Light-bright furnished studio apartment in Kirkland, designed for people in transition, professionals on assignment, student interns, typically for longer 1+ month stays. Private/dedicated wifi, suitable for remote working. Queen suite accommodates 1-2 guests. Convenient I-405 access, 5 min drive to Woodinville wineries, Evergreen Hospital. For security purposes, we do not allow 3rd party bookings; all bookings must be done by the guest directly. Thank you for your understanding. Nice, well appointed with separate entrance, open floor plan, large dresser and closet with extra storage. Dedicated/separate high-speed wifi for your security and 39" HD TV with Netflix. New appliances including large convection-micro (you can bake in it) , full 400cfm exhaust fan, a full sized fridge, dishes, cutlery, silverware, glasses, pots/pans, toaster, coffee maker, hot-plate - (no stove/range). Outside the unit has its own private patio with outdoor chairs/table and (in summer) umbrella. Lower level of house contains the studio, dedicated bath, shared laundry (shared with upper unit on a flexible/scheduled basis) and private garage. Typical upstairs laundry dates are Tues and Sat, but we are happy to work around schedules. Hair dryer, ironing board, vacuum, broom, toilet paper, cleaning and laundry supplies are all available in the laundry closet or left cabinet. Extra towels and bed linens are available. >> Guest is responsible for laundering linens and cleaning during their stay and before their departure. To avoid replacement charges please do not use bath towels in the kitchen, and/or to clean dirt off your mountain bike or wash your car. . We have plenty of rags and buckets readily available. Please ask. ***************************************************************** *** THIS IS A NO SMOKING PROPERTY! *** ***************************************************************** Prior to your stay, please read the House Rules. Key items: - For insurance reasons, open flame (candles, incense, lighters, matches) is not allowed. - You may not consume or possess illegal drugs on the property. [No smoking includes weed]. :+P - Due to allergy, pets are not allowed. - Smoking anything on the property, not just in the studio, is prohibited for guests and/or their visitors. Guests/visitors who smoke inside the Studio will be assessed and additional $495 cleaning charge. ** Please do not smoke on the property! ** It is expensive to clean! :+P ERRATA: - Local Taxes: State law requires the collection of State/Local occupancy taxes for stays less than 31 days. Taxes, if applicable, are in addition to the quoted rate. (Longer stays avoid 11% hotel tax!) - Longer stays? - If you want to extend your stay, please check the studio calendar and with the host. Extensions work best with at least 30 days notice but are not guaranteed. (The studio is not offered for permanent housing). - AirBnB automatically applies strict cancellation rules for stays longer than 28 days. Do not book until you are sure of your plans. - The unit is very popular. Some booking requests *may* be declined if there are gaps between 8 and 32 days between the start of your stay, due to the 30d minimum stay requirement. This helps keep the unit fully occupied. - Rarely, and on a case-by-case basis, we consider minimum 10-day bookings to fill gaps. Ask if you have questions. Not infrequently there are multiple booking requests that come in simultaneously. These are usually handled on a first-come, first served basis. If you inquire and do not further respond to our answer within 8 hours, your request may be dropped in order to provide a response to other guests within a reasonable time period. ADDITIONAL $495 CLEANING CHARGE will apply to guests or their visitors that violate the the Smoking policy. On occasion guests have smoked in the unit requiring professional cleaning. The unit has its own gated entrance (on the right) and private door is on the back of the house. Abundant street parking is available. The main studio is separated from the laundry and bath by a small hall. The hall and laundry are semi-private (as noted, shared with the upper unit) and is used by the upper unit to access the private garage on occasion - which is used for storage. We always knock before entering the hallway; entry is infrequent. To increase your bathroom privacy on laundry days, you can use the privacy lock on the laundry room door in additional to the bathroom door lock. Friendly owner is very knowledgeable about local (including Seattle) attractions, places of interest, dining etc. Here's some tidbits: Washington is very beautiful and interesting, and has many climate zones, ranging from temperate rain forest 130" rain/year on the west slopes of the Olympic and Cascade mountains to desert (10" of rain/year) on the Columbia plateau; while the North East/East parts of the state have more a Rocky Mountain climate (snow/considerably colder in winter/hotter in summer). Kirkland has a mild climate (rarely snows) which is impacted by the effects of the Pacific Ocean. On the west Seattle is located on a salt-water inlet called Puget Sound and on the east by 26 mile lake Washington. The city is also split north to south by a canal system and has 4 draw bridges that raise/lower to let boats pass. Fantastic national parks (Mt. St. Helens, Mt. Rainer, Olympic National park, North Cascades National park; San Juan islands and skiing/hiking is available with an hour or so of Kirkland. If you are into urban/city stuff, downtown Kirkland is very nice (waterfront on lake Washington) with many restaurants and shops, and 19 miles from the studio to core downtown Seattle. Neighborhoods of Capitol Hill, Queen Anne, Ballard and Alki Point neighborhoods have much to offer and Cap Hill is the most eclectic part of the city. Historical Pioneer Square has lots of shops, was built after the 1890 Seattle fire. Underground Seattle tour is fun as is a trip to Snoqualmie Falls (about 40min east of Seattle). Or take a Ferry boat (car / passenger) to Winslow (Bainbridge Island) or Bremerton and on clear days enjoy views from Mt. Baker to Mt. St. Helens and Seattle... Many fantastic day trips. Just ask. Nice, well maintained & forested residential neighborhood that is super convenient to bus, services (walking or car) and I-405. Grocery, banks, restaurants, library are 5-7 minutes walk. 5-10 minute drive to large assortment of restaurants and shopping. Bus: 5 minute walk to 2 bus routes. Metro 255 goes to DT Kirkland, with a stop close to Univ of WA main campus in Seattle, and terminates in Downtown Seattle transit tunnel, close to all tourist attractions and the light rail connection to Sea-Tac airport. 40m bus trip to downtown Seattle. Roku TV allows the guest to tap their own subscriptions, such as Hulu, Amazon Prime, sports or other channels. Netflix is provided. Gas and supplemental electric heat and extraordinarily sound insulated (including interior walls) during recent renovation keep it nice and warm in the winter and the unit stays naturally stays cooler in the summer. Note: Seattle summer temps range from upper 70's to mid 80's during the day, with nights cooling to 50-60 degrees F and generally low humidity allow you to naturally cool the unit.
