (80 cm each) and a 140 cm loft bed (not suitable for small children or those with mobility issues). Includes a remote workstation, air heat pump, mini fridge, and coffee/water facilities. • Bedroom 4/Loft (12 m²): Two stackable single beds (80 cm each) and an additional single mattress. Can be separated with curtains. LIVING AREAS • Spacious living room and kitchen (38 m²) with large windows overlooking the forest. Fully equipped kitchen with Finnish design tableware (Iittala Taika & Kastehelmi), large sofas, and dining table for 10. • Warm glass veranda (17 m²) offers fell views and access to a private terrace. FACILITIES • 2 bathrooms with showers, toilets, washing machine, dryer, drying cabinet, and hot water tank (230 liters for up to 60 minutes showering). • Sauna with forest views. • Carport with parking space for one car (EV charger available upon request) plus additional outdoor parking. • Ski storage and waxing room (5 m²). • Outdoor laavu fireplace with fell view (usability is not guraanteed in winter due to snow and cold weather) • Small wood stove in the front yard: We provide one basket of wood for short stays and 1–2 baskets for longer stays. You’re also welcome to borrow our kicksled and sleds for kids (and adults 😊). • Kids’ equipment: cot, high chair, potty, toys (please note that due to the villa’s high-quality interiors, it may not be suitable for very energetic children). ADDITIONAL INFORMATION * For the 2025–2026 winter, our stay includes two ski passes you can use for the ski bus, lifts – or even just a gondola ride with a view (value €500/week) * Guests can choose to handle bed linens and final cleaning themselves or book these services for 25 €/person (linens and towels) and 125 € (cleaning). * The playhouse (4 m²) built for our children is not included in the rental. * We have a hot tub with bubbles, which can be rented by special agreement for an additional fee from May to October. During the colder months, there's a high risk of freezing, so it's generally not in use in winter. Guest access Guests have access to all areas of the house except for a private cabinet adjacent to bedroom 1 and the kitchen. You’re also welcome to use the woodshed, storage room, laavu, and carport in the yard. The playhouse is not included in the rental. Parking is available in the front yard or the carport. Please note that in winter the yard can be slippery, so avoid driving closer than 10 meters from the front door, as the slope is steeper there. Other things to note Guests are responsible for final cleaning and must bring their own bed linen and towels, unless you have arranged final cleaning or bed linen as extra services in advance. Final cleaning (covering a normal cleaning of 2-3 hours) costs €125 and bed linen sets €25 per person. These services must be booked at least 14 days before your stay to guarantee availability. Bookings made later than 14 days before arrival will be charged €175 for cleaning and €35 per person for bed linen. Our hot tub can be rented by special agreement from the end of April until October. During the colder months, there's a high risk of freezing, so it's generally not in use in the winter. The price is €150 per heating and filling session and €200 per two sessions. You have to fill, heat and clean the place yourself afterwards. The rental must be agreed on at least one week before the start of the booking. We care about the environment and kindly ask our guests to recycle. During high season (Christmas and weeks 8–16), check-in is from 18:00 and check-out by 10:00. We will inform you about earlier check-in possibilities once we know the cleaning schedule, but cannot guarantee earlier times in advance. EV charging is available upon prior request. The cost depends on the charging needs and the length of your stay (max. €0.25 per kWh, covering electricity cost only).
