With 3 spacious bedrooms, 2 spa-like bathrooms, and a cozy loft, the home comfortably accommodates up to 8 adults. This smoke-free, animal-free property promises a peaceful stay with beautiful surroundings, modern amenities, and thoughtful touches that make this home a true sanctuary. LIVING AREA: As you ascend the main staircase from the entryway foyer, the open-concept living space welcomes you with dramatic vaulted ceilings and a bright airy atmosphere. The living room is anchored by a natural gas fireplace (no wood needed) and features ample seating with a comfortable leather couch and 2 powered leather reclining chairs. The 55" Smart TV offers a wide selection of entertainment with Spectrum cable, Samsung TV Plus or log into your streaming services. The living area has an inviting ambiance that is perfect for evening relaxation. The adjoining dining area seats 6, with 4-additional rotating stools at the eat-in peninsula, making it easy to enjoy meals together. A few games and blankets are available within the side table to cozy up for a movie or game night. Step out onto the private upper deck, where you can enjoy forest and creek views, perfect for a morning coffee or evening retreat. KITCHEN: Whether you’re preparing a holiday feast or a quick snack, the kitchen has everything you need. Outfitted with high-end appliances, it also includes thoughtful extras like a KitchenAid mixer, rice cooker, popcorn popper, and cookie cutouts for creating special memories. The kitchen is perfect for large family meals or simple meals after a day of skiing, hiking, or beach exploration. Coffee, decaf, tea, and hot cocoa amenities are provided in the pantry to get you started for the first couple days of your stay. With three grocery stores within half a mile, you can restock provisions to have everything you need for a comfortable stay. SLEEPING AREAS: BEDROOM 1 (First Floor): A restful queen bedroom with convection baseboard heating, a ceiling fan, and a shared ensuite bathroom with a walk-in dual rain and handheld shower. Heated tile floors keep your toes warm on chilly days. BEDROOM 2 (Primary Bedroom, First Floor): This spacious room features a luxurious CAL King bed with a mattress topper for supreme comfort, a ceiling fan, convection baseboard heating, and an electric fireplace. There is also a dedicated work space overlooking the deck and creek. The adjoining private deck has gated access to the parking area and Incline Creek walking trail, offering a perfect spot to enjoy the sounds of the creek and the surrounding forest. A large Samsung Smart TV makes this room an ideal place to unwind. It shares the ensuite bathroom and offers ample space for additional sleeping arrangements with optional two air mattresses (provided). BEDROOM 3 (Primary Bedroom, Second Floor): A peaceful retreat with a CAL King bed, ceiling fan, convection baseboard heating, and a large Samsung Smart TV. This room is adjacent to the second full bathroom with heated tile floors (heated floor turned off currently) and a walk-in dual rain and handheld shower. the main large picture window offers stunning views of the blue sky and surrounding mountains, providing a perfect space for rest. LOFT: A cozy space, offering two comfortable double beds perfect for a restful night’s sleep or simply unwinding after a day of Tahoe adventures. With stunning views of the sky and surrounding mountains, this charming space invites you to relax while enjoying the ambiance of the vaulted ceilings and the open living area below. Keep an eye out—you might even spot local wildlife scurrying up the majestic pines right outside your window. While Airbnb classifies the loft as a bedroom, please note that it is an open-concept sleeping space WITHOUT a door, allowing for an airy connection to the rest of the home. Ideal for guests seeking comfort and connection, this serene hideaway strikes the perfect balance between privacy and shared living. DECKS: Two private decks provide ample space to connect with nature. The upper deck, accessible from the living and dining areas, offers tranquil views of Incline Creek and the surrounding forest. The lower deck, accessible from the primary first-floor bedroom, has a private gate with steps leading directly to the parking area and Incline Creek walking trail. Collapsing chairs and two side tables are made available in the primary linen closet for guests to use on the decks. This is the ideal spot to explore the area or simply enjoy the outdoors in solitude. LAUNDRY: Conveniently located a few steps from the front door, the community laundry room features commercial-grade machines. Access is provided via the “Wash-Connect” app, with a code given upon check-in. Bring your own laundry supplies and the machines require a fee payable on demand. HEATING & COOLING: The property does not have central heating or air conditioning. Each bedroom includes a quiet convection baseboard heater with a thermostat in each bedroom for control. These types of heaters put out gentle convection heat only and take many hours to warm the space. The main living area and loft (2nd and 3rd floor) are warmed by a powerful natural gas fireplace with a remote control. Please do not expect the bedroom convection baseboard heaters to put out a lot of heat or blow hot air as that is not how they are designed to work and would be a safety issue. Typically, when running the baseboard heaters continuously for many hours you can expect the bedroom to be around 65-degrees (regardless of how high the thermostat is set) and guests should have realistic expectations based on this type of heating. If you are sensitive to the cold or are accustomed/need a place that is warmer and a more consistent temperature throughout the home then it is recommended to look for a property with central heating. There are ceiling fans in each bedroom and the main living area. The property has been fully remodeled with upgraded insulation and energy-efficient windows and doors, which help to regulate indoor temperatures. However, please keep in mind that in the summer, the lack of AC can mean warmer indoor temperatures, especially if windows or shades are left open, or if outdoor temperatures are high. For instance, with temperatures in the 90s outside, the indoors may reach the low 80s and up. Refunds and/or discounts are not provided due to the indoor temperature being too warm or cold for your preferences, so please plan accordingly and have realistic expectations. PARKING: The reservation is strictly limited to two parking permits in accordance with Washoe County regulations and our development’s rules. Parking more than two vehicles is a violation of both our permit and the HOA CC&Rs and is strictly prohibited. Commercial or oversized vehicles are not allowed. Please note that the development does not provide guest parking, and all vehicles within the community must display a valid permit to avoid being tagged or towed. Additional vehicles cannot be accommodated. If your stay requires more than two vehicles, we recommend determining where the additional vehicle will park and/or booking an alternate property without parking restrictions. ACCESS, UTILITIES & SERVICES: The beauty of the Tahoe Basin also comes with some challenges. The area’s infrastructure for services like electricity, gas, cable, internet, cell coverage, and water can sometimes be interrupted due to maintenance, weather, or other factors beyond our control. In addition, seasonal conditions such as road closures/conditions, construction, fires, storms or severe weather can occasionally affect access to the property. If a service disruption does occur, please note that repairs may take longer than a day in some cases. As your host, we aim to make your stay as comfortable as possible, but we cannot control or be responsible for service interruptions or accessibility limitations due to circumstances beyond our reach. Any refunds related to issues will follow the platform’s policy, and we will NOT be able to offer additional compensation or approve a change request to move your reservation dates. To ensure a worry-free trip, we recommend purchasing travel insurance to cover any unforeseen changes or interruptions to your travel plans. SERVICE & SUPPORT ANIMALS: Due to severe, documented allergies to pet hair and dander, we are unable to accommodate service or support animals of any kind. As we frequently occupy this property ourselves, we qualify for an exemption under the ADA and Airbnb policies. Bringing any animal to the property will result in the cancellation of your reservation or immediate termination of your stay without a refund. Thank you for your understanding and compliance. WILDLIFE: Being in the Tahoe Basin, our property provides a beautiful vantage point overlooking Incline Creek, an area known for its rich wildlife. Large black bears are commonly seen near Incline Creek and can often be found within the development, including parking areas and walking trails. Coyotes, bobcats, and mountain lions may also occasionally pass through. This mountainous and forested area near water and food sources is a natural habitat shared with these wild residents. To minimize any risks, please do not leave any items with a scent in your vehicle and ensure it is locked, as bears can open car doors and may even become trapped inside. Avoid leaving doors or windows open or unlocked at the property unless you are in the room. For safe waste disposal, please use only the fenced, locked trash bins within the development. Bears have been known to enter homes, even if occupied, so please remain vigilant and follow these essential precautions to avoid any unexpected encounters. Guest access All parts of the house are available to guests aside from specific closets and cabinets which are locked-off and not to be accessed by guests. BEACH ACCESS IN THE NORTH TAHOE REGION: North Lake Tahoe, with its stunning alpine scenery and crystal-clear waters, is a haven for beach lovers and outdoor enthusiasts alike. While private and restricted beaches dot the shoreline, offering exclusive access to residents and certain guests, the area is also rich with publicly accessible beaches that welcome visitors with open arms. These beaches provide a variety of experiences, from serene, sandy retreats to activity-packed shores, ensuring that every visitor finds their slice of paradise. One of the most beloved public beaches in North Lake Tahoe is Kings Beach State Recreation Area. Known for its expansive, sun-drenched shoreline, Kings Beach is ideal for families and individuals alike. The gentle slope of the beach into the lake makes it perfect for swimming, paddleboarding, and kayaking. With ample amenities such as picnic areas, barbecue pits, and playgrounds, it's a place where a day can be well spent soaking in the sun and scenic views. Another gem is Sand Harbor, renowned for its clear waters and picturesque rocky outcroppings. Located on the Nevada side of North Lake Tahoe, Sand Harbor offers a variety of recreational activities, including swimming, scuba diving, and boating. Its well-maintained facilities and natural beauty make it a popular spot, especially during the summer months. For those seeking a quieter experience, Patton Beach in Carnelian Bay offers a more laid-back atmosphere. This pebbly beach is perfect for those who wish to enjoy a day of kayaking or stand-up paddleboarding away from the crowds. Additionally, Patton Beach is dog-friendly, making it a great option for visitors looking to enjoy the lake with their furry friends. Commons Beach in Tahoe City is another family-friendly location, with a large grassy area for picnics and concerts, a children's playground, and a sandy beach for swimming and sunbathing. The beach is also the heart of Tahoe City, with easy access to shops, restaurants, and recreational activities, providing a comprehensive Lake Tahoe experience. Lastly, Moon Dunes Beach offers a tranquil retreat with its small yet beautiful shoreline. It's an excellent spot for those looking to escape the bustle and enjoy the peace and serenity of Lake Tahoe. Each of these public beaches in North Lake Tahoe showcases the diverse beauty of the region, offering everything from adventure and exploration to relaxation and tranquility. Whether you're a thrill-seeker or a peace-seeker, North Lake Tahoe's public beaches have something special for you. We unfortunately cannot share links prior to booking. The restricted beaches in Incline Village are NOT accessible to guests from April 15th - October 15th. Other things to note Please keep in mind if you are staying with children or mobility challenged people that there are two steps into the entrance and two staircases. The spiral staircase to access the loft, is steep, and is not suitable for babies/toddlers/small children and people with mobility limitations. We do provide one Pack n' Play with appropriate mattress and sheets. Please send a message, in advance of your stay, if you intend to use this amenity so the sheets can be made available in case an infant/toddler is staying in a room with their parents. Please note that this property is not childproofed and lacks features like baby gates or outlet covers. We cannot guarantee the safety of infants, toddlers, or small children on the premises. Guests with young children should exercise caution and judgment when staying at the property. Since COVID, we do not have guest passes for local restricted beach access, entry is limited to property owners and assigned long-term tenants. Also note that Patterson Hall serves food for lunch, dinner and brunch (weekend) which is available for the public to purchase and is just a hop skip and jump across the creek from our property for a quick meal when you are too tired to cook. * Mt. Rose ski resort is approx. 15 min drive * Northstar is approx. 20 min drive and there is a bus/shuttle across the street from the development near the golf course off 28 * Free sled hills on Mt Rose Hwy across from Meadows-10 min drive. * Mt. Rose Meadow is perfect for snow shoe and cross country skiing and easy access to chickadee ridge. * Spooner Lake is nearby for snow shoe and cross county skiing. * New paved 4 mile East Shore Trail starts in Incline. * Flume Biking Trail & Monkey Rock Trail * Picturesque Sand Harbor and other great beaches i.e. chimney, hidden, secret cove, etc. * Incline, Ski Beach and Lake access are a ~10-min walk and not actively entry controlled from Oct 16 - April 14 Damage waiver: The total cost of your reservation for this Property includes a damage waiver fee which covers you for up to $3,000 of accidental damage to the Property or its contents (such as furniture, fixtures, and appliances) as long as you report the incident to the host prior to checking out. Due to local laws or HOA requirements, guests must be at least 25 years of age to book. Guests under 25 must be accompanied by a parent or legal guardian for the duration of the reservation.
