What our guests love about our listing: - Professionally cleaned and sanitized between each and every guest. We OBSESS over cleanliness and ensure all surfaces have been thoroughly washed and sanitized with disinfectant wipes and all linens and towels are bleached. - The Master Bedroom has a KING Sized Bed to Rest & Relax in. - Large Fully Fenced Yard - Home has been professionally decorated by a local designer to ensure all the comforts of a home. - Secure garage parking for 1 vehicle and TONS of complementary street parking. - Lightening fast WIFI on our large 43" SMART TV which features complimentary Netflix. - New Modern Electric Fireplace - Easy self-checkin via. secure door keypad. - Only a short 2 minute drive to NAIT! -Our home is pet friendly, but $30/pet/night fee must be paid prior to reservation and needs approval first by the property owner. What some of our guests do not love as much about our listing: - The home can get a bit warm in the summer months and the house does not offer air conditioning but we do have cooling tower fans to help keep the suite cool on warmer days. - This property is an individual unit in a multi-family triplex so while no space is shared as it has it's own completely separate entrance, there is slight potential for noise from the other adjacent units in the complex, however we have installed sound barriers between the floors and door to ensure the best sleeps possible for each and every guest! - This home does have another suite that is also a short term rental AND there is a possibility that the other suite guests may have pets. This guest suite comfortably sleeps 6 with one King size bed in the master, one queen sized bed in the 2nd bedroom as well as a large double high queen air mattress you can set up in the spacious living room. All beds complete with fresh sheets changed after every single guest. Our suite also has a full sized washroom that is sparkling clean with shower/ tub combination, sink and toilet so everyone can get ready for their day quickly! Complimentary Wi-Fi, Netflix, tea and coffee. Your kitchen comes fully loaded with brand new appliances such as a microwave, fridge, electric stove and dishwasher, other small appliances and wine glasses, mugs, dishes and cutlery. Once you stay with us, you'll feel like you're simply staying at a home you own! Guest access You have full and total access of our suite during your stay, including the garage located the back side of the home. Feel free to stream Netflix as much as you like, whip up anything you can dream of in our fully stocked chef's kitchen, or jump in your car/take an Uber to Mayfield Common - one of the most vibrant shopping districts in all of Edmonton! Other things to note IMPORTANT NOTES & POLICIES — PLEASE READ BEFORE BOOKING Our homes are fully stocked with the essentials you’ll need for a comfortable stay. Supplies are set up to last approximately 7 days. For extended stays beyond this, guests will need to purchase and maintain any additional items they require. ‣ Damage Protection Every stay is protected through our partnership with Truví, which includes automated screening and damage coverage — no action needed on your part. We ask all guests to treat the space with care; any damage beyond normal wear and tear may be charged back through this program. ‣ Rental agreement A brief rental agreement confirms you've reviewed our house rules and terms, helping ensure all stays are safe, respectful, and covered. This must be completed before your check-in instructions and door code are released. RATES FOR PET FEES PER PET: Nightly Rate: $30/night per pet Weekly Rate: $150/week per pet Monthly Rate: $300/month per pet -The pet fee charges are not included in our advertised pricing and are charged separately after the booking is confirmed. EARLY CHECK-IN / LATE CHECK-OUT · We are strict on check-in and check-out times due to our cleaning schedule, but may allow up to 2 hours of flexibility with at least 24 hours' notice. A small fee may apply and is subject to approval, as early arrivals or late departures aren't always possible. If the suite is ready sooner, we'll let you know! LOST ITEMS · We are not responsible for items left behind. If you think you've forgotten something, contact us right away and we'll do our best to help. A retrieval or shipping fee may apply. MAIL & PACKAGES · Please do not use the property address for mail or package deliveries. We are not responsible for any items received at the property during or after your stay. MAINTENANCE & REPAIRS · We do our best to ensure everything is in working order before your arrival. If something comes up during your stay, please let us know right away so we can address it promptly. ADDITIONAL GUEST FEE · There is a small nightly fee for each guest beyond 2. This helps cover extra supplies, cleaning, and general wear. If you're booking for more than 2 guests, this fee is already reflected in your nightly rate — no extra charges will be added after booking. · All additional fees are subject to GST (5%) and Alberta Tourism Levy (6%) for a total of 11%. CANCELLATIONS ‣ We follow our posted cancellation policy, please ensure that you read and understand this policy at the time of booking. We strongly recommend obtaining travel insurance to protect against unexpected cancellations or travel disruptions. GUEST SCREENING · Profiles under 4 stars cannot use instant booking and may be cancelled if auto-approved. New profiles without reviews are manually reviewed and may require additional screening before confirmation. EXTERIOR CAMERAS · Please note there are exterior security cameras on both the front and back of the suite that record to the cloud 24/7 for the safety of our property and neighbourhood. LIABILITY, VIOLATIONS & LEGAL NOTES ‣ Guests are responsible for their group. The property owner and/or management company is not liable for personal injury, loss, or damage. Please report any damage promptly and return all provided items to avoid additional charges. Legal action may be taken for chargebacks or unpaid damages, including recovery of legal fees. Violations of house rules may result in immediate termination and removal without refund. Please remember you're staying in our home, not a hotel, treat it with care and respect.
