Guesthouse on Wooded Rural Acreage

One-bedroom guesthouse on our forested rural property. Ideal for a single person or couple looking for a casual and cozy retreat. The guesthouse has a full-size kitchen, living room, queen bedroom with attached bath, enclosed laundry porch, WiFi, and large screen TV (firestick media). A private back deck with a fenced in area. Guests have access to the walking paths, visiting with the horses, and the gazebo hot tub, and outdoor kitchen. The space Pets: If you are brining your pet please be sure to select it during your pricing search under the '# of guests dropdown'. Airbnb has moved this feature (we do charge a single flat fee of $25 for up to two dogs per stay) - it's okay if you miss or can't find it - please just let us know and we'll send you the fee request separately after booking. The guesthouse features: A queen bedroom with closet, dresser, and wall shelves with attached bathroom; tub, shower, and stocked essentials (shampoo, bath gel, soap, towels) A full-size kitchen with stove, fridge, microwave, Keurig, and misc small appliances. Large round dining table that doubles as a great work space. Front entrance to guesthouse is through the private enclosed porch & laundry room. Seasonal Notes: Summer Months: The guesthouse does not have air conditioning. Fans are provided along with tips for maximizing evening breezes during warmer months. Winter Months: The guesthouse has a propane fireplace for heat. The months of Jan through March can bring snow and freezing temperatures. We live in an area that can get snow a few times over the winter. Freezing temps are more common and can impact the availability of the outdoor amenities and walking trails on the property. Guest access Guest parking area with driveway front door access for loading and unloading. Hosts live on-site (in separate home). Guests are welcome to walk the property and make use of most areas - an orientation/tour is required to make use of things like the outdoor kitchen/bbq and hot tub (hot tub may not be operational during periods of freezing temps). Other things to note Please be sure to read the ***Additional Property Rules*** prior to booking to ensure you have a relaxing and successful stay. Here are some of the important rules that may impact your decision to book with us: 1. No visitors are allowed - there might be very few exceptions but please make sure you discuss this with us prior to booking if it might affect your stay. 2. Please keep in mind that the guesthouse is really not set up for separate sleeping accommodations. The bathroom is connected to the bedroom (see floor plan in photos) and the bed is a Queen. (if you need two separate sleeping areas please reconsider booking with us we ask that the couch is not used as a sleeping area. 3. Septic system: we are on an older septic system and it's critical that you do not flush anything other than toilet paper and also ensure that no grease or food stuffs go down the kitchen drain. 4. Lastly, if you are traveling with your dog(s) please know that they 'must' be on leash 100% of the time that they are outside of the guesthouse (except in the private fenced back deck/patio area) we ask that your pet be both animal and human friendly and please plan to take your pet with you if you are going to leave the property for extended periods of time - or bring their crate.
