The house opens onto an exclusive, fenced private outdoor space, perfect for those looking for peace and privacy. The house consists of 2 bedrooms, a living room with a kitchen and two bathrooms. The real gem? A large, exclusive porch, ideal for enjoying breakfast outdoors or relaxing with a good book. In the house you will find a kitchen with everything you need to feel at home: dishes, dishes, pots, glasses and various utensils. The space is equipped with a refrigerator with freezer, microwave, oven, electric kettle, moka pot for a good Italian coffee, Nespresso machine, juicer, and toaster – everything you need to prepare and enjoy your meals in peace. A cozy living area, perfect for relaxing after a day of hiking. Here you will find a large dining table for 7 people, perfect for sharing meals with friends, a TV for moments of relaxation, and a 3-seater sofa that, if necessary, converts into a comfortable double bed – ready to welcome extra guests with the same warm atmosphere as the rest of the house. On the first floor, two bedrooms are waiting for you, designed to ensure rest and tranquility. The double bedroom is spacious and bright, furnished with simple taste and elegant details. The bed with a comfortable mattress, toppers, and memory foam pillows will give you deep sleep. The second is a triple room with single beds, perfect for families or groups of friends. On request, it can be transformed into a cozy double. For the little ones, a crib is available, also upon request, included in the price. To complete the comfort, sheets and towels in 100% quality cotton. On the second floor there is a large, bright and functional bathroom, equipped with a bathtub, shower, professional hairdryer and personal hygiene products, to make you feel pampered. On the ground floor there is a second bathroom, practical and comfortable, complete with a washing machine for free use – ideal for longer stays or for those who love to travel light. At your disposal you will find sheets and towels in 100% cotton, extra pillows and extra blankets to ensure maximum comfort in every season. There is no shortage of useful accessories for your stay: clothesline, iron, and ironing board. To ensure maximum comfort, the house is equipped with air conditioning on both floors and fans in all rooms. Free Wi-Fi available throughout the house, to stay connected even on vacation. Safety & convenience: For your peace of mind, the property is equipped with a smoke detector, a carbon monoxide detector, fire extinguishers, and outdoor security cameras. Pet-friendly: Your furry friend is welcome! In the house, you'll find a kennel and two dedicated bowls. 📍The LOCATION IS located in Galzignano Terme in Via Porto 64. Reachable in: - 6 min drive to Battaglia Terme train station. - 8 min by car, the A13 Terme Euganee motorway toll booth. - 1 min walk to the bus stop to and from Padua city and province (times and detailed information will be present in the house). - 4 min drive to the great Golf Club and Villa Barbarigo di Valsanzibio. - 10 minutes by car to the village of Arquà Petrarca. - 10/12 min drive to Abano's thermal baths. - 8 min drive to the Y-40 The Deep Joy pool. - 30 minutes by car Padua city. - 25 min drive to the Euganeo Stadium. - 1 hour by car Chioggia and Sottomarina. - 45 min drive Venice, 40 min by train. - 1 hour and 30 min to the Arena di Verona. - 1 hour and 30 min to Lake Garda and Gardaland Amusement Park. ❗️N.B: It is not a B&B and therefore does not offer breakfast service. However, to make the most of your stay, you will always find some small complimentary surprises, as a gesture of welcome and care towards my guests. Guest access Ways TO reach US: - 🚙by car from the A13 Terme Euganee motorway exit proceed northwest on provincial road 9, enter SS16 and follow the signs for Battaglia Terme and Galzignano Terme. - 🚄by train from Padua Station, take the train to Battaglia Terme/Monselice, Battaglia Terme train station in 5 minutes by car or 12 minutes by bike you can reach the house🚲. (the bike path is present throughout the road to travel) - ✈️by plane : from Venice airport it is 65km (45 min by car), from Verona airport it is 94km (1 hour and 15min), from Treviso 75km (55 min), Bologna 108km (1 and 20 min) P️🆓️🚘Exclusive parking available free of charge inside the house's spacious fenced courtyard. (It can comfortably accommodate up to 3 cars.) Other things to note The price includes the tourist tax of €0.75 per person per night up to a maximum of 5 nights. They are exempt from occupancy tax: - minors under the age of 14; - Disabled people who must present the appropriate documentation to the manager; - residents of Galzignano Terme; - those belonging to the state and local police and the Fire Department who stay overnight for service needs. HOUSE RULES: ADDITIONAL GUESTS: Guests who have not been regularly reported are not allowed in the house, so we have not issued the documents and who have not paid for the stay. Only those who have been reported and registered can use the home. ⚠️There are security cameras at the entrances. HOUSE TEMPERATURE🌡: WINTER: The house temperature in winter is managed remotely. When you arrive, the house will already be warm. ⚠️WARNING: Heating is active from October to April. Summer: You can independently manage the internal temperature with the two air conditioners in the house through the appropriate remote controls. There are also fans in the house for those who do not like air conditioning. WASTE: In the house, recycling is carried out. In the kitchen, you'll find bins marked for wet, plastic, paper, mixed (dry, non-recyclable). I kindly ask my guests to deposit their garbage outside the house in the appropriate large bins inside the courtyard, before checking out. Thank you for your cooperation in this matter. FOOD AND FOOD: Leftover food is not allowed in the house and refrigerator after check-out. So I ask that you leave the refrigerator empty, as you found it.
