By booking and staying at the property, you agree that the host/owner is not liable for any injuries, accidents, or losses arising from use of the property or its amenities. Guests are responsible for supervising children and ensuring safe use at all times. Other things to note GUEST & TRANSIENT OCCUPANCY AGREEMENT Check-in 4:00 PM, ID required before check-in Checkout 10:00 AM IMPORTANT: This is a private home. Please treat the property, furnishings, grounds, and neighborhood with care and respect. All members of the Guest’s group are bound by this Agreement. 1. Nature of Stay and Occupancy Guest acknowledges that the Property is provided solely for temporary, transient lodging for the reservation period stated above. Guest represents that the Property is not Guest’s permanent residence and that Guest maintains a permanent primary residence elsewhere. The parties intend an owner/guest relationship, not a landlord/tenant relationship. Guest agrees to vacate and return possession of the Property no later than the authorized checkout date and time. • Only the approved number of registered guests may enter or occupy the Property unless Owner gives prior written permission. • No additional visitors, overnight guests, parties, events, receptions, celebrations, meetings, or gatherings involving unregistered persons are permitted without Owner’s prior written authorization and any applicable event fee. • Government-issued identification for the primary Guest must be provided before check-in. Access codes are provided on check-in day and activated at the authorized check-in time. 2. Property Care and Furnishings Arrival and departure inspections will be performed before and after each stay. Guest agrees to exercise reasonable care and to leave the Property in substantially the same condition in which it was received, ordinary use excepted. • Do not move or rearrange furniture. All furniture must remain in its original location. • Do not unplug, disable, move, cover, or tamper with installed devices, security equipment, routers, sensors, locks, or other property systems. • Owner vehicles, golf carts, utility vehicles, tools, and personal equipment are not included in the rental and may not be used, entered, operated, or moved. • Guest should promptly report any pre-existing damage or missing item, preferably with photographs. • Guest is responsible for damage, missing property, extraordinary cleaning, repair or replacement costs, and other actual losses caused by Guest or members of Guest’s group, subject to applicable law and booking-platform rules. 3. Prohibited Conduct • No pets. • No indoor smoking or vaping. • No fireworks, illegal drug activity, or open flames/burning inside the house. • No parties or events unless expressly authorized in writing by Owner. • No conduct that creates a nuisance, causes repeated neighbor complaints, or requires police intervention. A material violation may result in termination of the stay and removal from the Property, subject to applicable law and booking-platform procedures. Any stated violation fee is separate from, and does not limit, responsibility for actual damage, extraordinary cleaning, repairs, replacement costs, fines, or other recoverable losses. 4. Quiet Hours and Neighborhood Quiet hours are 10:00 PM to 7:00 AM. Please respect the surrounding community and keep outdoor and indoor noise at a reasonable level. • First substantiated quiet-hours complaint: $50 violation fee. • Second substantiated quiet-hours complaint: $500 violation fee and possible termination of the stay, subject to applicable law and platform procedures. 5. Safety, Children, and Outdoor Areas There is a body of water near the driveway that is not part of the Property. It is not an amenity and should not be accessed. Children and infants must be actively supervised by a responsible parent or guardian at all times. • Use the BBQ grill only outdoors and at a safe distance from the house and combustible materials. • Only one grill may be used per visit unless Owner gives prior approval. An additional $50 charge may apply for each additional grill. • Guest is responsible for the safe and lawful conduct of all persons in Guest’s group. 6. Owner Access, Maintenance, and Malfunctions Owner or Owner’s representative may access the Property when reasonably necessary for urgent repairs, maintenance, safety concerns, or other lawful purposes. Guest should promptly report malfunctions. Owner will make reasonable efforts to repair or replace affected appliances, arcade systems, televisions, electronics, or other amenities, but uninterrupted operation cannot be guaranteed. Any refund or adjustment will be governed by applicable law and the official reservation or booking-platform terms. 7. Housekeeping, Supplies, and Trash • No shoes inside the house. • Clean the kitchen after use. • Lock and secure doors and windows whenever leaving the Property. • Bag all trash and place it inside the designated trash receptacles by the side entrance. Do not leave trash bags outside. • Starter/complimentary supplies are provided as a courtesy. Guests are responsible for additional supplies needed during the stay. 8. Checkout Requirements Checkout is by 10:00 AM unless Owner has approved a different time in writing. An unauthorized late checkout may incur a $200 charge. • Confirm that the stove, oven, and grill burners are turned off. • Remove personal belongings and all perishable food from refrigerators and storage areas. • Place used dishes and utensils in the dishwasher and run it; leave cookware and kitchenware clean or being cleaned. • Place used towels in the laundry basket in the laundry room. • Return remotes and movable household items to their original locations. • Bag and dispose of all trash in the designated receptacles. • Close and lock all doors and windows before departure. If the Property is left exceptionally dirty—including excessive trash, perishable food left behind, dirty dishes, or furniture requiring substantial repositioning—an extraordinary cleaning charge of up to $250 may apply, in addition to documented damage or other recoverable costs. 9. Liability and Indemnification Guest accepts the ordinary risks associated with use and occupancy of a private residence and is responsible for the conduct of Guest’s group. To the fullest extent permitted by applicable law, Guest agrees to indemnify and hold Owner harmless from claims, costs, or liabilities arising from Guest’s or Guest’s group’s negligent, unlawful, or unauthorized acts or failure to follow this Agreement. Nothing in this Agreement is intended to waive or limit any right or liability that cannot lawfully be waived or limited. 10. Violations, Damages, and Enforcement If Guest, Guest’s visitors, or any member of the group materially violates this Agreement—including occupancy, visitor, event, safety, or conduct restrictions—Owner may exercise remedies available under applicable law and the booking-platform rules. Guest remains responsible for amounts lawfully due for damage, loss, extraordinary cleaning, fines attributable to the stay, and other recoverable costs. Any attorney-fee recovery will be limited to amounts recoverable under applicable law or a valid contractual provision. 11. Cancellations and Reservation Terms Cancellation, refund, payment, deposit, and other reservation-specific terms are governed by the official reservation and applicable booking-platform policies unless a separate written agreement signed by both parties states otherwise. 12. Guest Acknowledgment By signing below, Guest acknowledges that Guest has read, understands, and agrees to this Agreement; has had an opportunity to ask questions; and accepts responsibility for communicating these rules to every member of Guest’s group.
