Picture yourself in a beautiful outdoor space, surrounded by towering trees and a cozy fire pit. This space is in the lower level of a split level house & I have 3 children (10, 11, 19) & 2 dogs so you will hear some sounds during the day. You also have your own private patio & you will be able to reserve 2-hours a day in our backyard pool & pavilion area, based on availability. The space Welcome to THE HAPPY TREE HOUSE, our charming basement apartment with its own separate side entrance. You probably won’t bump into me and my three boys (20, 12, 11) since we’ll be upstairs on the other side of the house, or out and about (or they will be with their dad). While you have a cute patio with a couple chairs and a fire pit, there’s a larger area on the other side of my house. As you might imagine, if you looked at the pictures, attached here, that outdoor oasis is a real treat—featuring an inground pool (closed between Oct. 15th-May 1st each year), a winding Hawaiian path leading to an outdoor pavilion with a TV, and even an inground trampoline. You can reserve this awesome space at no extra cost, depending on availability. We have a friendly 4-year-old Labrador retriever named JoJo. During the day, she enjoys playing outside in a large fenced-in area on the left side of our house. You might get a chance to see JoJo during your stay! You’re more than welcome to play with her, however, she cannot go inside the Airbnb space that you are renting because she sheds like crazy! ;) NO: Absolutely NO smoking, vaping, doing drugs, or a hookah, lighting, candles, or incense (or lighting anything on fire other than the firepits) anywhere on our property inside your unit, on your side patio by the pavilion, by the pool, in the driveway, etc. - nowhere on our property. If you are found to be doing any of these things you will be asked to leave immediately and you’ll be fined $375 for a cleaning fee. Guest access GUESTS: When you book this unit, you will need to give us the full names and ages of each of the people staying in the space. No Parties Allowed. POOL & PAVILION: Guests can request to have access to the backyard and pool space for up to 2-hours per day. This will be base upon availability Other things to note SLEEPING ARRANGEMENTS: This mini apartment comes with a queen size bed and a queen size air mattress in the closet, that you can set up in the living room space when needed, but it will be tight. You can also sleep someone on the couch if you had one extra person. SMOKING & DRUGS: There is no smoking, no vaping, no drugs, and no hookah, no lighting, candles or incense or lighting anything else on fire (other than the outdoor fire pits) allowed inside this unit or on the side patio or in the backyard or in the driveway or front yard. This means this is not a good unit to rent if you are a smoker we like smoke-free lungs because we have allergies and keep our space smelling clean. If we smell smoke inside the unit, you’ll be asked to leave immediately. We have already asked one person to leave and Airbnb backed us up. If it is determined that you are doing any of these things on our property will be asked to depart immediately without a refund and you’ll be charged an additional $350 cleaning fee. We rent each day as soon as you check out a new family comes in. It’s not fair to the next guest if you choose to break this rule. WEAPONS: We do not allow guns in our home so no guns or knives are allowed on our premises. If you violate this policy, you’ll be asked to leave, with no refund. STAINS: If you were traveling with young kids, we get it that accidents happen, please bring special padded sheets, so you do not stain the mattress or the air mattress or the couch. If there are any stains or strange smells, you’ll be charged additional cleaning expenses to get these fixed or replaced. LAUNDRY-MAT: You do NOT have access to a washer and dryer while staying in your apartment space, however, there is a laundromat within walking distance, two blocks away at the Rose Hill shopping Plaza. FRIDGE, FREEZER & MICROWAVE: This unit does come with a small refrigerator and freezer and a microwave. Do not wash dishes in the bathroom sink because it will clog the sub pump and you’ll have to get it repaired or replaced, which would cost thousands of dollars. Sorry, no coffee machine, but there is a McDonald’s and a 7-Eleven a two block walk away.
