The initial payment acts as your electronic signature. PESTS This home is in a natural area where bugs, critters, and wildlife may be present, especially during warmer months. To minimize bugs indoors, keep doors and windows closed, clean the kitchen nightly, and securely package all food. Do not leave food or trash outside, as this attracts animals. While we perform quarterly pest control, no refunds will be issued for bugs or critters found. WIFI AND CELL SERVICE WiFi is available via Starlink satellite internet but may not match standard cable internet speeds or reliability. Cell service is limited, though a signal booster is installed. Please ensure this setup meets your needs. AGE REQUIREMENT The primary guest must be 25 years or older and stay at the property. ID verification may be requested. GUEST LIMITS Only guests listed in the reservation may be on the premises. Violations result in immediate removal without refund. The property accommodates up to 14 guests based on designated sleeping arrangements. Accommodating 14 people will require 2 people in each king bed, 2 people in the queen bed, 2 people in the full daybed, and 1 person in each twin bunk. NO PARTIES OR EVENTS, NO OUTSIDE VISITORS, NO OVERNIGHT GUESTS. PETS Dogs are allowed with prior host approval, subject to the following terms: • A maximum of 2 approved dogs is permitted. • Guests are fully responsible for their dogs’ care, behavior, and actions while on the property. • Pets must not be left unattended unless crated and are prohibited from furniture and beds to minimize allergens. Pet Waste and Accidents: Guests must clean and dispose of pet waste and promptly address accidents using the provided enzyme cleaner. Failure to do so may result in cleaning fees. Damage and Liability: Guests are responsible for any pet-related damages and must report them promptly. Additional fees may apply for repairs or replacements. Pet Cleaning Fee: A $150 non-refundable fee covers extra cleaning for pet hair and dander. This does not cover damages, which may incur additional charges. Additional Fees: Guests are liable for any costs beyond the pet cleaning fee to restore the property to its original condition. PROHIBITED ACTIVITIES • Illegal Substances: Strictly prohibited. Violations result in eviction and liability for associated costs. • Smoking/Vaping: Not allowed inside the property. A $250 fee applies for evidence of smoking. • Fireworks: Banned on the premises. Violations result in eviction without refund. QUIET HOURS Quiet hours are from 11 PM–6 AM (Sunday–Thursday) and 12 AM–6 AM (Friday–Saturday), per county ordinance. Violations may incur fines and immediate eviction. SECURITY CAMERAS A Ring camera is installed at the front porch for guest and property security. Tampering with the camera results in immediate cancellation without refund. No cameras are located inside the home or in the hot tub area. ADDITIONAL CHARGES • Extra Cleaning: A $100 fee may apply if cleaning exceeds standard requirements. • Damages: Guests are liable for damages beyond what is covered by the booking platform. CHECK-OUT POLICY Late checkouts may result in additional charges WATER AND SEPTIC SYSTEM The property uses well water and a septic system. Water may have an odor or discoloration despite filtration. Only toilet paper should be flushed. Guests are responsible for damage caused by improper use. WAIVER OF LIABILITY FOR USE OF HOT TUB AND SAUNA Guests agree to exercise extreme caution and care while using the hot tub and sauna on the premises. If you have medical condition, please consult your doctor prior to use. Pregnant women should NOT use the hot tub or sauna. Children must be supervised at all times in and around the hot tub and sauna. Please note that the American Academy of Pediatrics does not generally recommend the use of either for children under the age of 12. Please consult your pediatrician before use. Guests are responsible for any repair charges due to damage caused to the hot tub, sauna or the property as a result of their actions. It is mandatory for everyone using the hot tub to shower and clean their feet beforehand. No oils, bubble bath, soaps, liquids, or any other harmful materials are allowed in the hot tub. Glass products are strictly prohibited in and around the hot tub and sauna. Any violation of these rules will result in a cleaning fee of $200. Guests acknowledge and accept the risks inherent in using the hot tub and sauna and release the Host/property owner from any claims, liabilities, or losses arising from hot tub and/or sauna usage, including but not limited to personal injury or property damage, regardless of negligence. CANCELLATION POLICY • Full refund for cancellations 30+ days before check-in. • For bookings within 30 days, full refund if canceled within 48 hours and at least 14 days before check-in. • 50% refund up to 7 days before check-in. • No refunds for cancellations within 7 days of check-in. Guests are advised to consider purchasing travel insurance to cover any unforeseen circumstances, unexpected events, or weather conditions. Please be advised: ***The house is CHILD FRIENDLY, BUT NOT CHILDPROOFED. Please supervise your kids at all times! ***We CANNOT confirm early arrivals or late checkouts until a few days (2-3 days) prior to your arrival date, so please refrain from inquiring until then. If we can accommodate your request, a $50 fee will apply for each request. Early arrival time is 3 pm, and late checkout time is 11 am.
