Self-contained apartment in the Baltermeier farmhouse on the Inn

Tradition meets modernism- between Wasserburg and Mühldorf am Inn stands this "Baltermeier" farmhouse, built in 1527 and renovated in 2009. Kick back and relax in this quiet, stylish accommodation, which also has an outdoor sauna, a pool, a private terrace with a dining area, a lounge area and a barbecue area. The space The "Baltermeier Haus" (built in 1527) is located in the beautiful district of Au am Inn and offers pure peace and relaxation. The entire property was fully renovated in 2009, the 75 sqm in-law has been renovated & newly furnished since the end of 2024. You live here on 3 floors, each floor has its own charm and impresses with beautiful floors, old wooden beams, concrete ceilings and matching furniture. A special highlight is the sauna, which was created in an old bakery and can be booked privately on site for an extra charge, with bathrobes, bath slippers and sauna bath towels included. The house stands on a 3000 sqm property, only 300 meters from the Inn. In the summer you can also use the pool with the loungers here; in the winter it serves as a place to cool off after the sauna or for ice bathing. A private terrace with dining area, barbecue area and lounge area is also available. In addition to cycling and hiking, there are numerous other sights and activities in the region, and the beautiful Chiemsee is also not far away. The "Klosterstüberl" renovated since 2024 with a rustic beer garden can be reached on foot in just 10 minutes. But our guest apartment is not only suitable for vacationers, if you are an exhibitor or visitor to Messe München, you can also reach it quickly and comfortably via the A94 towards Munich. Guest access You can use the front area of the house next to the guest apartment for parking. There is so much space here that even larger vehicles (such as campers) can stand comfortably, the entire property is enclosed and has outdoor lighting and a camera at the driveway. We also offer a sauna year-round (in the old bakery), which you can book privately for yourself on site for an additional fee. In addition to the pool, which can be used year-round, there is also a private guest terrace with a dining/grilling area and a lounge area. You will also have access to the garden and pool area at all times. I will be happy to welcome you myself upon your arrival or you can also check in yourself at any time after a short consultation. Other things to note Unfortunately, there are a few criteria why we can only accommodate children from the age of 13 and no pets. There is an unsecured pool on property (1.80 m deep). The stairs are not suitable for toddlers, as they are relatively narrow and steep, and there are no child safety devices throughout the house. Please do not send us any inquiries if you want to arrive with children, as we are unfortunately unable to make an exception here. The attic bedroom is open and not separated from the rest of the apartment by a door. Please note this if you would like to book for several people. We also have an 8 year old, dear boxer mix who is extremely happy about and expresses every human visitor. During your stay, we will of course try to prevent this as much as possible, but please understand his presence (this is especially true in the summer months, as we also let it run free here in our garden). However, we are also happy to coordinate here so that you can also use the property undisturbed for you.
