Other things to note House Rules: Age Restriction: Based on past experiences, reservations made by groups aged 21 years or younger require written pre-approval. Failure to obtain pre-approval will result in termination of your reservation and full charge of your security deposit. Local Guests: Phoenix locals must obtain pre-approval before booking to prevent misuse of the residence as a party venue. Key Handover: Keys will only be handed to the individual who made the reservation, who must present valid photo ID. Guest Count: All guests must be included in the reservation. This includes anyone entering the residence/building at any time. Failure to disclose extra guests will result in termination of the reservation and full charge of the damage deposit. No Parties/Events: Parties/events are strictly prohibited. Any violation will result in the full security deposit being charged, and immediate eviction from the unit. Non-Commercial Use: The residence is not for commercial use or special occasions without pre-approval (e.g., weddings, bachelor parties, birthdays). Requests for exceptions must be made in advance, or the reservation will be terminated and the security deposit charged. Smoke/Drug-Free Environment: Smoking or drug use is not permitted inside the unit or in common areas of the building. Violation will result in the full security deposit being charged and eviction from the unit. No Pets: Pets are not allowed. Any breach of this rule will result in the full damage deposit being collected. Noise Regulations: Excessive noise or loud music is prohibited. Quiet hours begin at 10:00 pm. Any noise complaints will result in the full security deposit being charged and immediate eviction. Check-Out Policy: Check-out must be on time to avoid a $50 late fee. Requests for early check-in or late check-out must be made in advance. Guests remaining in the residence/building after 1:00 pm will be charged for an extra night unless a late check-out has been approved. Liability: Guests are responsible for any accidents, injuries, or illnesses occurring on the premises.
