Fast Wifi, Alexa and Smart TV with streamable apps and local channels. 10 mins to downtown. 6 mins to UB. 25 minutes to Niagara Falls. The space A cozy home filled with everything you will need for a comfortable stay. In a very safe, family orientated, suburban area but with local eateries, bars, breweries, ice cream parlors and shopping just a few minutes away. It has a large queen bedroom with TV. The living room has a 42 inch smart TV with streamable apps such as Netflicks and Prime along with 50 local channels. It opens into a dining area that has a dining table that seats 4 comfortably. The kitchen is equipped with every appliance pand cooking essentials such as coffee, sugar, tea, spices, flour and condiments. The bathroom has soap, shampoo, conditioner and towels. The private deck off the kitchen is a great place for summer dining. The historic village of Williamsville with restaurants, breweries, shopping and it's very own waterfall and state park are just minutes away. Niagara Falls and Canada are 30 minutes away, the airport is 8 minutes away and downtown is 15. *Strictly no parties and a maximum of 4 people at the property at any time.* Guest access Guests have use of the whole house, deck and back yard. The remaining two bedrooms, basement and garage are not for use. Other things to note *No parties and a maximum of 4 people at the property at any time. No street parking, park in driveway only. 2 car maximum. Property manager will be onsite for maintenance, lawn cutting and emergencies. House is lived in by the owner but rented for a select few weekends in summer
