Welcome to The Heights! This luxurious vacation rental is the perfect retreat, offering everything you need for a quick weekend getaway or an extended stay. Located in a vibrant neighborhood, with restaurants, cafes, and bars just a short walk or bike ride away, you'll have everything at your fingertips. The private backyard features a tranquil pool surrounded by lush landscaping, lounge chairs for relaxing, and an outdoor dining area with a charcoal grill—ideal for barbecues. Whether you're unwinding or hosting a gathering, this home provides the perfect balance of comfort and convenience. The home has 6 bedrooms and 3.5 Bathrooms ( 1 in the 1st floor, .5 in the 2nd, and 2 in the 3rd), each equipped with a comfortable beds , private balconies, and en suite bathrooms stocked with all your toiletry needs. After a long day, take a soak in the jacuzzi tub located in the primary retreat. The home's sleeping arrangement are as follows: - Bedroom 1 King (1st floor) - Bedroom 2 King (3rd floor) - Bedroom 3 Queen (3rd floor) - Bedroom 4 twin over twin bunk bed (this room is attached to the master room) (3dr floor) - Bedroom 5 Queen ( this room will open only four groups over 8 sleepers) (2nd floor) - Bedroom 6 Queen or a queen bunk bed ( this room will open only four groups over 10 sleepers) (2nd floor) GAME ROOM The garage is converted to a cinema/game room. It is a locked garage and shall not be used for car storage (please do not attempt to force it open) This beautiful house can host up to 16 Guests spending the night. The garage has been converted into an amazing cinema room to enjoy with friends and family. Enjoy the comfort and convenience of a self-check-in. One day prior to your arrival you will receive an email that walks you through the process and answers any last-minute concerns. If you still have questions, we’re available for you! Please don’t hesitate to reach out to us at any time - we are here to please. - PET FRIENDLY STAY - Don’t leave your furry friends back home. We allow house-trained pets for a $150 per pet per stay fee. Please register your pets in the reservation in the section where guests are also registered. Please pick up any waste from your pets, particularly from the backyard. - NO PARTIES/LARGE GATHERINGS - We encourage you to enjoy our home, but please remember that only registered guests are permitted during your rental period. If you're uncertain about whether your stay falls within these guidelines, please consult with us before booking. - ADDITIONAL NIGHTLY RATE FOR 7+ GUESTS - Our nightly rate covers the first six guests. Starting from the seventh guest, an additional fee of $39 per guest per night will be charged. - ADDITIONAL BEDROOMS The 5th and 6th bedrooms will be opened for groups of 8+ and 10+ guests respectively, to accommodate their sleeping arrangements. -PARKING- Parking is on the street - ENTERTAINMENT - All our smart TVs come with streaming apps like Netflix, Amazon, and YouTube. Feel free to log into your accounts. If you forget to sign out upon checkout, don't worry, we'll do it for you. - NO INDOOR SMOKING - Indoor smoking is strictly prohibited. A violation will incur a $500 fine. If you or any member of your group wish to smoke, please do so outdoors and ensure all cigarette butts are properly disposed of. - POOL - Pool lights out of service Please note that the pool and hot tub are professionally serviced twice a week during the summer months and once a week during the rest of the year. As this is an outdoor pool, it’s normal for some leaves or debris to appear between cleanings. This does not indicate the pool is unclean—rest assured, all necessary chemicals are properly balanced, and the filtration systems are regularly maintained for your safety and comfort. The pool technician accesses the area through the backyard gate NOT HEATED POOL - LANDSCAPING - The landscaper goes once a week. - SECURITY CAMERAS - For security, we have installed two cameras: one at the front door overlooking the yard, and another in front of the garage facing the cars. These cameras record 24/7. To respect your privacy, there are no cameras inside the house. - HOUSE RULE VIOLATIONS - - PEST CONTROL - This home features a garden area. Even though our pest control service goes out to the home at least once a month, you might encounter wildlife in the yard, and occasionally, outdoor insects may appear indoors, such as spiders, ladybugs, ants, or even bees. These bugs are not harmful, and we promptly remove them if notified. We strive to keep the house clean and have monthly pest control measures in place. Please note our fireplace in the master bedroom is not active at the moment. Please refrain from any use of it. Our storage is in the backyard of the house, we might need to go there once every other day but we will let you know beforehand. NO WEAPONS POLICY Weapons of any kind are strictly prohibited on the property, including firearms, ammunition, air guns, tasers, and explosives. By booking, guests agree to comply with this policy. RSBM House Rules 1. Check-in time is from 4:00 p.m. onwards. 2. Check-out time is at 10 a.m. max. 3. We must be informed of the total number of guests spending the night and if there will be other guests visiting the property during your stay. 4. Unregistered guests are not allowed. Extra guests spending the night that are not accounted for could generate extra fees. 5. No parties or events of any kind are allowed on the property. 6. We must be informed of all the cars that will be coming for your reservation. 7. All cars must be parked in the property’s garage and/or driveway. Street parking is strictly forbidden. 8. No smoking is allowed indoors. If a guest smokes indoors the monetary penalty will depend on the severity of the incident. 9. Smoking outdoors on the property is allowed. Please make sure all cigarette butts are thrown in the trash. 10. Drugs and inappropriate behavior are not allowed on the property. 11. Garbage is only picked up on the days in certain days by the city, we’ll let you know the night before so you may leave the thrash out from 7 pm onwards so it can be picked up at 7 am of the next day. 12. House-trained pets are allowed with a $100 USD fee per pet which is added to the reservation’s nightly rate. The number of pets you bring with you must be previously discussed and authorized by us. 13. Stained sheets or towels must be paid for to replace them.
