Guests keep telling us the same thing in their reviews: it does not feel like a rental, it feels like a private resort. There's something for everyone. Inside the gates: 8 ensuite bedrooms, a double-waterslide pool with a waterfall, a sauna and cold plunge, a theater, a full arcade-style game room, and a backyard of regulation courts. In June and July that matters more than usual, because Indio gets hot and this property is built to keep the whole group cool, busy, and out of the sun. 🏊 The pool (the heart of the place) A resort-style pool with a double waterslide, a built-in spa, a rock waterfall, in-water loungers, and eight loungers around the deck. Maximum depth is 7 feet, no lifeguard, swim at your own risk. Pool heat is available on request for a fee with 48 hours notice (details below). A full misting system runs around the house for the hot afternoons. 🛏 How 20 people actually sleep This is the question every group leader asks first, so here is the full breakdown. Every bedroom is ensuite, climate-controlled individually, and has a Smart TV. Families with kids of every age book this place, and the gear is already here so you pack lighter. 🚗 Parking and logistics Parking for 11 cars (garage plus driveway), with street parking allowed. Tesla and Rivian chargers in the garage. Central AC throughout, each room on its own control. The home is single-level, so no stairs for the grandparents or the toddlers. Two washers and dryers, a full kitchen plus an outdoor kitchen, and high-speed Wi-Fi with a laptop-friendly workspace if anyone needs to log on. Long-term stays welcome. 🏕 Who this works for Family reunions and multi-generation trips, where the kids live in the pool and the game room while the adults take the bar and the firepit. Corporate offsites and retreats. Golf groups using Indio as a base. Milestone birthdays and bachelor or bachelorette weekends that keep the energy on-property and inside quiet hours. The property is large enough that one group can be at the pool, another at pickleball, and another in the theater without crowding anyone. That is not an accident. We designed it that way. We send detailed check-in instructions by email and text before you arrive, including the gate process through Trilogy security and the house codes. Punch in the code and you are in. 🤝 A dedicated hospitality manager Every booking gets one. They know your group, your dates, and what matters to you, so you are not re-explaining your trip every time you have a question. Other things to note A few things worth knowing before you book. 🔇 Quiet hours are the city's rule, and they are strict. Indio enforces 9pm–8am on weekdays and 10pm–8am Fridays and Saturdays by ordinance. No outside music and quiet voices during those hours. The property has a decibel monitoring system so we can keep you compliant. This is not our preference, it is the city's law, and it falls on whoever is staying when it is broken. Groups that respect it have a great time here. Groups that do not get a visit from Indio PD. We are upfront about this because it protects your stay and our permit. 👥 Max occupancy is 20, and it is permit-bound. We cannot flex on this even if you ask nicely. The City of Indio permit caps overnight occupancy at 20, and surveillance footage confirms guest counts. Exceeding the booked number is $100 per night per guest. Exceeding 20 cancels the reservation without refund. 🎉 Approved events welcome. Unapproved parties are not. We do host events, including weddings and milestone celebrations, but they have to be approved in advance so we can clear headcount, vendors, and timing against the permit and the neighbours. What we do not allow is an unapproved party in a gated residential community. Planning something? Message us before you book and we will tell you what is possible. 🪪 Required before check-in: signed booking agreement, guest ID, full guest list, and vehicle list. Gated-community security needs first and last names for every guest and driver to grant access. It also confirms your headcount. 🚭 Smoking is the rule we are strictest about. None inside or outside. Smoke damage is irreversible and carries a $2,000 fee. No exceptions. 🐾 Dogs are welcome. We genuinely like dogs. Up to 3 dogs (more by approval from management). The first two dogs stay free. A third is $300. We are a dog-only home, so no other pets. Service dogs are always welcome at no charge, one per reservation. 🌡️ Pool heating is available on request. $250 + tax per night, two-night minimum, requested at least 48 hours ahead so the temperature has time to come up. 🛎️ All vendors are coordinated through us. Two reasons: permit compliance and quality control. We keep a list of vetted local chefs, massage therapists, and more. If you have a vendor you love, send them our way and we will work it out. 📹 Exterior cameras only. The property has outdoor video and audio recording for everyone's protection. Cameras are outside only, never inside the home or bedrooms. 🪑 House basics: Please use furniture as intended, do not move indoor furniture outside, lock all doors and windows when you leave, and only flush toilet paper (we are on a septic system).
