The suite includes two large bedrooms, each with a new queen bed, plush carpeting, and its own spacious walk-in closet. You'll also find two modern 3-piece bathrooms, one of which is an Ensuite to the master bedroom. The open-plan area includes a fully stocked kitchen and dining area. It comes complete with everything you need for your stay, including: - New stainless steel appliances (fridge, induction cooktop, convection oven, microwave) - In-suite washer and dryer - Fully equipped kitchen with cookware, dishes, and utensils - Fresh bedding and towels - Independent heating system and thermostat for your personalized comfort The Neighborhood: The home is located on a very quiet street in a lovely, convenient area. A quick 2-minute stroll takes you to a nearby playground, and the community features extensive walking and cycling paths. Everything you need is within walking distance, including grocery stores (No Frills, FreshCo, Save-On-Foods), restaurants (McDonald's, Subway, Popeyes, Pizza Hut), coffee shops (Tim Hortons), and other essentials like banks, clinics, and gas stations. Getting Around: Our location is a convenient spot for exploring the mountains or heading downtown, which is about a 15-minute drive away. For those using public transit, a bus stop is just a two-minute walk from the suite. House Rules: To ensure a comfortable stay for everyone, we ask that you please observe the following rules: Please be respectful of our quiet hours. No parties or loud noise is permitted. No smoking or vaping of any kind is allowed inside or around the property. Important Information Guest Occupancy: Our suite is legally licensed for a maximum of 4 adults. Under no circumstances can more than 4 adults stay. We can accommodate a total of 6 guests if the group includes children (e.g., 4 adults and 2 children). Extra Bedding: A queen-size luxury air mattress is available upon request for an additional charge. Please let us know in advance if you require it. Safety: Your safety is our priority. The suite is a fully legal rental that meets the Alberta Safety Codes Act, with fire/soundproofing, smoke detectors, carbon monoxide detectors, and a fire extinguisher. The property is also monitored by a Rogers Home Security system. Internet: High-speed Fiber Optic 1G internet is included for your convenience. Lockbox Instructions: 1- Open the weather cover. 2- Rotate dials to the combination: 2-8-6-4. 3- Press down on the OPEN lever to open the door. 4- Pull the door fully open to add or remove keys. 5- Close the compartment door, scramble the dials to lock it, and close the weather cover.
