Ample parking is available in the circular driveway, with space for multiple vehicles. Access is through the front door using a keyless smart lock. A unique entry code will be provided 24 hours before your arrival. Please keep noise levels to a minimum and respect their privacy. We have these rules in place to maintain the highest quality stay for our guests. Thank you for your understanding. ** Please note, the lead booker of all reservations must be at least 25 years of age. A valid government issued ID will be required. We appreciate your understanding and cooperation ** 1. No shoes in the house. Please leave all shoes by the door. 2. Check-in time is 4pm. Check-out time is 10am. 3. No Pets 4. No smoking or use of fire permitted in the house or on any area of the back patio, pool, hot tub or tennis court at any time. Guest acknowledges that no “smoking” includes cigarettes, the use of vape pens and marijuana and “use of fire” includes the lighting of candles, incense or sage. There will be a $1,000 charge if this rule is not followed. 5. No parties, events, birthdays, bachelor or bachelorette stays allowed without prior written agreement (addition terms and conditions apply). 6. There can not be any more than the allowed number of guests in or on the property at any one time. A violation could lead to the immediate removal of all guests without a refund. 7. No extra / overnight guests 8. Quiet hours are from 9p - 6a. Please respect our neighbors. No playing music or excessively loud conversation after 9pm. 9. Please abide by all posted rules and safety precautions regarding the use of the pool and hot tub. It is essential to adhere to these guidelines for the safety and enjoyment of all occupants. Please note that by using the pool and/or hot tub, guests assume all personal risk and liability. 10. Pool & hot tub availability limited to summer season (May~Sept), and may not be available due to unexpected servicing. 11. Only single-ply toilet tissue and flushable wipes are to be used to ensure no disruption to our septic system 12. Please do not rearrange the furniture 13. Please do not unplug any of the electronics 14. For your security and protection the property is equipped with exterior cameras 15. Excessively dirty units will incur an additional cleaning fee and will be evidenced with photos. 16. If not following any of our rules forces us to refund or discount an upcoming guest you will be liable for the costs. All laundry is professionally laundered offsite. ★ NO SMOKING ON THE PROPERTY ★ Please refrain from smoking anywhere on the property! Any smoking evidence will result in a $1,000 fee for odor removal and furniture cleaning. ★ NO PARTIES/EVENTS ★ We will ask you to leave if you host an event, a large gathering of people, or a party without explicit permission beforehand. We kindly ask you to treat our home as your own to preserve its pristine condition for future guests and your return visits. ★ NOISE AND SMOKE MONITORS ★ There is a decibel monitor (Minut) actively monitoring noise levels. It does not record conversations, simply sound decibel levels, and will send you an automated alert if noise is detected above a certain threshold for an extended period of time. This system also monitors cigarette/cigar/marijuana smoke, as our property has a STRICT no smoking policy. Thank you very much for your understanding. ★ Interaction with guests ★ We will be accessible to our guests 24/7 via the Airbnb app or by phone. Expect a quick and prompt response. We give our guests space but are available for every inquiry. ADDITIONAL HOUSE RULES & AGREEMENTS • Condition of Property Guests shall keep the property and all furnishings in good order. Household inventory and appliances shall be used conventionally and respectfully. Guests shall maintain a respectable level of cleanliness and tidiness in the home. • Release of Liability This home is privately owned; the owners are not responsible for any accidents, injuries or illness that occur while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest.
