In a very safe, family orientated, suburban area but with local eateries, bars, breweries, ice cream parlors and shopping just a few minutes away. It has 2 large double bedrooms and an air mattress. The living room has a 42 inch smart TV with streamable apps such as Netflicks and Prime along with 50 local channels. It opens into a dining area that has a dining table that seats 4 comfortably. The kitchen is equipped with every appliance, plus 2 coffee makers (one Keurig single serve and conventional) and cooking essentials such as coffee, sugar, tea, spices, flour and condiments. The bathroom has soap, shampoo, conditioner and towels. The private deck off the kitchen is a great place for summer dining. The historic village of Williamsville with restaurants, breweries, shopping and it's very own waterfall and state park are just minutes away. Niagara Falls and Canada are 30 minutes away, the airport is 8 minutes away and downtown is 15. *Strictly no parties and a maximum of 6 people at the property at any time.* Guests have use of the whole house, deck and back yard. The garage and basement are occasionally accessed by the owner.and property manager. *Additional guests or parties prohibited * Guests have complete privacy but the owner is nearby if you have issues. A little walk or drive further and you will find multiple shops, restaurants and bars and a pretty park with a waterfall. It helps to have a car and getting to the local attractions will be quicker (just minutes) but my house is within walking distance (5-10) of the restuarants and cafes of Snyder and also of all the main attractions of the village of Williamsville (10-15). Downtown Buffalo can be reached in 10 minutes and Niagara Falls is around 15 minutes away by car. UB North Campus is less than 10 minutes away. The neighborhood is very walkable for your dog. *No parties and a maximum of 5 people at the property at any time. No street parking, park in driveway only. 2 car maximum.
