Sleeping Arrangements: Room for Everyone to Settle In Four bedrooms stretch across three floors, giving every guest their own corner of calm. Two first-floor bedrooms each hold a queen bed and sit close to the bathroom and the pool area - perfect for easy morning access to the water. On the second floor, a queen bedroom comes with its own ensuite bathroom and a smart TV for quiet nights in. The third-floor primary suite anchors the home with a king bed, a spacious walk-in closet, and an ensuite complete with a jetted tub, separate shower, and dual vanities. Two balconies open from this suite - one facing the ocean, one looking out over the Intracoastal and the pool below. Light-Filled Comfort: Spaces Made for Connection The second-floor family room is where evenings naturally find their rhythm - a 55-inch smart TV and Nintendo Switch on hand for relaxed downtime together. When you need a quieter moment to work or plan, the dedicated executive office on the first floor gives you a proper space to focus. An indoor fireplace, air conditioning, heating, and ceiling fans keep the atmosphere comfortable no matter what the weather brings. A second-floor laundry room with washer and dryer adds practical ease to longer stays. Kitchen & Dining: From Morning Coffee to Dinner Together The kitchen is designed for real use - a large breakfast bar seats four and opens into the dining and living areas, keeping the cook connected to everyone else. Everything you need is here: full cooking equipment, a dishwasher, blender, baking sheet, wine glasses, barbecue utensils, and a dedicated coffee bar that makes the morning routine something to look forward to. The dining area connects directly to a balcony overlooking the Intracoastal and the pool, so meals can stretch into the evening air whenever you want them to. Outdoor Living: Where the Coastal Setting Takes Over Step outside and the setting does the rest. The saltwater pool is open year-round, and multiple balconies give you different angles on the water and sky depending on your mood. Beach essentials - including towels, umbrella, beach blanket, and snorkeling gear - are ready to go, and a kayak is available for exploring the canal. Despite the easy access to everything, the neighborhood holds onto its quieter character - you'll rarely feel rushed here. Important NO GLITTER/NO DYE: Glitter is almost impossible to remove and will result in a $1,000 fine to cover excess cleaning. Do not use any temporary or permanent hair dye or other dye products in the rental. Evidence of dye will result in a $500 fine or more if damage occurs to sink, floors, carpets, etc. Primary contact is responsible for all guests along with anyone who enters the home during the stay to abide by these rules. No Smoking of any Kind: Smoking of any kind will result in a $750 additional cleaning and Ozone fee. This includes, but is not limited to vaping, cigarettes, marijuana, or any other form of smoking. POOL HEATING POLICY: Private pool is open year-round and equipped with a NEW high-performance electric pool heater. Pool heating service is available upon request only during Dec 1st to Apr 30th at an additional fee of $25 per day which covers added utility expenses. The temperature is set and locked to 81 Fahrenheit. If interested, you must contact the host at least 3 days prior to arrival to arrange for pool heating service. Good Neighbor Policy & Noise Monitoring: This home is located in a residential neighborhood, and we ask all guests to be mindful of our neighbors. To help ensure a peaceful environment, we use privacy-compliant noise monitoring technology that measures decibel levels (without recording conversations). If excessive noise or occupancy is detected, our team will receive an alert and reach out with a friendly reminder about quiet hours and maximum occupancy. LBTR36973 Guest access As our guests, you will have access to the entire home, except the owner’s closet. Free wifi is available throughout the property. You’ll also have access to a laundry room equipped with a free washer and dryer. Other things to note Florida is home to many bugs, insects, critters and many animals. For your group's safety, please clean up any food that could attract any of these creatures.
