Enjoy time with your loved ones in this high-specification property. The house is very well set up for children to have fun and pets are very welcome too with lots of local dog walking routes. The space COOKING & FEASTING A large high-spec kitchen/breakfast room enjoys views across the paddocks opening directly on to the outdoor lounge. The kitchen adjoins both the utility room and a large light south facing dining room with windows to three sides. Throne chairs surround a 3.5m Victorian dining table for feasts and a modern wood burner adds extra warmth in the winter. There is also a children’s table with 4 chairs for smaller guests. There is a large outdoor dining area and a Weber charcoal BBQ for when the sun shines; plus a fire pit area for toasting marshmallows. A private chef can be arranged for special occasions. PLAYING The games room/ play room is very well equipped for all ages! There is a football table and wide selection of toys for toddlers, youngsters and adults. Upstairs there is a further toy cupboard. Outside there is a jumbo size Spring free trampoline. A play area with slide and swings plus many garden games, including giant connect four and a croquet set. PLAY BARN COMING SOON - MARCH BOOKINGS ONWARDS .... (Indoor giant chess, table tennis, toddler area plus much more.) RELAXING The large cozy lounge has a giant wood burner and 75” Art TV. Solid oak plantation shutters and three large comfy feather-cushioned sofas. Chill in the outdoor lounge and then warm-up in the evening around the large fire pit (with lid for snuffing). Spa bath and Hydro-massage shower in the main bathroom. Hot tub cabin with fairy lights. Massage therapy can be arranged at the property. SLEEPING & BATHING Bedroom 1 - Extra large private bedroom suite with king size bed, large dressing room area, newly refitted en-suite with large rain cloud power shower, toilet and basin. Beautiful views across the paddocks through solid oak plantation shutters. Space for extra single beds, by request. Bedroom 2 - Extra large private bedroom suite with king size four poster bed and two walk-in wardrobes. This secluded bedroom suite enjoys both the sunrise to the East and sunset to the West through solid oak plantation shutters. An extra large en-suite bathroom with a large bath tub, separate rain cloud power shower, toilet and twin basin unit. Space for extra single beds on request. Bedroom 3 - A funky bunk room that sleeps four across two robust comfy bunk beds. This room is located right next to the family bathroom and has oak plantation shutters with views through a copper beech across the paddocks to the West. It also has a baby gate on the door for optional use. Bedroom 4 - Extra large double/twin bedroom with en-suite that can be setup with either a super king size bed or two full-size single beds. Views across the paddocks through solid oak plantation shutters and his and hers wardrobes and dressing area. The en-suite includes a power shower, toilet and basin. Bedroom 5 - Large double/twin bedroom with views across the paddocks through solid oak plantation shutters. This room can be either setup with a king size bed or two full-size single beds and is a short walk along the hallway to the large family bathroom. Family bathroom - recently refurbished with top of the range hydro-massage shower unit, spa bath, twin sink unit and toilet. Potty, baby bath and children's toilet seat. Two travel cots with bedding and a changing table unit/ changing mat also at the property. The house is set up for 12 people to sleep in plus two travel cots but there is the option to comfortably accommodate 2 more guests in the bedrooms at an extra charge. We are very pet friendly and welcome furry friends free of charge. Bowls, pet bed, dog towels and a Pet wand dog shower attachment for use outside is all provided. There is a lock box enabling entry to the property at a time of your convenience on arrival. You are booking the entire Stud Farm house and its private garden. Other things to note We have a strict no smoking policy inside the property. Outside in the garden we do permit the smoking of cigarettes, cigars, vapes hookah and sheesha but ask that guests respectfully clear up any rubbish. The hot tub is heated for guests arrivals. A welcome pack for the house will be provided for all guests prior to arrival with lots of information about the local area. Please note the main dining table can accommodate 12 people with the large throne chairs. If booking for more guests the additional breakfast dining table can accommodate a further 6 people and can be easily relocated to the dining room area as there is plenty of space. Two cots & mattress’s, cocoonababy sleep nest, high chair, changing unit, monitor and baby bouncers are in the property. Children's size table, cutlery and crockery are also provided for little ones. The house is set up to sleep 12 people plus two travel cots but there is the option to comfortably accommodate 4 more guests in the bedrooms on request for stays of 4 or more nights at an extra charge. The BBQ in the garden is charcoal. Firelighters, BBQ tools and lighters are provided plus wood for the fire pit and indoor wood burners. Electric double garage for storage.
