Situated within a small gated, private community consisting of 15 homes all sitting on the mesmerising waterfront, this stunning fully renovated oceanfront home offers the ultimate getaway for families and friends. Step into your private courtyard oasis, where you'll enjoy front-row views of the breathtaking turquoise waters. Relax by the newly installed adorable pool, which has the enormous benefit of an optional heater during the winter season when the water can get quite chilly!....savor meals in the covered outdoor dining area, and unwind with ample seating perfect for lounging and socializing. Just a 2mn walk away from the house, within the community, you’ll have access to the ocean and small private beach (no need to walk on the main road!), where you can enjoy wonderful swimming and snorkeling in the beautiful waters of the Bahamas! You can launch the kayaks and paddleboard provided from here too! A much larger and sandy beach is approximately a 5mn walk up the road. The community beach does come and go according to the different wave surges and the direction they move but ocean access is always available! Should the beach have shifted, there are big flat rocks and a slipway with steps into the water; there is usually a bit of the beach when low tide! Inside, the villa features an extremely well-equipped kitchen, everything you need to whip up some delicious meals!..with a new French door fridge and new double gas oven plus dishwasher, that leads to an elegant island style dining area which flows into a spacious, light, airy and comfortable living room, ideal for relaxing or entertaining. A powder room for convenience is on the first level too. On the second level, you'll find three large, en-suite bedrooms each with its own bathroom: • The luxurious master suite boasts a king-size bed and a private balcony, perfect for enjoying your morning coffee or a sunset aperitif with endless views of the famous beautiful Bahamian ocean.   • The second bedroom is elegantly furnished with a king-size bed, offering both style and comfort. Ocean and garden views. • The third bedroom embodies island style with two queen-size beds and its own private balcony overlooking the community's tropical garden. Ceiling fans in the 3 bedrooms plus kitchen, living room and pergola off kitchen. TV in living room, master bedroom and second bedroom. HOUSE PROXIMITY: The property is ideally situated close to popular restaurants, bars, cafès, liquor store, gym, and pharmacy, all from 5 to 15mns walking distance, Sandyport Old Town a 5 minute walk one way and the food store and more liquor stores a 10mn walk the other way! Plus, you're just a 5-minute drive from the world-renowned Baha Mar Resort where you can find even more dining, casino, entertainment, and excitement, including their fun water park. Margaritaville downtown has a smaller water park which is fun for the younger kids! Reasonable price too! Atlantis on Paradise Island and all its restaurants, bars and water park, is approximately a 20 to 30mns drive, very much depending on the time of day and traffic conditions. Just a few minutes walk away is a pretty, much larger sandy beach. Overlooking this beach is The Blue Sail, a popular restaurant/beach bar, where you can grab a drink or bite of lunch without having to go back home and disrupt your beach time, should you wish! This villa has been lovingly refurbished with great attention to detail for all necessary needs and packed with convenient amenities, including high-speed WiFi, a new washer and dryer, and a complete set of bath and beach towels for each guest. Plus, your host will be on hand to assist with any local questions and can advise on airport transfers to make your stay even more seamless.   2 kayaks and 1 paddleboard are supplied too, along with snorkeling gear, beach chairs and a beach umbrella! Guest access You will have access to the entire property ....boats are stored in the garage along with the beach chairs, snorkeling gear etc. Other things to note General important factors: Our home is located in a quiet, secure gated community in Cable Beach, right next to the well-known Sandyport area. This is one of Nassau's most desirable neighborhoods- popular with both locals and visitors for its calm atmosphere, beautiful beaches, and family-friendly vibe. Our property is not located near the hecticness of downtown!..the neighborhood is residential and safe, you can feel confident exploring nearby beaches, restaurants, and shops. 1. As with the majority of homes, no loud noise/music after 10pm outside, please be aware this is a residential private community so respect and awareness of the neighbours are essential. Inside is fine! 2. Roller hurricane shutters are installed on every door and window. 10am Check out; 3pm Check in: Flexability for check in and out is a possibility if time allows... for instance, if it's not a same day changeover etc but I cannot guarantee any flexibility at the time of your booking as I may not yet know whether there'll be another overlapping. 20kw GENERATOR with automatic transfer switch installed to keep your vacation home comfort uninterrupted during the often well known Bahamian power outages, ESPECIALLY in those hot summer months! 🥵 There is a heater for the pool as the water can get pretty chilly during the winter months; should it be required, the charges will be: $50 set at 85°f per day $75 set above 85° if required per day $100 per day if the heater is required to continue longer than the daily setting of the pool pump which needs to be running in order for the heater to operate. Snorkel gear, beach chairs, beach umbrella and floats provided. Beach toys for the kiddies. TWO kayaks and one paddleboard with trolleys to wheel them to the beach, to add to your fun filled days! Life jackets too! Gas BBQ Start up toilet tissue, paper towel, wash up detergent plus dishwasher detergent, coffee, olive oil, tea and sugar provided but please note, once these run out it is then up to the guests to supplement what they need. I must put a gentle reminder out there that this home is purely a self catering one which means that the guest is wholly responsible for their own supplies, many homes do not supply one item to start with 🙂 Parking space for 3 cars. I will, if possible, be there to welcome you and familiarize you with everything. If I am unable to be there for your arrival, there is a lockbox with house keys for your convenience....a list of "things you need to know" along with other house and departure insctructions will be sent to you once a booking is made as well as in a house manual for your reference. I will be available during your stay should you need any further assistance to ensure you have a wonderful holiday in our treasured home and country! A final note! We live on an island and every now and then there may be works going on by the main water board which could involve the main island's water supply being temporarily turned off....please understand this is out of my control and therefore do not warrant reimbursements...I have now installed a water pressure pump which does help tremendously should the water pressure dip or be turned off by the mains!
