Description

Recently remodeled mid-century in Los Feliz with multiple decks with pool & jacuzzi. Outdoor lounge area with various fruit trees (apple, lemon, orange, blood orange, avocado, strawberries, and blueberries) cap off the perfect hang out spots. Enjoy international art collection from Europe, Asia, Africa, Australia, New Zealand, and South America with Oils, acrylics, water colors, large format photos, sculptures & primitive wooden art pieces. The space One of my best friends always says, "Clarity is our friend". With that in mind I believe it is always a good idea to make sure my guests know what to expect when they book with us and understand the house rules. Here is some information about my listing that might be helpful. Please read entire listing and house rules: This is not a corporate rental. This is a private home. I completed a complete renovation a few years ago. This may be just a short term rental to you. This is my home. I have lived here for over 30 years. It is where I raised my children.. Every thing about this home is personal to me. The house is designed to highlight two features: 1. The indoor-outdoor living experience. Everything about the design is to facilitate seamless movement between the inside space and the outside space. 2. Highlight the art. I've been collecting art from all over the world for nearly 50 years. All the art is original. Most of it is one of a kind and irreplaceable. Every piece has a story. You might particularly enjoy the sculpture bridge highlighting Shona Stone sculptures from Zimbabwe, or the Liebadang corridor with several water colors and acrylics from France and Vietnam. There are three ways to rent: • A. Rent the entire property • B. Rent the Guest house • C. Rent the main house (that is what you have) If you rent B (just the guest house). or C (just the main house). There is a possibility that either the guest house or the main house might be rented to another guest. In that case the pool and jacuzzi are shared. The Guest house has its own deck. If this is a concern, you should speak with me prior to booking. THE MAIN HOUSE The main house has four bedrooms and 3.5 bathrooms. All of the beds in the Main house are queen size beds. three of the four bedrooms have desks. the three bedrooms on the second floor have ceiling fans. One of the bedrooms has a TV. Bedrooms have high thread count linens and super comfy beds. Great light and fresh air. Specific information about the bedrooms: Red room: First floor, has ensuite 1/2 bath. Blue room: 2nd floor over looking pool. Green room: Master suite with flat screen TV. ensuite bathroom with claw foot bathtub, separate water close, no shower. Also overlooks the swimming pool. Grey room: Has Canopy bed. Bathrooms: First floor: 1.5 bathrooms with shower, no tub Second floor between two bedrooms: Full bath with shower and bathtub Master bathroom: full bath, Tub (no shower), water closet . RENTAL OPTIONS: The property has a main house and a guest house. I have three different listings for this property offering three different options: 1. Rent main house (That is this listing): When you rent this listing, you have the main house to yourself. Another party might rent the guest house. The house can accommodate eight (8) people. When I am in town, I often stay in the guest house. 2. Rent guest house. The guest house can be rented independently. It has its own entrance and its own deck area. It can accommodate up to two guests maximum. 3. Rent whole property. You can rent both the main house and the guest house. Combined the property accommodates 10 people. OTHER ROOMS IN MAIN HOUSE INCLUDE: An updated fully appointed modern open plan kitchen with upscale appliances and granite counter tops. A large dining room with a cozy fireplace facing the living room and dining room, dining room table that seats 8, breakfast, and coffee and tea bar. There is a coffee, tea, and breakfast bar in the dining room. Dishes, bowls, flatware, and coffee cups are on the sidebar. drinking glasses are in kitchen. Wine glasses are above the island between the kitchen and dining room. Placemats are on the bottom shelf of the breakfast bar. Please use placemats whenever eating at the dining room table. Large living room with seamless access to the back decks, and spa area Den with wet bar, large flat screen tv with apple tv. The door to the laundry room is on the first-floor landing. There is a washer and dryer, laundry detergent, Shout spot cleaner, bleach, and dryer sheets. There is also a table for folding clothes next to the washer. Please wipe down washer, dryer and folding table after each use. There is also a small trash can for the dryer sheets. Please turn off the light when leaving the laundry room. OURDOOR AREA The entire back of the house is glass doors that open onto the back decks with access to the pool, jacuzzi and gazebo. The Gazebo is an outdoor living room with a ceiling fan and patio heater. There is a large propane barbecue grill and a fire pit available for an extra fee. The spa area has an unheated swimming pool (it can be heated for an additional fee), a jacuzzi. (There is no charge to heat the jacuzzi). There are beach towels by the jacuzzi. Please do not take the white bath towels from the house to the spa area. CHECK IN PROCEDURES 1. Check-in is normally between 4:00pm and 10:00pm. 2. When I am in town, I personally check-in all guests and provide a short tour and orientation of the property. When I am not in town, we offer self check-in. Check in instructions will come 24 hours prior to check in. CHECK OUT PROCEDURES: A. Check out is 11:00 am at the latest (this allows us to clean and disinfect the house to air out between guests. B. Wipe down all hard surfaces C. Place all white towels in the hampers in each room. Please do not strip the beds. The cleaning people will take care of that. D. Rinse all dirty dishes and load dishwasher. E. Wash, dry all pots and pans and leave on countertop F. Clean stove top F. place recyclables in the blue bin. Dirty trash goes in the black bins on the other side of the garage. G. Lock all first-floor doors. leave key inside the plastic owl in the foyer. H. Call/text me after you lock the door and before you leave the property House Maintenance Protocol: 1. Please call me immediately if something breaks or appears not to be working properly during your stay. I always respond within 30 minutes. If you do not hear from me, it means I did not get your message. Please try again. 2. HVAC is controlled by a nest thermostat on the second floor. It is on a program w temperature settings. LA rarely needs air condition and this house is designed to maximize air flow. PLEASE CLOSE ALL DOORS AND WINDOWS PRIOR TO TURNING ON THE HVAC. 3. The gardener comes on Wednesdays. 4. The Pool guy comes on Friday mornings, usually around 7:30 am. 5. Trash day is on Thursday morning. Trash has to be out by Wednesday night. 6. We recycle! Dirty trash goes in the garbage can in the kitchen. There are two recycle containers under the bar sink on the island between the kitchen and dining room. Please put bottles, cans, plastic and clean paper in those containers or in the blue container outside the front door. Trash day is on Thursdays. The gardener will put out the trash on Wednesday night. Put recycles in the blue bin. 7. The jacuzzi is controlled by the grey controls on the fence next to the jacuzzi. The jacuzzi will run for two hours before automatically turning off. It takes about 20 minutes for the jacuzzi to heat up. Guest access You have access to the entire house except those aeas marked private (the alcohol on the bar is not included in the rental. The area on the second floor beyond the "zebra wall" is private), or closed with zip ties One parking space comes with this rental. There is plenty of free 24/7 urestricted parking on huxley, Griffith Park Blvd, and Lambeth Other things to note GUEST RULES: Please make sure you read all the information and house rules about my listing, including: 1. According to the Los Angeles short-term rental ordinance, “no parties of any kind are allowed.” 2. No one, other than registered guests, are allowed on the property without my written pre-approval. 3. Quiet hours are from 10:00 pm until 7:00 am. Quiet hours means no outside music and no loud outside conversation. The large glass doors leading to the back door should be closed. Please refrain from using the gazebo area after 10:00 pm. Our neighbor's bedroom is on the other side of the wall next to the gazebo area. No use of the jacuzzi after 11:00 pm. 4. Leave your shoes in the foyer on the two provided shoe racks 5. We are in a fire zone and none of us have recovered from the recent devastating fires that have destroyed parts of our city. No smoking of any kind past the front door. This includes the guest house, the decks, pool, and jacuzzi. There is a small table and two chairs with an ashtray in front of the house for smoking. 6. There are beach towels for the pool area. White bath towels are to be used in the rooms and bathrooms. Do not use white towels in the pool area. 7. Glassware is not allowed in the pool area at any time. There is plasticware on the top shelf of the breakfast bar in the dining room. 8. Please wipe down stove top after each use and please use splatter covers inside the microwave oven. 9. Please follow all the recycling instructions at the house. • Place “dirty trash in the trash can in the kitchen • Clean paper, plastic, and glass goes in the recycle containers under the bar sink in the kitchen. Please spray down the showers with "Daily shower" spray located in each bathroom. Pets: One dog is allowed (for a fee). No other pets are allowed. The fee for dogs is $10.00 per night. Dogs are not allowed on the furniture, including the Beds. Dogs must be walked off the property. Dogs are not allowed to use the bathroom on the property. Dogs must be accompanied by owner at all times. Owners are responsible for any breakage caused by pet. After all that, the most important house rule is to please enjoy yourself.
