Old cottage with soul, good sun conditions by the lake

Welcome to Espedalen, wake up to silence in quiet scenic surroundings. Take a lovely morning bath in the lake a few steps from the cabin, or paddle a trip by canoe. There is a large outdoor area for outdoor games, yoga and ball games for all ages. It is only a 5 min drive to the city centre where you can find grocery stores, wine monopoly, interior shop and cafe. There are great hiking areas nearby. There is no road to the cabin, it is about 250 meters by boat, but the boat is included in the rent. The space There are 2 bedrooms in the main house with beds for 5. In anex there are 3 bedrooms. The property is 5 acres and there is plenty of room for large and small guests. It is 30 minutes to Gautefall where you can find many nice mountain hikes all year round. There is room for 10 people on site. For each guest over the number of 5 booked, there is a fee of NOK 200 per person per night. Bed linen and towels for an additional fee. Guest access Parking is free. A boat with a small motor is included in the rent. Everything in the area can be used,except for storage room in anex,where the owner keeps private belongings. Just 30 minutes away from Gautefall, to amazing hiking areas. 1 hour to the cities of Skien and Porsgrunn, where you can find shopping centers, restaurants, parks, water parks and cafes. 45 minutes to the summer town of Kragerø with lots of boating, clothing stores and restaurants. Other things to note There is a game camera mounted on the main house and on the west wall of the anex, but these are turned off when the cabin is rented. In addition, there are short periods during the winter where ice settles on Toke,as well as the period when it melts in the spring. That means it is not possible to get there until the ice is thick enough to walk on it. It doesn't happen until January, the melting normally happens between March and April. Due to this, it is not possible to rent the cabin until the month of May and the last month to rent is October. Toke water is regulated,therefore there may be little water, especially during periods of low rainfall. Oseidvannet (the water below the cabin) is drinking water and motor traffic is not allowed, except to and from the cabin.
