Enjoy this centrally located two-floor apartment with beautiful views of Miraflores. The apartment is located on the 17th floor. It is a 10-min walk from world-renowned restaurants like Maido and 15-min walk from popular destinations (Larcomar, Kennedy Park), bars, shopping, and a stunning view of the Pacific ocean coastline. The apartment has access to the sports club with a cafe, swimming pool & gym in the apartment complex. Security guards 24/7. Parties and alcohol are NOT ALLOWED. The space The apartment is located on the 17th floor of the building and has two levels. The main entrance leads you to the living room, kitchen, a pool table and a half bathroom. Downstairs, you will find a family room in addition to 3 bedrooms and 3 full bathrooms. Guest access You will have access to the kitchen, living room, dining room, pool table area, family room, 3 bedrooms and 3.5 bathrooms. You can also take advantage of the many shared amenities at the sports club located within the apartment complex (gym, squash, swimming pool, ping pong, etc.). The swimming pool is only available during the summer. Please note that the apartment terrace (3rd level of the apartment) is not available at this time and will be closed off. A few closets and kitchen storage room are also locked. Other things to note No Parties/Events Rule: This is not a party/event house. For the security of the building and the neighbors, the building does not allow parties with music and alcohol. Quite hours are from 10pm to 7am. Pool Table: Play permitted only between 8am - 11pm. Please keep all balls on the table. If they fall, the noise can disturb our neighbors below and the building security will be informed. We ask you to protect the equipment and respect our neighbors. Any damage to the table, balls, flooring may result in repair charges. Capacity: The apartment has a capacity of 12 people in total. However, to minimize costs for smaller groups that want to visit us, we charge a flat fee for groups of 7 and an additional fee per person per night for groups that are over 7 people. We ask guests to accurately reflect the number of guests at the time of booking. Total fees will automatically be reflected when making the payment through Airbnb. Fees are for the entire stay. We don’t adjust the fees based on how many guests stay each different day at the apt (in the case guests come and go at different days) Floor bed: There is a floor bed in the bedroom #3 that will be available for a group of 12 people. If your group is less than 12 people, the floor bed will remain hidden. Check-in and check-out: Check-in is at 3pm and check-out is at 10am. Early check-in or late check-out is available for an extra fee depending on the request. The cleaning team is typically scheduled to arrive to the apt at 10:30am to initiate cleaning for the next guests so we ask that you plan accordingly or let us know in advance the need for a late check-out so that we can arrange a different cleaning schedule. Closed Areas: Please note that the apartment terrace (3rd level of the apartment) is not available at this time (not included in any of the photos that are shared with you) and will be closed off and locked. A few closets and kitchen storage room are also locked. AC/Heating: We have provided electric heaters/fans that should keep you warm/cool over winter/summer. Hot water: Apartment's hot water works with an electric water heater. The water heater is always ON so it is constantly replenishing. Other people: Guests are not allowed to bring other people to the apartment. Security guards will not allow entrance to people that are not registered. This is for the security of the building and apartment. Noise: We ask guests to be mindful of our neighbors and remember to keep noise levels down. Quiet hours are 10pm - 7am. Additionally, the apartment is strategically located in the center of Miraflores close to the train station and main avenues to easily access tourist and corporate areas, therefore you may hear outside noise of cars/traffic like any other main city, especially during peak hours. Outdoor Pool: Only open during the summer in Peru from approx. mid-December to April depending on the weather. You may ask us in advance if you need us to confirm with the building exact dates as it changes every year depending on the season and weather. Parking fee: We have 2 parking spots on the on-premise building garage available for guests to rent from us for an additional $10 fee per car per night of the reservation. Garage will have the same check-in and check-out times as the reservation. Just let us know if you'd like to book these parking spots in advance, so that we can send the additional fee request via the platform. Your vehicle must be registered prior to check-in. Laundry- Washer and dryer are not currently available at the apartment or building. There are however laundromats close by
