Guest access Guests are encouraged to enjoy all the amenities the property has to offer. Make yourself at home, unwind, and create lasting memories! Other things to note House Rule Agreement By booking and staying at Juniper Cove, you agree to the terms outlined in this agreement. These rules are designed to ensure a safe, enjoyable, and respectful experience for all guests and our neighbors. 1. Occupancy and Guest Limits • The property accommodates a maximum of 10 overnight guests, as required by city ordinance. • A maximum of 12 people, including daytime visitors, are permitted on the property at any time. • Only individuals listed on the reservation may stay overnight. • Exceeding these limits may result in additional actions to ensure compliance with local regulations. 2. Noise and Neighborhood Respect • Quiet hours are observed from 10:00 p.m. to 7:00 a.m. to respect the residential neighborhood. • Parties or events are strictly prohibited. Gatherings exceeding the occupancy limit or causing disturbances may result in termination of the reservation without refund. 3. Smoking, Vaping, and Drug Use • Smoking, vaping, and drug use are strictly prohibited anywhere on the property, both indoors and outdoors. • Violations may result in additional cleaning fees. 4. Pool and Hot Tub Usage • Safety: Children must be supervised at all times when using the pool or hot tub. No diving, running, or rough play is allowed. • Pool Temperature: The pool is heated to 84–87°F. • Hot Tub Temperature: The hot tub is set to 100–102°F. Instructions for use will be provided in the house manual. • Guests use these amenities at their own risk. 5. Pickleball Court Rules • Use the pickleball court responsibly and keep play within the court area to avoid disturbing neighbors. • Do not retrieve balls from neighboring yards; extra balls are provided. 6. Trash Rules • Trash is collected on Tuesdays and Fridays. • If your stay overlaps with trash pickup, please place the green bin (not the blue bin, which is for yard waste) at the curb the evening before pickup. • After pickup, bring the green bin back to the side of the house by the end of the pickup day. • These steps help keep the property clean and pest-free—thank you for your cooperation! 7. Wildlife and Florida Environment • Florida’s natural environment includes wildlife and insects. Keep windows and doors closed to prevent unwanted pests indoors. • Hurricane Season: Monitor weather conditions and follow local evacuation orders if necessary. • Red Tide: Check local beach conditions before visiting. • Guests are encouraged to purchase travel insurance to cover weather-related disruptions. 8. Parking and Vehicle Restrictions • Parking is limited to 3-4 vehicles in the driveway. • Recreational vehicles, boats, and trailers may only be parked temporarily for loading or unloading. • Boat Parking: Depending on the size of your boat, parking may be available on the other side of the gated fence. Please contact the Host in advance to confirm availability and size restrictions. 9. Check-In and Check-Out • Check-In Time: 3:00 p.m. EST • Check-Out Time: 10:00 a.m. EST • Guests are kindly asked to complete the following check-out procedures: 1. Load and start the dishwasher. 2. Gather all personal belongings. 3. Leave towels in bathrooms and linens unmade on beds. 4. Lock all windows and doors. • Following these steps helps us prepare the home for future guests. Damages and Incidentals • Guests are responsible for any damages, missing items, or violations of house rules during their stay. • Please report any issues immediately so they can be addressed promptly. 11. Liability and Assumption of Risk • Guests assume full responsibility for their safety and the safety of their party during their stay. • The Host is not liable for accidents, injuries, illnesses, or loss of personal belongings that occur on the property or while using property amenities (e.g., pool, hot tub, pickleball court). • Guests acknowledge the inherent risks of using these amenities and agree to use them responsibly. • Travel insurance is highly recommended to protect against unforeseen circumstances. 12.
