If you're in town for a business trip, concert, or just a weekend getaway this is the place for you. With the SEPTA bus, trolley and i76 all near by you'll get wherever you need to go quickly. We've kept a clean simple design without sacrifice for comfort. All the home luxuries are new. The futon couch, full size kitch. applicances, washer/dryer combo, in-unit HVA. You also get the top floor private balcony to have your morning coffee or just read a book. The space The apartment has a large bedroom with tons of natural light on the second floor. There is a queen’s size bed and closet with extra bed linens and bath towesl. The bathroom comes with shower gel, shampoo, and starter laundry detergent. The kitchen has brand new appliances, a full sized refrigerator, electric stove, and basic kitchen dish wear, cookware, and utensils. The living room can be used as a second sleeping area as the sofa opens into a bed. (Extra guest beyond 2 is not permited). There is also a dedicated fold-away desk for those who have to get some work in while you’re in the apartment. You can fold it up to the side if you find it distracting form the 40inch HD TV. The whole apartment has central air and heating. This is a third floor, top apartment with three steps to enter the building and two flight of stairs to get to the second floor. 1 Pet is allowed upon approval. We ask to cover the couch with the supplied bedsheet found in the living room closet. No parties or overnight guests beyond the occupancy of 2 unless otherwise discussed with the hosts. Unathuorized guests, pets, or parties will result in immediate evication, $500 fine plus, any additional damages. Other things to note This is not a unit with any child lock protections for any appliances, cabinets, or the balcony. No children are allowed to be left unattended. All pets must have proof of up to date vaccinations. No animals are allowed off leash in common area foyer and stairway. We do not accept Emotional Support Animals to waive pet fees. We do accept all registered service animals as certified under ADA law. Pet fee $25/month after 60 days All guests must have proof of prior history of stays on AirBnb as well as good reviews. This is mandatory and inquiries without either will be denied. Trash days are Wednesday. Please take out trash cans to curb Tuesday night for Wednesday pickup. Tenants will allow property managers to enter within 24 hours notice for maintenance such as HVAC filters cleaning, plumbing, etc. Earlier if emergency situations stipulate entering (ex:leaking plumbing). To be respectful of the other guests and tenants in the building quiet hours are 10pm thru 7 am, 7 days a week. Complaints of noise violation from other tenants and/or neighbors will be cause for fine and/or removal from the property. No parties or events are allowed in the building. A maximum of 1 Guest may stay 3 nights maximum but may not stay longer as this is a violation of the 2 guest maximum for this unit. Checkout is promptly at 11am. At this time your access code will no longer work. Please be respectful of our utilities. Excessive use of utilities of water and electricity exceeding $200 per utility will result in an additional fee of the additional utilities used. A copy of the bill will be given at this time as proof of utilities exceeding this threshold. Violations to the guest policies will result in fines as well as eviction in the case of parties, illegal activities, noise violations resulting in police fines, trash violation for improper garbage disposal, and/or endangering the safety of other tenants and guests within the building.
