Your holiday accommodation is a modern, stylish newly decorated single-floor self-contained annexe attached to the rear of the owners farmhouse and adjacent to the owners private livery stables, overlooking open countryside, horse paddocks, ménage, and ancient orchards. Access your accommodation to the rear of the farmhouse via the farmyard where there is dedicated parking, steps leading to your own dog-friendly enclosed garden area and enter through French doors directly into the modern open-plan space - lounge area, dining area and kitchen area. Kitchen area - modern fitted kitchen complete with double fan oven with grill, extractor fan, sink and drainer, washing machine, dishwasher, tall (50/50) fridge freezer, ample storage space, kettle, toaster, microwave, and fully stocked with plates, cups, cutlery, crockery, baking/roasting trays, saucepans, frying pans…in fact everything you need! Dining area - Bar table and stools. Lounge area - comfy sofa with plump cushions, large smart TV on a unit with books and games, stylish uplighter, enjoy the glorious views across orchards and countryside. Please note: Due to deep/high riser steps leading up from the parking area to the entrance and garden, this accommodation may not be suitable for those with limited mobility. Due to the accommodations close proximity to the owners livery stables you may see livery clients arriving/departing and see horses being exercised in the ménage. There is FFTP internet and wifi in the property. In the immediate area, expore the many footpaths that meander around open fields and orchards. The property is on a National Cycle Route and only a few miles from Sandwich Bay which boasts miles of sand/shingle beach and is part of the King Charles Ill England Coast Path. Guest access Full use of a beautiful modern newly decorated single-floor self-contained one bedroom Annexe with its own lounge/kitchen/diner, bathroom (bath and shower) and dog-friendly enclosed garden. The Annexe is attached to the rear of the owners farmhouse. Other things to note - Only two adults guests are permitted in the accommodation. - Check-in is between 3pm - 8pm. A later check-in is by arrangement with your Host well in advance. This is to ensure your Host is available if you require further directions or help you to access your accommodation, and to prevent any disruption to neighbours. - This accommodation, garden, grounds, parking area, farmyard are strictly non- smoking. If smoking is detected guests will be asked to leave immediately and an additional cleaning charge claimed. - Dogs allowed at an additional cost. Dogs must be kept on a lead walking to/from the parking area. Guests are responsible for cleaning up after their dogs. - No cats! - The guest making the booking must be the guest who is staying. There are strictly no additional guests allowed to stay overnight (9pm - 8am), and no substituting guests on the booking. - The stables/paddocks are not to be accessed by guests. Treating/patting/ feeding horses is prohibited for your own and the horses safety. (If you would like to visit the horses, please contact the property owner who will arrange to facilitate this for you). - The car park area and property is on a working farm where there may be tractors, machinery, and horses. For your own safety do not wander around the farmyard, enter any farm buildings or climb on or touch any machinery.
